    Step 3. Sale Negotiation

    We provide feedback on every viewing and ensure you're fully involved in the sales process.

    All offers we receive on your property will be discussed personally with you and confirmed in writing. Negotiations, on your behalf, will be handled by our experienced and skilled team.

    We will advise you on the quality of an offer, verifying chain details and financial arrangements of the potential buyer.

     Upon an offer being accepted we will instruct relevant solicitors/conveyancers to start the legal process straight away.

    Step 4. Sale Progression

    After an offer has been accepted the progress of the sale is carefully tracked. Whilst "under offer" unfortunately the sale is not legally binding for either the seller or buyer and we therefore work hard on your behalf to help the progress of the sale through to an "exchange of contracts" as smoothly and quickly as possible. We liaise, not only with you and the buyer, but the relevant solicitors, financial advisers and other parties involved in the chain.

    Your solicitor will send out a draft contract to the purchaser's solicitor who in turn carries out preliminary enquiries. They will also organise all the supporting paperwork such as title deeds, fixtures and fittings list, seller's questionnaire, planning consent, guarantees, copy of building regulations and other relevant documentation.

    Step 5. Exchange & Completion

    When the legal and financial documents are in place for your sale and for any other transaction within the chain, a legal "exchange of contracts" can take place and a completion (moving) date set.

    For completion date we will liaise with buyers, sellers and solicitors and arrange the handing over of the keys where required.
