    Miller & Son have been letting and managing properties for ten years. The portfolio we manage has quadrupled during this time and we now manage a very large portfolio of properties throughout the whole of Cornwall and West Devon. Our strategically placed offices, in predominant locations, enables us to maximise our coverage of this broad area whilst being completely aware of the diversity of properties in each location. In short, we are local, we have local knowledge of the property market and our property management is dealt with by local agents, not from a call centre outside the county.

    We have invested heavily in our lettings department and unlike other agents, have not turned to letting property as a result of a downturn in the property market. We have up to the minute intelligent software which means the minute your property is uploaded, our system will automatically text or email the relevant applicant'ss looking for a property just like yours. And that's on top of advertising your property in the local press and all the property website portals.


    We are members of the Property Ombudsman and the Deposit Protection Service. We are also committed to providing an excellent service to our landlords and tenants and we offer various lettings packages to meet your needs. We take pride in matching the right tenant to the right property and all our tenants are thoroughly vetted by a professional referencing company prior to the commencement of a tenancy.

    We are always looking for properties to satisfy our register of applicants. In particular, we currently need two, three and four bed properties in the Redruth, Camborne, Hayle, Falmouth, Truro, St Austell and Launceston areas.

    Enquiries
    Applicants should contact Miller & Son to give a brief description about the type and size of property you are interested in and to see if we have an available property to suit your needs. If we are unable to provide you with details of a suitable property on your first enquiry, we will register your details on our database detailing any specific requirements ie, parking or whether you have pets. Once registered on our database, you will be notified by either text or email of any property which is new to the market which may be suitable.

    Viewings
    We will do our utmost to make an appointment for you to view the selected property as quickly as possible. Viewings are accompanied and are carried out during Monday to Saturday.

    Choosing a property
    Once you have selected a property, we will furnish you with an application form and tenancy guidance notes in order to assist you in applying for the property. An application form must be completed by each adult who will be occupying the property. Please note fees apply. Current fees will be advised within the Tenant Guidance Notes. We also require proof of your current address and proof of identity in the form of a passport/photo driving licence etc. We normally receive the results of referencing within one week or earlier.

    Deposit
    A deposit will be required to secure the property. The deposit is normally the equivalent of one month's rent and in some cases an additional £100. If there are pets then a security deposit per pet will also be required. Once the deposit has been received, we will protect this with the Deposit Protection Service in line with our legal obligations.

    Tenancy agreements
    When all referencing has been done and is satisfactory, we will discuss an occupation date with you and tenancy agreements will be drawn up in good time to allow you the opportunity to read through them thoroughly and to take independent legal advice if necessary.

    Becky Lunson
    Becky started her career with Miller & Son Lettings in 2011. Initially employed as a Lettings Negotiator in Redruth, she has quickly progressed through the ranks becoming Assistant Manager in 2012 and is now the Lettings Manager for our West Cornwall branch. Becky has a passion for providing an excellent service to our landlords, tenants and contractors and her enthusiasm for all aspects of the role is second to none.

    Originally from South Africa, Casey-Lee started her lettings career in Brighton and joined us in 2010. As our Lettings Negotiator, she mainly deals with property management, applicants and landlord accounts.
