    Demand for rental property continues to remain high in all the areas we cover, from Ash Vale to Farnborough and Fleet to Hook.

    We are seeing an increasing number of tenants moving within the private rented sector either because they need more space or because they have been relocated by their employment. This, coupled with demand from new tenants renting for the first time is keeping the rental market in our area very buoyant indeed. Whilst investment landlords may not be getting quite as high returns as they did a couple of years ago, the appeal of the Buy to Let market shows no sign of slowing down.

    The number of people who are becoming landlords that previously would not have considered this option in the past is also on the increase. For example young couples setting up home together for the first time who each own a property, are being tempted into keeping both properties and letting one of them out to keep as an investment. Another recent trend is for the families of elderly relatives who have gone into residential care to let out the vacant property creating an income that can be used to part fund the cost of the residential care.

    Michael Clarke (MARLA) Lettings Director
    Michael first started in estate agency in 1987 as a trainee sales negotiator for a small independent estate agent in Camberley and continued in sales locally until 1995 when he moved across into residential lettings for a large corporate agency. 

    Working in lettings since 1995 Michael knows the business inside out, his knowledge of the local area also being extensive, having lived in Sandhurst with wife and two children for many years and worked across the area in Fleet, Camberley, Basingstoke, Bracknell and Yateley. 

    As Director of lettings for Mackenzie Smith Michael can combine his experience with the comprehensive marketing provided by Mackenzie Smith to give a tailor made service for landlords and tenants and, with his in depth knowledge of the local area, provide excellent advice to investment landlords on which areas attract the best tenants and can also advise tenants on which areas would suit them best.

    Jayne Johnson, Senior Lettings Consultant
    Jayne joined Mackenzie Smith in 2013 senior lettings negotiator, having previously worked in the Guildford area, and has shown passion and skill in lettings. At 19 Jayne started working in the lettings industry for two corporate companies, subsequently studying TV and Film production at Kingston then returning to lettings in Guildford. 

    Having lived in Surrey most of her life Jayne has extensive knowledge across the local area including Farnborough, Fleet, Ash and Guildford and is full of enthusiasm. 

    Jayne enjoys keeping fit in her spare time as well as spending time with friends and for a hobby Jayne prefers photography, especially taking pictures of the surrounding countryside and the coast of Dorset when she visits her family.

      Fleet offers a high concentration of property stock in the middle to upper end, which traditionally tends to come to the marketplace in bigger numbers at this time of year, this would certainly be welcomed from a buyer (and estate agent) perspective with limited stock levels and strong demand still very much the pattern, as it has been for some time now.

      We have seen good buyer activity in the form of registrations, viewing and sales levels, this has come from a selective buying audience who are happy to pay the correct price for a property, but won't be tempted by an overly inflated asking price. 

      I believe the pattern that we will see for the short to medium term will be a good stable marketplace with a better balance of stock and demand resulting in gradual price rises.

      An Agent's job is to recognise market conditions and have the vision to react accordingly; in a price sensitive market the key is accurate pricing based on fact and knowledge, not a finger in the air and hope for the best.
