Most enquiries come in the evenings and the weekends so we are open 7 days a week and until 18.30 on weekday evenings. We find many agents close between 17.00 and 17.30 on a week day, half day on a Saturday and closed completely on a Sunday. By being available for longer hours we have more potential buyers registered with us. We will also do later viewings by appointment.

We produce quality brochures that are tailored around the features of your property. Each is supported with a floorplan and room dimensions to ensure that we are attracting the right buyer before the viewing even takes place. There is no limit to the photography used and if necessary or of benefit we will capture every room or feature.
We invest more money than any other estate agent on internet marketing and we currently advertise properties on over 400 websites. With over 88% of buyers starting their property search on the internet this is an essential part of our marketing. We can also produce a bespoke videoette with a professional narration, this stand out marketing ensures your property stands out amongst the thousands of other homes online.
We capture buyer details from newspaper advertisements all across the Warwickshire and West Midlands area. We sell property in the following local publications Leamington Observer, Leamington Courier, Warwick Courier, Kenilworth Courier, Coventry Evening Telegraph, Solihull Observer, Solihull News, Rugby Advertiser, Rugby Observer and Stratford Observer. We also promote a selection of properties in a regional publication which is distributed across a range of other estate agency offices from around the Midlands.
We are experts at doing open houses and we have a success rate in excess of 85%. Our strategy has been shaped with over 10 years experience of successful events. The campaign consists of Rightmove Premium Display and Featured Property, full page in the local newspaper, postcards to neighbouring properties, posters in local shops, sail banners, 100% accompanied viewings, home staging plan. We finalise the process with a set date for best and final bids.
IN HOUSE MORTGAGE ADVISORS
Our mortgage advisors qualify buyers to ensure they can get a mortgage so the sale doesn’t fall through. We also provide an “Agreement In Principal” certificate. This AIP helps a buyer to establish the right price bracket that they should be viewing in. This simple yet rarely used tool is key in working with the right buyers on the right properties.
IN HOUSE CONVEYANCING SERVICE
We’re open when you need us most, 8am to 8pm during the week and we’re open weekends. You will be appointed with a dedicated conveyancer who will oversee your entire transaction from start to finish. Our fast exchange service ensures that you can complete the transaction within your required timescales. Our online case management system allows you to view the status of your case at a time that suits you, review all documents and complete the majority of your paperwork online saving valuable time. We will also communicate with email and sms messages. The fixed fee policy means that you only for the amount you see, we also do not charge you if the sale falls through. Our search guarantee promises that in the unlikely event of your purchase falling through, your second set of searches will be free.

NO LENGTHY CONTRACT
We do not tie sellers into long contracts as we are confident in our service and we know sellers will stay with us as long as we do a good job. Beware of agents who insist on long contracts or withdrawal charges, if they do not keep their promises you might be stuck with them. Rightmove recorded that in 2011 60% of the sales on their site happened after the seller had changed agent. Many people find the need to swap agents and can get frustrated at losing essential time sitting out a contract.
