Our newly designed 'For Sale' boards will certainly attract the eye of passing traffic. Approximately a quarter of enquiries come from the board so it is beneficial to have one. If however you do not feel comfortable with this, then we can certainly go ahead and advertise without a board.
Window Display & Brochure
Your property will also have a window display in our prominent Moseley office. We will create a brochure for your property which you will be asked to approve. We will then be able to produce hard copies of this brochure to post or give out to people. We will also have an electronic copy which can be emailed out to people immediately.
City Centre Collaboration
We work very closely with a prominent city centre agency. For the right type of properties we will dual list with them at no extra cost to you. This will expose your property to a potentially different market and make it even more visible for those people wishing to view it.
We are constantly amazed at how so many agents ask the property owners to carry out their own viewings. We feel this is part of what you are paying us to do and also feel that this can be off putting to some potential purchasers. Unless you specifically want to do viewings, we are more than happy for you to leave this all to us.
Energy Performance Certificate (EPC)
To put your property on the market, it will need to have a valid EPC. Once carried out, the EPC lasts for 10 years. We can arrange this certificate at a total cost of £90.00.
We encourage people to register their requirements on our website. We therefore hold a large database of potential purchasers on our system. As soon as we start advertising your property, it will be automatically emailed out to anyone who has registered an interest in that type of property.
Our fees vary depending on your property and its current market value. We can offer a fixed fee or a percentage based commission. We can also offer you a 'no sale-no fee' structure where you pay us nothing unless the property is sold, or we can offer you a structure where you pay a small fee to list your property with us, but then pay a smaller overall fee if we are successful in selling your property for you. Our valuation letter will lay out the various options available to you.
Solicitor & Mortgage Advisor
We have access to an excellent conveyancing solicitor with whom we have worked for a number of years. Having a solicitor who has a good relationship with your selling agent can aid a speedy sale and we have certainly found this to be the case. We also work closely with a local financial advisor who can help you with any onward purchase and advise on any mortgage related issues.
