    Whether you are looking for a rental property that is £450pcm or £2,500pcm, Minchin Fellows offer potential tenants access to your own mailing list record enabling full control over the property that you are looking for.

    Term
    All properties are available on Assured Shorthold Agreements for a minimum of six months. Longer periods can be agreed by separate negotiation.
    Furnishings
    All properties offered for rent are either fully furnished or unfurnished but the latter properties usually have at least carpets and curtains. However, the degree to which properties are furnished varies dramatically, and prospective tenants should be encouraged to discuss their specific requirements as to whether they are seeking a fully furnished or unfurnished property. In certain instances Landlords may be prepared to provide additional items of furniture or appliances.

    Inventory
    An inventory will be taken prior to formalising a Tenancy Agreement to ensure that all parties are aware which items are included within the rental and to keep a clear record of those possessions belonging to the Landlord.

    Household Bill/Expenses
    Tenants are responsible for their own council tax, water rates, gas, electricity and telephone bills, T.V. Licence and own personal effects/contents insurance.

    The Landlord is responsible for the buildings insurance together with any Landlord's contents insurance. Any ground or chief rent is also the responsibility of the Landlord. In the case of flats or apartments, any maintenance/management/service charge will be the responsibility of the Landlord unless otherwise stated.

    Gardens

    Garden maintenance will usually be the responsibility of the tenant unless otherwise stated.

    References
    As letting agents we will require references from prospective tenants' employers, bankers and, in some cases, previous Landlords, before agreeing to a rental. Our administration charge will cover the cost of the references.
    Payment of rent
    Rent is payable monthly and in advance. Tenants will be required to establish a standing order arrangement with the Landlord or managing agent's bankers.
    Deposit
    A tenant will be required to pay, prior to the completion of the letting, a security deposit which is usually the equivalent of one and a half month's rent to be held by the Landlord or managing agents, which is fully returnable, unless there has been a breach of the terms of the Tenancy Agreement.
    Properties for sale and for rent
    A few of the properties being offered for rental are also being offered for sale and in most cases, where a Landlord is trying to seek a prospective purchaser, the tenant will be asked to co-operate with the selling agent by allowing prospective purchasers to view the property during the last two months of the tenancy. All viewings will be strictly by appointment, only through the tenants, and always accompanied. Prospective purchasers will be informed prior to the viewing of the duration of the tenancy remaining.

    Administration Fee

    It is our normal practice to charge a prospective tenant who is renting a property an administration fee for dealing with administration and referencing procedures. This fee, which is payable when applying for a tenancy, amounts to:

    One applicant - £150.00 plus VAT @ 20% (£180.00)

    Two applicants - £200.00 plus VAT @ 20% (£240.00)

    Additional applicants - £50.00 plus VAT @ 20% (£60.00)

    Guarantor - First application free, £100 plus VAT @ 20% for each additional application

    TENANCY RENEWAL

    A fee of £50.00 plus VAT @ 20% (£60.00) for a tenancy renewal

    Minchin Fellows Lettings has a team of four individuals who work closely together to provide an efficient service to Landlords and Tenants. They also work closely with local contractors including electricians, gas engineers and cleaners, to name a few, to ensure that we provide a lettings service like no other agent.

    Jayne Robb - Lettings Manager
    Jayne has 12 years of estate agency experience after starting work at a Chester based firm at the age of 17. 6 years later she was head hunted by Minchin Fellows and is now running and overseeing the whole Lettings Department. Jayne carries out the free rental valuations that we offer and can advise on what you will need to do as a potential landlord to rent your property out quickly and effectively.     Jayne Pearson - Lettings Negotiator
    Jayne joined Minchin Fellows in 2010 after bravely relocating to Chester from Warrington. Although Jayne had worked at a letting agent previously, she adapted quickly to the Minchin Fellows way of doing business - friendly but professional and extremely efficient! She works closely with the Lettings Manager in the day to day running of the office and handles the tenancy renewals.

    Paula has been in the lettings industry for 20 years and Minchin Fellows were gifted with her knowledge in 2009 as she joined our busy lettings department to handle the property management. Paula deals with any maintenance issues that our tenants encounter and handles the rent payments.

    Debra joined Minchin Fellows in 2008 as a Sales Negotiator but has since been trained as our in house inventory and inspection clerk, after being head hunted by the Lettings Manager. Her attention to detail is second to none, which helps a lot when we come to do a check out at the end of the tenancy.
