A Quick Guide To Buying A Home

Buying your first home, second home or investment is a big step involving a number of steps before you start your search.

What Can you Afford - For most people buying a property is the biggest financial commitment that they will make. You will first need to find out what mortgages are out there that are available to you. Millerson are able to help you with this as this is the starting point.

Finding The Ideal Property - You will need to consider what aspects of a property are most important to you:

Number of bedrooms, parking, separate kitchen to dining room, private garden, conservatory, how much time and money you wish to spend on redecorating etc.

Tell Millerson exactly what type of property you are looking for and the elements that you could compromise on, also tell us what you don't want. The area that you are also looking to purchase in is vital. It is important to research the local area you are interested in to ensure that it is suitable to your lifestyle as schooling and leisure facilities are very important aspects to consider.

Making An Offer - Once you have found the right property for you the next step is to make a formal offer. It is important that when making an offer that you inform us of your position whether you are a first time buyer, investor or have a property to sell.

Conveyancing - Once you have your offer accepted Millerson will arrange for our conveyancing team to contact you in order to start the legal side of your purchase. Our team work on a fixed fee basis so there are no hidden costs. They also work on a no sale no fee basis(excluding disbursements)

Moving Day - Moving day can be quite stress for some. It is important that you use a good local removal company. Millerson are able to advise you on this. It is important to have a mail redirection set up before the moving day itself as this can sometimes take a few days to commence. Remember to take meter reading of the house you are moving into straight away and report these to the utility companies. Should you also be selling a house remember to take those utility readings as well.
