    Presentation is THE Most important factor when selling your house. Photographs are the first thing that most buyers look at when they view a property on-line. Buyers will form an opinion generally within the first 8 seconds and will then spend the rest of the viewing backing up their first impression, be that good or bad !

    Small changes can make a huge difference.

    REMEMBER ...you will never get a second chance to make a first impression.

    THINGS YOU CAN DO TO IMPROVE YOUR PRESENTATION

    Clean the front door (give it a lick of paint to freshen it up - if needed) we know this may sound very simplistic - but again, viewers will make a judgement even before they step over the threshold. Clear away any clutter from the hallway, remove coats, shoes, bags etc., to create a clear space for viewers to see. Always try to put all the lights on in your property before any viewings - replace any lightbulbs that are not working. Consider the layout of your furniture, try to create an open inviting space, move furniture away from the walls, buy fresh flowers, switch on fires, if the weather is cold make sure the house is warm, if the weather is warm make sure there are windows and doors open. Make sure that when someone is viewing all electrical equipment televisions and stereos are turned off, so as not to distract. Kitchens are a key area of the home, make sure there are no stale cooking smells lingering around, clean and polish the floors, work surfaces and don't forget the appliances, ovens, hob, kettles, microwaves. In the bedrooms, dress all the beds with clean linens in neutral colours, try a few scatter cushions, or other soft furnishings like throws or quilts. Tidy away all clothes and any clutter. Keep bathrooms sparkling clean, spruce up your tiling by bleaching any mildew stains in the grout, clean all taps, mirrors and shower screens, try to give the space a fresh neutral feel. AND FINALLY .......don't forget the exterior and your garden/garage areas. Make sure that the grass is cut and the hedges are trimmed and any weeds are pulled up and removed. De-clutter the garage and try to keep it tidy. No garden ? No-problem - put up colourful hanging baskets and if you have a small space available plant up some pots and tubs, external lights can create a feature also.

    Once you have found your new home, we will put forward your offer to the owners of the property and work with you to ensure that you secure the property.

    If you need help finding a Solicitor or want advice on the legal process - here at Nationwide we have access to several local Solicitor firms who we already know and trust to deliver the kind of service that we would offer ourselves.

    You will be looked after all the way through by our dedicated staff and the process which can sometimes be quite stressful if it is something that you have not done before will be made easy  and smooth by our staff.

    If you are taking a mortgage on the property, your mortgage lender will require a survey to be carried out on the property and advise you of its value. If the survey is satisfactory a formal offer of mortgage will be sent to you and to your Solicitor.

    Your Solicitor will then start to work towards exchange of contracts-this is the time when contracts are signed and your deposit monies are paid over to the Solicitor . Once you have exchanged you have then committed to the sale and a completion date will be set by the Solicitors.

    On completion day, we will advise you when everything has been done and we can officially give you the keys to your new home.

    Charles W. Forshaw -  Managing Director
    Charles's career started back in 1998 within corporate estate agency where he worked his way through the ranks all the way up to Area Manager. In 2003 he worked for an investment company as an acquisitions manager, then in 2005 trained as a property auctioneer and worked for one of the north west's largest auction houses. In 2007 he purchased Live Well Lettings and then in 2010 purchased Nationwide Property specialists, which together with further acquisitions they form what is now Nationwide Estate Agents. Ten years on he still loves his work and truly believes that there is a buyer out there for everything and firmly believes that it is Nationwide's job to make this happen!

    Julie Anne Duxbury -  Sales Manager - (Chorley)
    Julie has worked in the property world for just over 30 years. She started her career back in 1985. As well as Residential Estate Agency, she was a fully qualified Financial Adviser for just over 10 years, her career also encompassed working for Goldsmith Williams Solicitors in Liverpool and a national property search company covering the north west. As a Regional Account Manager for an on-line conveyancing company she has a broad understanding of the conveyancing process.  Prior to joining Nationwide she was an Investment Manager for a major property group which covered the whole of the UK, this broadened her experience into investment property, land acquisition, planning, and new build development. An in depth knowledge of all aspects of the property markets, the local area and beyond enables her to further develop as Head of the Residential Sales division here at Nationwide Estate Agents.

    Danny has worked in lettings and lettings management now for 13 years, almost 7 of these have been with Nationwide. He has gained a great breadth of experience across many property sectors and thoroughly enjoys providing a personal service to all of Nationwide's clients whether they are a landlord with one or sixty properties and also seeing the face of someone who is a potential tenant finding a property they love and all of a sudden finding themselves planning their move in. ! He spends time both in the office and out on the road overseeing the lettings operations at both Chorley and Adlington branches and also attending to Nationwide's larger landlord clients and their specific needs.

    Jane Shovelton - Lettings - (Adlington)
    You could say that Jane is the foundation of our Adlington Office, she has been based there for 11 years now (and counting !) Jane knows a lot of the clients extremely well having dealt with them consistently over the years. She enjoys developing great rapport with the landlords, and contractors to ensure the delivery of great management and lettings experience from the valuation stage right through to moving someone in and overseeing the tenancy as it progresses. She states that every day is a new challenge as on some days she could be taking a call about a loose tile on a tenants roof and the next day she could be dealing with the move in of a new tenant and ensuring that all of the paperwork is spot on.

    Gaynor Ferguson - Sales and Lettings - (Chorley)
    Gaynor began her estate agency career in 2001 as a Sales Negotiator for and independent, privately owned estate agent. She joined Nationwide in 2012.     Kathryn started her estate agency career as a trainee. She has just over 18 months experience now on the residential lettings side with Nationwide. Previously she worked in customer services and feels that the experience gained in this position has transitioned well into her present role. Nationwide's service standards are very high and she aims to ensure that Nationwide deliver on every promise made to clients.     Jonathan Fletcher -Sales and Lettings - (Chorley) 
    Jonathan's role is mainly out on the road. He is not one to be tied to a desk and he spends most of his time showing clients the stock that we have available both for sale and to let. Variety for him is the key - one minute he is avoiding holes in floors and dodging rain water coming in through the ceiling with a potential landlord looking for a buy to let project, the next thing he is in boots and wellies showing the absolute delights that a rural lifestyle and property can bring to people on a new property purchase. He also takes care of Nationwide's lettings inspections for maintenance, sometimes just to check that the smoke alarms are working or sometimes to report that fence panel that fell down last week with the nasty weather which we didn't yet know about.

    "Vespa" A Little Bit Of Everything !
    I am a pedigree Dalmation and I am now 10 years old. I started work in the office this year and so far I am really enjoying it. I cover both Offices Chorley and Adlington my main duties are "meet & greet" which I am very good at, I go out on appointments during the day and so far I have sniffed out some fantastic properties, I also assist with office security and my favourite job is paper shredding. Watch out for my Facebook and Twitter feeds as I am aiming to become a social media queen very soon. !
