    Newman Sales & Lettings are long standing bonded members of the National Approved Letting Scheme and Safe Agent. Both landlords and tenants money is protected and we have to work within a set of strict guidelines in terms of conduct and professionalism. We have redress system for all clients and we are also members of the Property Ombudsman.

We will aim to avoid any void periods but we will not sacrifice our high standards and rush to secure a tenancy, if we do not feel a tenant is good enough for you we will simply decline the application.

    Please note in some circumstances our fees are negotiable. We have special rates for returning clients and multi portfolio landlords, we will however never compromise on service.


    Full Management and Rent Collection fees vary from 8 - 13% per month plus VAT. Reduced rates available for multi portfolio landlords and historic returning clients.

    A monthly set up fee is also charged at the onset of each new tenancy. This varies dependent on the size and rental of the property. Costs can vary from between £300 inc VAT to £550 inc VAT

    Tenancy Deposit Registration fee - ranges from £30 - £35 including VAT - also payable on renewal.

    Check In Fee - FREE of CHARGE

    Check Out Fee - approximately £96 inc VAT but can increase dependent on the size of the property, location, rental and service level.

    Tenancy Renewal Fee - £96 inc VAT but can change  on the term and rental of the property.

    Inventory Fee - externally sourced and dependent on size and location of the property.

    LET ONLY- (tenant find only)

    These fees are based on the monthly rental and the rental term. Please inquire for more details.

    Please contact us to arrange a suitable viewing time. We are here 7 days a week and open until 6.00pm weekdays.

    Once we have successfully found you a suitable property we will ask you to pay a tenancy fee and complete a reference application form. The fee will vary dependent on the number of applicants. Once all references have been approved we will agree a proposed moving in date.

    We will provide you with a copy of your gas safety certificate (if applicable), Energy Performance Certificate and an Inventory. Your deposit and first months rent become payable the day you sign your tenancy agreement. Your deposit will be protected by the Tenancy Deposit Service.

    During the tenancy:

    Dependent on the service the landlord has instructed us to provide we will arrange with you in advance a time for access in order to inspect the condition of the property in accordance with your tenancy agreement. Respond to requests for maintenance.

    Before the tenancy ends:

    Serve you the correct period of Notice as set out in the tenancy agreement.

    Arrange to check the condition of the property which will be measured against the inventory.

    Return to you your deposit as soon as possible less any agreed deductions

    Application Fees
    Please note that application fees are payable on all tenancies. It is not included within the rental.
    This is payable immediately upon deciding to apply for a tenancy. The tenancy fee is NON-REFUNDABLE should you decide not to pursue the tenancy (irrespective of whether or not references have been applied for) or alternatively if your application is declined.

    Leamington Spa

    £270 INC VAT which covers one person.

    £210 INC VAT for each additional person.

    £540 INC VAT Company Let.

    £120 INC VAT for guarantors.



    An independent inventory clerk will meet you at the property the day your tenancy starts and check the Inventory & Schedule of Condition with you. This fee becomes payable the day your tenancy starts together with your rental and deposit.





    If you are in the process of selling your property and wish to rent a property currently advertised for rental the property will not be taken off the market UNLESS you have exchanged contracts. If you have not exchanged contracts then a non-refundable deposit may be requested. This will be paid to your landlord if the tenancy does not proceed as a result of a change in your circumstances.


    This is equivalent to one months rent plus £300 and must be paid by building society cheque or bankers draft the day you sign your tenancy agreements (personal cheques will only be accepted if submitted 7 days prior to signing). No cash will be accepted.

    Eg: Rent £300 Bond £600.00


    Payable on the day of signing by building society cheque, bankers draft, debit or credit card. Made payable to Newman Residential Lettings. No cash will be accepted.


    It is a mandatory requirement on all our tenancies that you protect your landlords fixtures and fittings against accidental damage/loss. It is not a mandatory requirement that you insure your own possessions - this is your choice although we recommend you do. Proof that cover is in place to cover the landlords fixtures and fittings will be required prior to the release of keys and the signing of a tenancy agreement.



    Under the Immigration Act 2014, Right to Rent Checks are now mandatory across England for tenancies starting on or after February 1st, 2016. It is our obligation to check that a tenant or lodger can legally rent a residential property in England and before the start of a new tenancy, we will request the necessary documents and make checks for all tenants aged 18 and over, even if they're not named on the tenancy agreement.


    All deposit are registered with The Tenancy Deposit Service.

    Additional Fees may apply to Landlords throughout the duration of the tenancy and further information on these can be obtained by requesting a copy of our Agency Terms of Business where each area of the tenancy process is comprehensively covered and explained.

    Newman Sales & Lettings has been assisting landlords and tenants for over 13 years in the Leamington Spa area. We specialize in letting properties efficiently and for the best returns to high calibre tenants. We regularly assist clients in the acquisition of investment properties and design bespoke service and marketing strategies to suit each individual clients need. We take great pride as a fully accredited member of the National Approved Lettings Scheme, The National Association of Estate Agents and The Property Ombudsman.
