    What the country needs more than anything, is stability. A stable property market is the only thing which will help consumer confidence, thereby encouraging more movement of property locally as well as nationally.

    In a fiercely rising market, potential sellers just hold off from selling. This makes perfect sense; if prices are rising by 1.6% per month as they did in the first half of 2014, why not just wait and get more for your home later? Likewise, if prices start to fall, everyone puts their property on the market at the same time, thereby exacerbating the situation and artificially affecting pricing even further, as over-supply leads to larger than expected falls. This is exactly what happened in the second half of 2014.

    So now, due to stamp duty changes, and record low inflation there is a window of opportunity for sellers which we haven't seen for many years. We also have more motivated buyers than at any time in the last 12 months.

    The message to all buyers and sellers is therefore very clear; make the most of favourable market conditions and make your move in early 2015. As a seller, stable house prices mean that you can be confident in the value of your home.

    For buyers, you should aim to have secured a property by the end of the second quarter in 2015.

    Now is the time to make the most of this market. It might not last for long!

    What brings Buyers to Hook?

    The majority of buyers moving into Hook are young families and commuters. Hook provides excellent commuter links via its mainline train station that serves London Waterloo in just under an hour, along with the M3 and M4 motorways which are very easily accessible. With the London prices ever increasing and congestion there a constant issue, I have been experiencing an influx of London clients moving to Hook where they have been able to commute in and out of the city without really adding much to their existing journey times.

    In addition, many buyers choose Hook for the local schooling which is superb. Hook infants and primary school is very popular and is a short walk from where ever you live in the Village. Roberts May's senior school which serves Hook, benefits from excellent Ofsted results and is also a major decision factor for those choosing to live in Hook.

    The current marketplace in Hook and the surrounding area is experiencing high levels in demand but has for considerable time been short on supply. The upshot of this is that it has created a very strong position from which to sell from. Clients have been confident that I have been able to achieve the best price possible whilst taking our pick of the best buyers. The majority of Hook was built in the late eighties and early nineties so the village is greatly populated by modern houses within estates which have always been in demand but in particular the North side of the village has always been the preferred side of Hook. From here the village is easy to walk to and the open countryside to Rotherwick and beyond are also very close by.

    Having grown up in Hook myself since the early nineties, it's great to be selling houses in the area that I know and love so well. It's also been fantastic to see how the village has evolved over the years but the same core reasons why people live in Hook have not changed at all. It's fair to say that I have seen the village experience some development in that time, but the general feel of the village is much the same.

    Simon Dredge, Branch Manager

    Simon Dredge joined Mackenzie Smith in 2007 following a successful Product Marketing career. Despite the fact that he had studied hard to gain a Marketing Degree and was happy within the Marketing arena, Simon was keen to change career path and find a new challenge.

    As he had an interest in property and enjoyed meeting new people, a move to estate agency was the obvious choice. Simon plunged himself into Estate Agency and had a very enthusiastic appetite to learn very quickly. That enthusiasm still sticks with him today as he finds working for Mackenzie Smith brings great challenges and a real sense of achievement. 

    "I love being an estate agent in Hook as I grew up here and attended the local schools so I know the area extremely well. It's great to have a real understanding of the Hook community and how the Village has evolved over the last 20 years".

    Outside of work I Simon is passionate about two things; Alpine skiing and Mountain biking. "I like to push myself in both sports and am always looking for the next bigger and better challenge!"

    Francis Williams, Senior Client Manager
    Born in Farnborough and having starting his estate agency career in Camberley in 1977 Francis brings a wealth of local experience to Hook office. 

    He and wife Angela have moved a dozen times since they married so he understands the personal stress that vendors and purchasers face. He aims to alleviate this by combining personal service and old-fashioned estate agency values with modern technology to provide a positive estate agency experience. 

    When not working Francis enjoys cooking for friends and family and makes an enviable seafood stew. Hobbies include; table tennis and walking through the houses, coast and countryside of the National Trust especially if a pub lunch can be included.
