Landlord services

    Our Tenant introduction includes:
    • Locating suitable tenants. Your property will be advertised on Rightmove, Zoopla and through Social Media.
    • Accompanying applicants to view the property.
    • Obtaining and evaluating references and credit checks.
    • Preparing a tenancy agreement, which is signed by the tenant.
    • Collecting a tenancy deposit, which will be treated in accordance with current legislation.
    • Preparing an inventory and schedule of condition.
    • Checking the tenant into the property and agreeing the inventory.

    Our fully managed service includes everything in our tenant introduction plus;
    • Receive rental payments monthly in advance, and paying you promptly, together with a detailed statement from our computerised management systems.
    • Inspect the property periodically, and reporting any problems to you.
    • Arranging any necessary repairs or maintenance, liaising with you first, in the case of larger works.
    • Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary.

    We are fees are currently:
    • Tenant introduction - 2 weeks rent + VAT
    • Fully managed - 7% + VAT. Also there is a £200 + VAT set up fee which comes out of the first months rent.

The renting process

    Finding a property
    We appreciate that moving homes can be an extremely stressful process; we aim to make it as straight forward as possible. By contacting us and telling us your property requirements we can recommend suitable properties. We advise to start looking a month before you wish to move.
    Our tenancies are granted for an initial term of 6 months.

    We cater to everybody's needs so we can arrange viewings at times to suit your availability, including evenings and weekends. Viewings are normally accompanied by a member of staff, who can give advice and answer any questions you may have.

    Reserving the property
    Once you have decided on a property, you will need to reserve it by paying a 'holding deposit'. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

    Administration Fees (inclusive of VAT)
    • Administration fee £60 per tenant
    • Referencing fee £90 per tenant

    • Drawing up tenancy agreement £180

    Potential Additional fees (inclusive of VAT)
    • Guarantor £120
    • Tenancy Renewal £60

    The administration fee is payable once you have decided that you want to apply for a property.
    The fee includes drawing up the tenancy agreement. It also includes referencing, which will cover checking your credit status, employment status and current or past landlords. We will use this information to help assess the affordability of your tenancy application. In the event that you withhold information or provide inaccurate information you will not be entitled to a refund of the fees paid bar the holding deposit.

    Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account.

    A security deposit of a minimum of one month's rental is required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement.
    Please note that under no circumstances can your deposit be used to pay the rent.

    Insurance - for Tenants
    We are able to suggest a variety of insurance policies for tenants, including the following:

    Up to your selected sum insured for damage to your household furniture, equipment, furnishings, clothing and personal possessions whilst in your home (excludes business equipment).

    Landlord's Contents
    For accidental damage to the landlord's contents, fixtures & fittings,

    Personal Possessions
    Up to your selected sum insured for loss or accidental damage to your clothing, watches, jewellery, spectacles, other valuables (excluding mobile telephones) and pedal cycles whilst away from your home anywhere in the UK or whilst temporarily elsewhere in the world. Theft from unattended vehicles must be from a locked boot.
    Please note that for your safety and peace of mind:
    • All of our managed properties are CORGI gas safety certificated, and inspected for electrical safety, and furniture fire safety
    • Tenancy deposits will be treated in accordance with the Tenancy Deposit Protection regulations.
