Tenants Fees

    A holding deposit stops the property from being viewed by other applicants (however the property may still remain advertised but it will show as let agreed). By paying the fee, it allows us to start your referencing and the admin to prepare the tenancy.

    • A fee of £210.00 (inclusive of VAT) will be required if the property is for one person.
    • A fee of £330.00 (inclusive of VAT) will be required if the property is for two or more people.

    The breakdown of this fee is listed below;
    • Referencing Fee - £90.00 (inclusive of VAT) per applicant
    (Includes previous landlord reference, employment/accountant/bank reference and credit check)
    • Administration Fee - £30.00 (inclusive of VAT) per applicant
    • Tenancy Agreement - £90.00 (inclusive of VAT)

    • First month's rent
    • Security Deposit (usually whatever the first month's rent is plus £100.00)

    Zoe Thomas - Director

    Zoe attended school locally in Penzance and carried on with my education at Penwith College studying Business, Zoe began working at Marshalls Estate Agents in 1999 whilst continuing my business studies.

    Driven for success she moved out of the county and began working for a large letting agent, starting at the bottom and working her way up to management level with additional responsibilities of opening new start offices in the surrounding areas.

    With family still based in Penzance Zoe decided to return home and was given the opportunity to open the Property Management department of Marshalls, the office has gone from strength to strength and is still continuing to grow.

    Here at Marshalls we pride ourselves on providing a friendly, approachable service whilst maintaining professionalism and using a proactive approach. Nothing is out of the ordinary and we will go the extra mile to ensure your property is in safe hands.

    Adam Toy - Negotiator

    Having been bought up and educated in Cornwall you realise what a truly wonderful place it is, after being Educated at Helston Community College and then Truro College Adam moved to Tresco in the Isles of Scilly, one of the finer parts of the British isles, for a number of years gathering priceless customer service experience.

    Adam has worked in the lettings industry for 5 years and joined Marshalls in May 2016 having previously worked for an agent in St Ives, Falmouth and Penzance gathering valuable experience of the varying fast paced lettings markets. Adam is currently involved in the very successful local football team of Mousehole FC.

    Adam is considered a friendly, reliable and approachable person, relishing the day to day events in the lettings industry and is enthusiastic about pushing Marshalls to the top of the lettings market.

    Beverley Moore - Property Manager

    From a local Cornish family in the Village of Pendeen and schooled at Cape Cornwall, Beverley secured a temporary job in the local bakery before looking to further herself by joining the HM Forces as a Military Police Officer serving in York and Germany. Over the next 10 years she lived in numerous locations with her family where she realised a growing interest in property management having first hand experience with their property managers and maintaining the high standards required for military accommodation.

    Upon her return to Cornwall in 2001 she joined a large local letting agent in Penzance and began transferring her skills and knowledge across to the industry whilst attending all aspects such as viewings, accounts and dealing with preparation of legal documents.

    Beverley joined Marshalls in August 2015 and has never looked back, enjoying every minute of this thriving independent company.

    Frances Corin - Administration

     Frances has lived in Cornwall the majority her my life having attended Gulval Primary School, followed by Humphry Davy Secondary and then Penwith College. Throughout her teenage years Frances worked on St Michaels Mount, Marazion where she gained experience of dealing with the general public.

    Frances's first taste of the property industry was in a large and successful local Letting and Estate Agent based in Penzance, hereby gaining knowledge of the letting industry, before moving to Wiltshire. Upon her return to Penzance, she worked for a large local prestigious estate which had a portfolio of businesses including tourism, building and property management. Frances's role here began as receptionist, before moving across to the accounts department.

    After a brief spell out of work to start a family, she returned to her first employers gaining more valuable experience of the lettings industry integrating with tenants and landlords.

    Frances joined Marshalls Property Management in April 2016 as Lettings Administrator and thoroughly enjoys being part of a thriving professional team.

    Alice Coyte - Negotiator

    Originally from Boston, Lincolnshire Alice attended Boston High School and 6th form studying History, Government & Politics and English Economics.

    Alice's lettings career began 4 Years ago when she began employment in a large corporate lettings and estate agents, where she began as an apprentice and grew into a lettings coordinator role. Alice relocated to Cornwall and furthered her career by starting at Marshalls transferring new skills learnt as a lettings Coordinator and assisted in growing the company to what it is today.

    Having now been at Marshalls for over 2 and a half years, which has in Alice's words been a truly amazing experience and such a wonderful part of her life watching the company and indeed seeing herself grow just as fast in this short space of time.
