    I want to sell a property, what do I do first?

    First of all you will need to book a free valuation to find out how much your property is worth. Have a think about timescales and your priorities and together we can make a plan that best suits you. To book a free valuation please call on 01367 252541.

    How much does it cost to sell my property?

    Estate Agent Fees

    We offer a flexible and competitive fee structure, discussed with each client individually. To provide general advice; Estate Agent Fees will either be a percentage of the purchase price, or a fixed fee. When estate agents visit to value your home, make sure they outline their fees so you can take these into account.

    Energy Performance Certificate (EPC)

    You are legally required to provide an EPC when you market your property for sale, this outlines the energy efficiency rating of your property. It maybe if you have purchased your house more recently and not made changes to the property or heating system it could still be valid and available on the central register, if not we can arrange this for you at a cost of £70 inc VAT

    Conveyancing

    'Conveyancing' means the legal transfer of your property to the buyer, and you will need to employ a solicitor to make this happen. Prices will vary depending on your circumstances; we would be happy to make recommendations.

    What are title deeds, and why do I need them?

    Title deeds are proof of property ownership and will need to be transferred to the buyer as part of the conveyancing process. Title deeds are normally held by your mortgage lender and your solicitor will usually be able to obtain these for you.

    Do I need to prepare my property for viewings?

    When potential buyers are coming to look around your property, presentation matters. Show buyer how good your property can look. Concentrate on the strengths of your property and show them off as well as you can.

    Do I have to pay stamp duty?

    No. The buyer is responsible for paying Stamp Duty

    Do I have to pay Capital Gains Tax?

    Generally you are only required to pay Capital Gains Tax if the property is not your main home.

    When do I need to move out of my property?

    The contract will specify the completion day, and the buyer will be asked to collect the keys to their new home from us at Moore Allen & Innocent. You will need to vacate the property any time before the completion date.
