    Our Lettings department is a very important part of our business, and is built on the success of our other departments and the ability to be able to offer our new and existing clients a quality lettings service to take care of their property investments.

    Our prominent city centre office on North Road is perfectly placed to deal with any property within Brighton & Hove, and is great for attracting potential tenants due to its modern window displays and easy to find location. Anyone who has been in Brighton for any amount of time would have either walked or driven past our office at some point or another.

    Our priority is to give an excellent service that we would be happy to receive ourselves as a client, identify the best tenants available while communicating with you throughout the process, and renting your property as quickly as possible at an agreed rental figure that you as the Landlord are happy with, based on the current local rental market.

    What happens once a property is found?
    • You will receive an email from us with attached documents to help process your application. 
    • You will receive a reference link via email to enable you to complete the application form online.
    • Please ensure the form is completed fully to ensure your application is processed efficiently.
    • Once your reference report has been approved by the landlord we will agree a date for your move in.
    • You will receive another email from us detailing the monies due with our bank details 
    • Once you have signed all the documents you will meet a check in clerk at the property who will go through the inventory with you and hand over the keys.

    Tenant fees

    Once you have found a property our fees are as follows:-

    • Initial fee for each applicant is £99 inclusive of VAT
    • Move in administration fee per applicant £ 60 inclusive of VAT
    • Guarantor fee £ 60 inclusive VAT
    • We do not require a holding deposit when you apply for a property.
    • Once all references have been approved you will be required to pay 50% of the rent due.

      Our Brighton & Hove City centre offices have large window frontages and are positioned in the heart of the North Laine conservation area, ideally placed for Brighton Station. We are uniquely positioned for commuters, the London market & overseas purchasers in addition to our local residents.

      Having opened the North Road office in 2006 our residential department has expanded and now incorporates 2 shop fronts including residential sales, lettings and new homes. The office location was strategically chosen to enable us to sell across the city in all the BN1, BN2 and BN3 postcodes.

      We are also involved with the sale of properties outside of these core areas, particularly in conjunction with our Lewes Town & Country and London offices. The very close proximity to our commercial agency head office in Marlborough Place enables us to cross sell mixed use properties and target many residential investment, buy to let landlords, portfolio owners and investor groups.

      At Oakley we pride ourselves on delivering excellent customer service and the correct advice to property owners, assisting them in making the right decisions with their property. We are very aware that all property remains an investment but often needs a personal touch and an understanding of the individual property, the target audience to which it will appeal and how to reach and inspire those purchasers.

      We advise on numerous aspects of selling including; marketing strategy, pricing, presentation, building/redecoration works that could enhance value or saleability and often this can be over a number of years until the time is right for the client to sell. James has been an integral part of the Oakley's expansion since joining in 2004, with his welcoming, professional and efficient manner which is echoed by his team. Born in Brighton & Hove, his enthusiasm for property and his hometown have seen him working in residential & commercial agency since 1994. James's passion for maintaining & improving standards within the industry lead to him joining the Brighton & Hove Estate Agents Association (www.bheaa.com) and to him becoming the 2013 President of the association.

      Simon Cox- Senior Negotiator
      Simon has worked in both residential and commercial property throughout Sussex since 1997 gaining valuable knowledge and experience of the property market. Upon leaving school, Simon undertook an apprenticeship and gained his City and Guilds in Carpentry and Joinery working with James Longley in Crawley for 11 years. Simon then moved into the residential property market in 1997 starting his career in Haywards Heath where he progressed to a managerial position in Burgess Hill. Simon transferred to Brighton & Hove in 2002 working in the residential & commercial sectors, which lead to him joining the experienced team at Oakley in 2009. Simon is now Sales Manager for the Brighton & Hove office. Simon lives in Hove and enjoys the gym, cycling and running with his dog on the South Downs.
