We reference & credit check tenants (using a third party professional referencing company) before setting up a tenancy agreement, making sure that both parties are happy to proceed. This service includes: collecting the first month's rent and a security deposit of one and a half times the amount of the rent (to be forwarded to the landlord for registering in their own deposit scheme), organising an inventory and check-in if required.
Let & Rent Collection
For Landlords who are happy to manage the tenancy but want to leave the financial side of things to us. We provide all the services of a Let Only and you will have the peace of mind that the rent is there when it's supposed to be. And if not? Leave the chasing to us!
We provide you with a statement of account each month that can be emailed or posted to you at your request.
P A Jones can also arrange a Rent Protection Insurance (quote provided subject to tenant's references).

We will visit your property by prior arrangement with you or with your tenant if it is already rented, and take photographs in order to create a full colour brochure of your property and grounds.
Once suitable applicants have been found by registering them and discussing fully the circumstances of their prospective move and referencing criteria, we will call or email to arrange viewings at convenient times for you or the tenant. We can also do accompanied viewings for vacant properties or if no one is available at the requested time using management keys
We have the facility to advertise your property on many of the favourite letting websites as well as our own website and High Street window display for maximum exposure.
paragraphEnsure that your property is compliant
Before we can let a property there are some items that are legally required.
EPC - An EPC (Energy Performance Certificate) must be included with in the marketing advert and any brochures or property details and a copy provided to the tenant on request.
Gas Safety Certificate - A current gas safety certificate must be provided to the tenant when they move into a property. This is updated annually and must include all gas appliances within the rented property.
Electric Safety Checks - This is not currently a legal requirement, however we do recommend that an electrician is employed to check a property for any safety issues and provide a report to show to the tenant at check in.
Housing, Health and Safety Ratings System - There are Hazards that the (HHSRS) list and we can help to advise whether the property requires any basic safety adjustments or repairs in line with this legislation.
We can provide quotes and arrange for any of the above works to be carried out with certificates supplied where necessary, before your new tenancy begins.
