GUARANTEED RENT - WHY CONSIDER ANYTHING ELSE?

Guaranteed Rent

You receive fixed monthly payments regardless of whether the property is "let" or "vacant" and even if the tenant stops paying. We offer a minimum 12 month contract * during which we manage every aspect of the tenancy.

There are no charges for becoming a landlord or setting the contract up, no tenant introduction fees, no commissions and absolutely no"hidden extras" to pay

Home condition -we have the SAME vested interest !

We effectively become your tenant, so it is vital that the tenants we select treat your property with respect. At check out, we cover the cost of internal damages up to one and a half months landlord rent, so if things do get damaged, we take the financial hit! Naturally, we have outstanding systems in place to watch over your property including regular, thorough inspections.

All legal costs covered

Occasionally, there is a need for court action to evict a tenant. This can be both time-consuming and costly. With our Guaranteed Rent scheme, we will meet all the legal costs and manage the process whilst you continue to receive your rental payments.

In finding tenants, we specialise in the professional market, having formed excellent relationships with a number of local relocation Agents and being one of only five Agents, in the area, who have been chosen to work with one of Derby's largest employers in finding quality properties for their employees.

Our client monies are held in "Client Bonded Accounts" and are processed daily meaning our Landlord's receive their rental income, once paid, without delay.
