    Noble & Lord are a new Yorkshire based Estate Agency set up after years of research and experience. Part of the Noble Homes family, established for 50 years. How can we sell your house differently? Well if you are looking online do you see some homes that are not presented with any thought? Unseasonal or poor quality photographs? We see far too many and that leaves some homes sadly unsold for many months.     Before the internet became the monster that it is today, property was marketed with a single black and white photograph, unceremoniously stuck onto a single piece of A4 paper. The reality is, we still went and viewed them on the advice of the Agent - or, indeed, our own instinct - and many such homes were sold and bought. The internet has changed that, but not forever.

    The difference now is that, alas, after internet searching we shall have pre-determined our ideas and impressions of what the house shall deliver, creating false bias against what might have - in another time - been found beautiful and interesting. Even more disappointing is the potential viewer who used a simple swipe of their finger to pass on your home based purely on the fact that "that bedroom doesn't look big" or "I can't imagine cooking in that kitchen". Personal, fair opinions, but sadly not valid as upon viewing, the positives of most homes far outweigh the negatives - but of course, they wouldn't know that unless they actually viewed it. Our role is to tempt your buyer into viewing by showing not too little, but not too much.

    These tools are lost to the modern estate agency to the detriment of many fine homes which stay, sadly, far longer on the market than they need to.

    That is why Noble & Lord was born, for you, and for your castle.

    The current reality of the world is that the majority of property searches are conducted on mobile devices, and naturally we have become a nosey nation with so many ways to view whatever we desire.

    What happened to a little bit of intrigue, of hinting at some gem to be found amongst the pebbles?

    There is the same excitement in approaching a driveway and knocking on a door for the first time as there is to be found when first looking into the eyes of a future lover, and the moment should be considered no less important.

    As each room is entered, your thoughts fly towards how you would fit your own world into this house, if that armchair your grandparents gave you would look nice before that fireplace? Children deciding THIS room shall be theirs and yourself selecting which room might be the best for your unborn baby; these are the wonderful, captivating thoughts that drive us to purchasing our dream homes. but of course, no buyer would know that unless they actually viewed it.

    Allow Noble & Lord to create the mystery and intrigue of your castle to increase the viewing activity which of course will lead to a swifter and successful sale.

    First and foremost we ask for no payment up front whatsoever. Whilst we invest a fair amount to take you to the market, we are completely free of charge unless we finish the task at hand - that is, to complete a sale on your home. I do not get paid and you do not move unless you are sold, providing a hefty amount of self-motivation already on our part.

    Day 1 - Instruction Day

    Our photographer, Mark, and myself like to turn up at the earliest opportunity in the morning to catch the light. Prior to our day we will have checked the weather forecast as it is important to our presentation. We will book an alternative day if needed or even return if the weather turns during the day. We will require at least 4-6 hours but we tend to request the entire day, as there is no rushing a master at work.

    As we do professional photography Mark requires some time to set up the lighting. After we have decided and confirmed with you the order of the day, we will assist with some House Doctoring if needed and subject to the conditions we will do external and drone footage first.

    We like to use lifestyle models occasionally if we think the house suits, and it can make your home stand out from the crowd online, elevating the interest that our PR company, Peppermint Soda, can invite. We will do stills and video internally only at your discretion - we don't want to show too little, but definitely not too much.

    We do not subscribe to the 'one room one take' process and we generally spend the entire day filming but with the resulting stunning results you may not even wish to move at all.

    During the same time we will also have a Domestic Energy Assessor (DEA) present who will be carrying out a free Energy Performance Certificate (EPC), which is currently legally required to market your property, if it is required. We will also take measurements to enable a 3D Floorplan which not only looks great but is a much more user friendly mobile viewing mechanism.

    If you are available on the day we will show you some of the photography to browse at your pleasure and within a few days we will have a link to show everything we have done and to clarify that you accept what we will show to the world wide audience that we seek.

    We incorporate all of the above into a free mini TV movie of your home which we use via Nobleandlord.com, Rightmove (+ other portals), USB business cards, our PR company Peppermint Soda, various media outlets, and social media in order to intrigue and tempt your views. For Rightmove we will only show limited material and it will also alternate weekly so as to keep your main picture fresh to the viewing public. It is very important to keep interest flowing, so if your marketing does take some time we will revisit to ensure all external photography is kept in season.

    Day 2+

    We attend and help House Doctor your home for all viewings, at any time, 7 days a week. We only have one appointment per day, ensuring that we have no time limits, and we even supply slippers for your viewers so as to not damage your flooring. Full feedback is guaranteed and followed up accordingly.

    We have limited clients so your sale becomes a personal project and is monitored weekly with communication both ways. We do not just place the property on the website and cross our fingers, we market it like no other agent would, as attention is what you need and shall accordingly have.

    Needless to say the before, during and after sales service is handled professionally and sensitively as after over 25 years of experience I completely understand the environment of buying and selling a home. Personally, I am available 8am-8pm 7 days a week for any niggles or queries that you may have.

    How did I arrive here at Noble & Lord?

    Born in God's country of Yorkshire, I departed to join Her Majesty's Royal Navy and resurfaced many years later to commence an estate agency career in Richmond, Surrey.

    Over the course of 25 years, I've held many senior positions within the property industry across the London, Surrey and Hertfordshire regions.

    This summer, I returned to my roots to fulfil my dream of launching Noble & Lord, which is part of the part of the Noble Homes family. Noble Homes has been established for 50 years as builders of quality homes.

    Whilst I have a full support team, I personally handle all initial meetings, viewings and after sales enquiries. I love to carry out the job in hand and that is to achieve as many viewings as possible to produce the best buyer with the best price at a timescale to suit.
