Since 1990 we have become synonymous with the highest standards in the letting and management of rental properties for both private and corporate landlords. Our tenants are carefully selected from our extensive network of professional and corporate clients, and our properties are always maintained at the highest possible standard.

Our relationship with our landlords is unique, and offers experienced personal service, complete peace of mind, financial security, and the maximum possible return available anywhere on the rental market today.

Unlike other high street rental agents, we do not operate any cash back deals, stepped rate management services or other complicated financial wizardry which is both confusing and misleading. We simply offer one transparent, fully managed service, which is set at 5% for the entire duration of your contract. Your rent will be guaranteed each month directly into your bank account even if your property is unoccupied, you will have no void periods or gaps in rental income, your property will be tenanted only to referenced professional or corporate tenants, and the property will be maintained at the highest possible standard.

Our reputation and outlook on the rental property market differs from all of the other high street rental agents in that, we believe that the condition and presentation of the property, is the most important factor in securing high quality professional tenants and thus ensuring that your property is well looked after for the duration of the tenancy. We do not just rent property "on volume", and we prefer to offer old fashioned personal customer service, supported by heavy investment in software technology and modern business practice, to ensure that every client receives the easiest experience possible.

As a corporate member of the Guild of Lettings and Management, we are accredited at the highest level , and bound by an industry code of conduct with the most stringent practice of business ethics possible. We are also a corporate member of the Government backed Tenancy Deposit Scheme, which ensures that all client money is held in a fully compliant way, and that our company is financially solvent to a high degree.

Should you then wish to discuss your property further, then please call us at your leisure, and we would be delighted to have an informal chat.

Letting Your Property
  • paragraph

The first step is for one of our highly experienced team to fully evaluate your property and agree a monthly rental income figure. Then, over a cup of tea in our comfortable offices, we will discuss all of the other points, such as, whether the property will be offered furnished or unfurnished, what date the property will be vacant and available for rental, and to fully explain to you the do's and don'ts of renting a property. We will also take the time to answer any questions or worries that you may have (usually there are quite a few), and ensure that you understand all of the items that have been discussed. We will provide you at the end of this with a full written quotation, which you may peruse for as long as you require. We will also take you to see a selection of properties already within our portfolio, in order that you can see for yourself, the standards that we maintain, and the pride that we take in all of our landlords managed properties.

We find that dealing with our landlords in an easy and relaxed manner, whilst providing the maximum information in a friendly and jargon-free format, is the easiest way to create what we hope will be a long and fruitful relationship.

    The bottom line...

You will be paid the agreed rental each month directly into your bank account.

There will be no void periods or gaps in rental income, even if your property is unoccupied.

Your property will be inspected every two months by our concierge team.

Your property will be maintained by our in-house qualified personnel at all times.

Your property will only be let to corporate or professional, fully referenced tenants.

You will only be charged a 5% fixed rate full management fee for the duration of your contract.

    FAQs

    When is the rent payable?
The rent is payable on the monthly anniversary of the contract date, until the termination of the contract.

How do I pay my rent?
We will give you a standing order form for your bank, which must be completed and given to your bank by you. Alternatively, you can use the information on the form to set up a payment via your internet banking facility, which is the way in which most of our clients pay the rent. This means that the money will be debited from your account each month before the rental due date. It is possible to pay rent also with cash or debit / credit card. Please be aware that this can only be done by prior agreement.

Do I have to pay a security deposit?
Yes. The deposit is taken at the beginning of the tenancy (on check in) in cleared funds, and registered under the terms of an insurance backed tenancy deposit scheme in the tenant's name. This is to comply with current government legislation. The deposit is always equal to one and a half months rent.

    Do you take references?

Once you have decided on your perfect property, we will need to remove the property from the rental market, for a maximum of 72 hours (three calendar days), and complete your application to rent the property. To do this we will need to perform an internal risk assessment (references) to asses your suitability to rent the property. We must also comply with current Government legislation in order to ascertain your eligibility to rent a property in the UK. Failure to carry out these Home Office checks diligently is a criminal offence. These checks are commonly known as "Right to Rent" checks.

    Who must complete this process?

Every prospective tenant who is over the age of sixteen years, or corporate entity, at any point during the Term of the Tenancy, must successfully pass the assessment process and be named upon the Tenancy Agreement.

    Will there be an inventory?
Yes, the inventory is a list of all items and fixtures within a property. This will be checked by one of our representatives prior to the check in date and a list will be provided at check in. This will be checked with you at the time of check in and you will be able to view all items and their condition. This is very important as it ensures that you are satisfies that all items are in good condition and provides an accurate document detailing the condition of the property and contents at the point of handover. This will be checked again at the termination of the tenancy and the two documents will be compared to decide if there have been any breakages or dilapidations during the term of the tenancy.

Will I be checked in to the apartment?
Yes. One of our concierge team will perform the check in, show you round the apartment, take any necessary meter readings, explain how the various electrical items and central heating work, check the inventory and ensure that you are happy with the property. This will also be carried out at the end of the tenancy on check out.

What security precautions do you take?

We take the security of our clients very seriously. We have ensured that access to all developments is via electronic entry systems, only accessible with express permission of the tenant. In most cases all car parks are enclosed and protected by railings and electronic gates, again only accessible with express tenant permission.

Most apartments feature both Yale dead lock systems and Chubb mortice locks, whilst inside there are bolts on the inside of the doors and door chains for extra peace of mind. Most windows are lockable and all locks and entry systems conform to the highest current regulations of ISO 9000 and bear European Kite mark branding.

We also perform regular inspections of our fire precautions. All furniture and soft furnishings are passed as source 5 (the same standard as in hotel accommodation) and all carpets are checked for their fire retardant properties prior to purchase.
Each apartment features a mains powered smoke alarm with battery back up, and all internal doors have fitted self closers in order to comply with NHBC regulation and building control. We also ensure that in the event of fire, all communal doors are fitted with intumescent one hour fire stopping linings.

All car parking areas and external grounds are fitted with automatic external lighting systems to ensure easy visibility and an extremely safe environment for all vehicles and persons. Internally, all communal areas are fitted with automatic lighting systems and time monitored delay lights.
