We get this message in our regular seminars that we run throughout the year. We are also really keen on training the team as Landlord and Tenant law is very complicated and so easy to fall into innocent traps. So it is of paramount importance that our team are well informed and have an excellent grounding to make sure that we are giving the correct information to out Landlords.

    Our aim this year is to have a majority of the team qualified with Association of Lettings Agents Technical Award an external exam which is run by ARLA (Association of Residential Letting Agents) and gives the team a fabulous insight to what it means to manage property which is so much more than finding the right tenant. By the end of this year we will have completed our long term project to have the majority of the team qualified.     · As a member of both ALRA and the Property Ombudsman we work to a strict code of practice and have a set frame work in which we must and want to operate on your behalf.

    · You will be matched with properties that suit your specific needs and not waste your time showing you homes that do not match the criteria you give us.

    · We will deal with any queries you have in a prompt and courteous manner and keep you informed of on-going issues.

    · We will provide you with a Tenancy Agreement that protects your rights and is produced in a straight forward language that is clear to understand.

    · We will provide you with a concise guide to the charges that you may incur during your tenancy.

    · We will provide you with your own Letting and Management Team - the same team will help you with any queries you may have throughout your tenancy.

    · We will provide you with a home that has been assessed for risks and energy consumption. We want you to enjoy your new home and live in a safe environment.

    · If we manage the property you will be provided with a 24 hour emergency help line - we take emergencies seriously.

    · We will ensure that any repairs carried out on your home are carried out by a competent tradesman who has been fully referenced by us.

    · We will always give you 24 hours' notice of anyone needing to enter your home to carry out repairs.

    · If we hold your deposit it will be protected by the Tenancy Deposit Scheme.

    · We operate a 5 day perfect checkout deposit refund - if your property is left as per your Tenancy Agreement.

    When we started the business in 2005 our vision was to provide a high quality, reliable, expert residential property lettings management service, distinguishing ourselves from the competition by being totally customer focused. Our success combined with feedback from landlords and tenants indicates we continue to achieve this goal. The only way we achieve this is by the team we have so here is a little about them.

    Maxine Lester MARLA - Director
    Before starting Maxine Lester's in 2005 I had quite a varied career within insurance, (where I was one of 150 female brokers at Lloyds of London a very uncommon breed at the time) recruitment and latterly marketing with a video entertainment company in Peterborough, looking after 6000 customers throughout the UK and Germany. During this time I began to build my portfolio of properties with my husband and was usually frustrated on how badly properties were looked after and the lack of communication so I realised that there was a better way that properties could be managed. Redundancy freed me to do what I had always wanted to. Work for myself and have a company that stood up to the values promise. We have seen consistent growth since we opened our doors which I can only be put down to the knowable team we have, which now number 11 - it has been wonderful to be in a position able to help the team develop skills and achieve qualifications with the Lettings industry . My main role is within marketing and looking for new innovative ways to help our customers to obtain the best yield for their investments

    Mathew Lester Operations Director 
    I joined the business in 2012 to add capacity and ensure we continue to grow through recommendation and customer retention. My role is to ensure we deliver great services to our landlords and tenants through our property management and finance team. I also do the back room 'bogs and boilers' stuff like facilities and supplier management. Previously I spent 10 years as Operations Director for leading disability charity the Papworth Trust, where I was responsible for service delivery for all work and learning activities delivered by over 200 staff across the Eastern region. I also created and expanded Papworth Trusts profile with Government in order to support the charity's campaign work, making significant progress at a National level in key policy areas, particularly welfare and unemployment. I retain my drive to support those at the margins of our society and remain active in this area, chairing a national forum on disability employment and being involved in a number of other relevant groups. Prior to my time at Papworth I was Managing Director of a national facilities services contractor to the health and education sectors, where I worked for 12 years.

    Tania Fullalove -Contracts Manager MARLA 
    To be honest I do not know where the last two years have gone. I feel I have achieved so much it's difficult to know where to start. My main role is working within the Lettings side of the business working closely with my colleagues Amy, Lisa and Sarah to ensure that we provide the best service that we possibly can for both our client landlords and applicants looking for a home. One of my main roles is to review our marketing on a daily basis and feel this is one of the reasons that we achieve the highest results on Rightmove for our client landlords. Before joining Maxine Lester's I had worked in retail for five years which taught me a great deal about dealing with the public. My degree in Psychology & Criminology taught me how some people think! One of the reasons that I was interested in joining the company is that they actively encourage academic study of the Lettings business and I have passed my exams for the Association of Residential Lettings Technical Award.

    Amy Robinson - Lettings Negotiator
    I have now been with the team a year , previous to this I studied Beauty Therapy & Spa Therapy for 3 Years at Cambridge Regional College. My interest in property become more visible when I worked previously at Move With Us, I have been here 6 months now and have already learnt a lot about the business and about myself. We work very closely as a team and every day is different for us although my day consists of speaking with the general public via phone, email and face to face. I am looking forward to improving my knowledge of the lettings industry and I enjoy going out to viewings, I also get involved in the admin work we do in office. By this time next year I hope to be ready for ARLA exams if not already started.

    Lisa - Bargh - Lettings Negotiator
    I am a relatively new member of the team, having come from a property management back ground which I worked in for 3 years, carrying out inventories, check outs and inspections. I knew that the lettings industry was the one for me as I thoroughly enjoyed my role but wanted to explore the other side of lettings so when the opportunity to become a letting negotiator arose within a successful independent company I grabbed it with both hands! My role combines carrying out valuations with prospective new land lords and attending viewings with tenants, one day is never the same as another and I thrive on the fast pace and meeting new people all the time. Matching the right person to the right property is something I care about. When not at work I enjoy spending time with my family and my interest in property doesn't end there having recently undertaken a large conversion to my own property, so I'm now enjoying adding all the finishing touches.I hope to be part of the continued success of Maxine Lester and feel truly lucky to be part of a genuinely friendly award winning team!

    Sarah Whittaker - Lettings Negotiator
    I'm the newest member of the sales team at Maxine Lester and have been here a few months now. My previous lettings role was within a large corporate company where I worked in both St Neots and Peterborough, and I can honestly say I prefer the more personal approach of working for a successful independent lettings office. My role in the sales side involves advising new landlords, marketing the properties and finding the right tenants for them. I like the fast pace of the lettings industry and have a strong interest in the legal aspects of residential lettings.Before working in lettings I spent 6 years in the entertainment industry as a choreographer and fitness instructor working at holiday resorts all over France.

    Hilary Candlin Finance Manager
    I have worked within the accounting environment now for 30 years, and different industries, varying from the building trade to the hotel industry, doing a variety of functions .I stared with Maxine Lester's nearly two years ago, after relocating to St Neots, I thought as I was getting older this maybe a more easier role and not such a fast pace, how wrong can you be! The pressure is on daily, ensuring all our Landlords are paid on time, this is done via daily downloads from our bank and then two day bacs payments to the Landlord, this is after we have ensured the rent is paid by their tenants. Since joining the company my role has grown and I now have been joined by my part time assistant Jessica, who helps me with this part of my role. Together we ensure rents are chased, and Landlord and Contractor are paid in a timely fashion. Happy to report that we pay 98.7% of our Landlord's on time. Maxine Lester's has a busy team, front and back office, we all work well together to ensure Landlord and Tenants have a smooth transmission letting or moving into their properties. This role my not be the easiest role I thought I was getting into but I could not have found a better team of people to work with, I enjoy all aspects of my position , getting up and going to work every day, each day is different with different challenges.

    Jessica Norman Assistant Finance Manager 
    Prior to joining the team at Maxine Lester Residential Lettings, I worked within an Accountancy environment for many years. Prior to this I was a Conveyancer handling Residential Sale, Purchase and Remortgage files. As a result of my career to date I enjoy all aspects of Accounts and Property alike. I assist our Finance Manager, Hilary, by ensuring that our Landlords are paid within the correct timeframe. Thereafter, I chase arrears and am delighted to say that late payers now stand at an average of only 1% of our tenancies. I really enjoy the direct contact with tenants and landlords and am happy that my knowledge of Residential Lettings is expanding with each day. It is a real asset to work within a team who are approachable and knowledgeable. I am presently studying English Literature with Cambridge University as I feel it is very important to pursue academic potential. This degree undoubtedly compliments my working role. I feel very fortunate to be a part of the great team at Maxine Lester Residential Lettings - everyone is hardworking, proactive and friendly

    Lisa Gadsby - Property Manager - Team Leader
    Before I joined the company in April 2013 my career path has been somewhat varied - law, recruitment and medical accounting due to moving around with my husband's employment (including five years abroad) and raising two children. However my passion has always been with property and I was thrilled when the opportunity arose to join an award winning company to fulfil my ambition of working within the property industry. Being a landlord myself (and a tenant at various times), I understand the importance of protecting property as an asset. I started out as a Property Maintenance Inspector visiting around 30 properties a week providing a visual report to landlords. After a few months, I progressed to the role of Property Manager and am now responsible for any issues that arise after tenants have checked into their property. I liaise with tenants, landlords and contractors ensuring all parties are aware of progress being made. I have also recently passed my ARLA Technical Award. I have now been promoted to managing the rest of the Property Management Team and we are working really well together Whilst I have only been working for the company for a short time, I am enjoying my new role and look forward to growing within it and meeting any challenges it may bring!

    I have worked in residential lettings for the last 7 years. During my time at Maxine's I have successfully completed my ARLA exams and for me this is a real personal achievement. I am one of two property managers. I endeavor to make the check-in and checkout process run as smoothly as possible. My main aim is to maintain the properties for the landlord and tenants addressing any works needed to get the most rent possible for the landlord and the property a nice place to live for the tenants.

    Carolyn Mackay - Property Maintenance Inspector
    I am the newest team member at Maxine Lester and have previously had a very long career in the travel industry and was looking for a complete change! I am the property maintenance inspector for the company, this involves carry out inspections of the properties on behalf of the landlords and compiling a report for the landlords. This is done on a regular basis as it keeps the landlords updated on their properties and helps the tenants if they have any issues or would like to change anything about the property inside and out. This gives our landlords the confidence in knowing we are looking after their property for them . I am enjoying the challenge of the role of property maintenance inspector.

    Hazel Green  - Administration Support 
    I started my working life in 1972 by joining the what was then Mid Anglia Constabulary, the training was varied and challenging but team work was very important. After a career break to be at home with my children I became a Classroom Assistant in a primary school and when our children had grown up moved to a new role procuring visas for challenging countries like Russia, China, Belarus & Ukraine. When I joined the Maxine Lester team to provide Administrative Support to the Property Management Team last September it reminded me just how important team work is. At Maxine Lester's everyone is enthusiastic and willing to help and cares equally for Landlords and Tenants alike. I take pride in my home having been in my present property for 23 years, there is always something to do, be it general maintenance or, more major works. The challenge at Maxine Lester's is for everyone to be in a property that they really see as being their home.
