The top priority for us is to ensure the whole process of selling and moving home is as smooth and trouble free as possible. Below is a guide of what you can expect when selling your home through us.
Our initial consultation will be set for a time to suit you and will last approximately for an hour. Our first process is to listen to what you want! We are of course working for you so the more detail you have about your plans the better the probability we will be able to achieve them. If you are looking to move in the area we can search for you and if you are looking to move outside of the area we can also use our wide range of contacts to help you with this. We will then look to assess the external condition of the property together with any gardens or communal areas that you may have. This will then be followed by an internal inspection looking at every room in the house and take on board any additional information you have about the property as this is all very useful to us. Once we have assessed your property fully we will then be able to give you a realistic selling price for the property and also provide you with a tailor made report of any presentation suggestions we have to get you the best price in the current market. We will have used several databases to search for comparable evidence including our previous experience with similar properties and together with the internal square footage, tenure of the property and our condition report this will give us a value for the property. Once this is done we will produce a full written report with an accompanied information pack about and some useful advice about the selling procedure which can be emailed or posted to you to justify our valuation and show you why we feel the price we have given you is the correct one. Once you have received this we are happy to answer any questions you may have about your appraisal and should you wish to proceed we will then move forward to the marketing stage.
We will use professional photography equipment to obtain pictures of your home at a time to suit you albeit we would advise that this was done during daylight hours. The photographer will present and photograph every room and produce an accurate floor plan for the entire property. We will produce a full set of property particulars and send these to you so you can confirm you are happy with these or if you would like to make any alterations we can accommodate this also. After this we will advertise your property on all the major websites, in our busy showroom, the local press and also erect a "For Sale" board all of which are included in the final fee structure. This will be followed by our team attending the property to get a full understanding of the benefits of living there and also allow you to meet our trained sales peoplewho will be showing your property. Once the marketing has been completed it is then a case of employing the appropriate strategy to get you the best value for the property. Some of you will have open houses and others the more traditional method of viewings. The strategy we employ will be considered and take account of the current market, the property itself and the level of activity associated with your price range.
All viewings will be conducted by a trained negotiator and every viewing will be accompanied. You will be given feedback on your viewings at least once a week either by telephone oremail, whichever you would prefer. Once we have received an offer for your property this will be confirmedto you in writing as soon as we have checked the purchasers' position and their ability to raise the necessary funding. Once this is done we will negotiate the offer to your satisfaction and when a price is agreed we willdraw up the paperwork and put both yours and the buyers' solicitor in contact with one another.
WE DON'T STOP THERE!
As far as we are concerned the property is not sold until the money is in the bank so you will benefit from asenior member of staff progressing the sale of your property up until its completion. We will provide youwith regular updates on the progress of the sale and try and solve any problems that may emerge as aresult of the legal process. Our years of experience will be used to help solve any lease, boundary issues or anything else and we will not stop working for you until the process reaches its conclusion and you have completed your move.
