This means that when any new property is placed with us there is already a database of people who may have registered interest in just your type of property.

     If you opt for our Full Management Service we not only find you a tenant but we administer the let for you, which means that amongst other things, we collect the rent and manage any administration and repairs that may be necessary. This should mean that you enjoy a hassle free let.

     We also offer a Letting Service and a Tenant Introduction Service. MECS Lettings are part of 2 regulated organisations, since November 2012 we have joined the Midland Landlord Accreditation Scheme (MLAS) and we are also now a member of United Kingdom Association of Letting Agents (UKALA). Being a members of these bodies, will give yourself as a landlord confidence in MECS Lettings, and will allow you to trust the work that we will do will always have the landlords interest at heart.     Viewings
    To ensure you have all the information and help that you need when searching for your new home it is our policy to accompany you to view properties. Viewings are by appointment, daily Monday to Friday (10am - 7pm) and Saturday mornings (10am - 2pm). We will cater for all of our customers, and will be happy to arrange a viewing outside of these times if given enough notice.

    On choosing a property Congratulations you've found your new home! Now your next step is to complete a tenant registration form and secure the property with the administration fee. With your completed form we will obtain a number of references about your renting and employment history, from this we will decide whether you will be a suitable tenant for the property.

    Tenancy agreement
    The assured short hold tenancy agreement (AST) has to be signed by all occupiers of the property that are over 18 years old and the landlord or agent. The AST forms the legal basis for the terms and conditions of the let so please take time to read it carefully and understand it. Feel free to contact us with any questions that you may have.

    Inventory
    An inventory is required for every property, it is a detailed description of the condition and contents of the property. A copy will be held either with the landlord or in the Mecs Lettings office; a further copy will be supplied to the tenants. At the end of the rental period we will use the inventory to cross reference the property and its contents against its present condition.

    Rent and Deposit
    A payment of one month's rent is payable in advance and a similar amount is required as a deposit, also payable in advance. This deposit will be repaid at the end of the letting period, less any deductions for breakages or damages that are found during the inventory check-out.

    Fees
    Our administration fee is £295.00 per property including a maximum of 1 person, then a further £100.00 per person thereafter. Students will be charged £75.00 per person plus guarantor fees.

    Completion

Providing  realistic sales and rental valuations, realistic fees, realistic matching of clients to properties with professional and caring guidance. They are a young enthusiastic team with boundless energy to make your experience as seamless and problem free as possible.

      Sami Mubarak BSc, PgDip - Managing director
      Sami has a long history and experience of lettings and sales. His career began as far back as deciding his university degree - BSc Construction and property management. He had a clear vision of what he wanted to achieve, a local agent, with local knowledge who cares.

      Whilst studying he worked part time for a local lettings agent, further developing his knowledge and putting into practice his acquired management skills. On graduation he then became a full time negotiator working for the same letting agents. Quickly he began to realise that there was a gap in the market, focusing on his local knowledge in 2009, at 23, he opened MECS lettings from his family home.

       By January 2012 he had opened his first office in Harborne where he continued to grow and expand, employing 2 further members of staff. In October 2013 he relocated to the present offices in Lonsdale Road, Harborne, still retaining his roots.

       Sami's vision of MECS being right in the heart of his home town continues to develop and expand with sales now being an integral and fast growing part of this inspiring young man's business plan.
