    Parkinson Property has been letting and managing property in the Lancaster and Morecambe area since 1986. We are a licensed agency and provide a complete property management service as well as professional advice on all aspects of letting. We are fully accredited with the Safe Agent scheme and all client monies are completely protected. Our business model makes full use of the latest technology and this gives us the ability to keep costs down.

    Our fees are the most competitive in the area and this is because we don't have the expense associated with a high street office. We charge an all inclusive, flat rate fee for our services and there are no hidden extras. Commission, charged on a percentage of the rental value makes no sense and we believe it is unfair because a property worth £1000 a month takes no more time to manage than a property worth £500 per month.

    We have expanded the business significantly over the last 3 years and now manage two hundred and forty properties in the local area. As a result of that growth we now directly employ 6 local people. We also spend around £150,000 a year with local contractors, helping the local economy. Our client base is varied and includes Morecambe Bay Health Trust, Worksharp Ltd, GB Properties and several portfolio landlords. We also have many first time landlords and clients in Australia, New Zealand, Bahrain, Spain and the Philippines.

    We think commission based fees are unfair. We offer three services that are based on flat rate fees that are not rent or commission based. There are no hidden catches - just clear straight forward pricing.

    Our let only service is £325 + vat

    Our let only service with an EPC is £380 + vat

    When renting a home for the first time, it may seem a little daunting. That's where Parkinson Property is different. We are a friendly, customer orientated business. We're here to help and advise you every step of the way. Viewings will be arranged at times to suit you, including evenings and weekends, and you will always be accompanied by a member of staff, who can give advice and answer any questions you may have.

    Once you have found the right property and we have agreed the terms, then we need to do some checks and take references. There is a non refundable charge of £95.00 to reserve the property and for the work involved in carrying out those checks. The charge increases to £120.00 if there are two applicants.

    Parkinson Property wants to look after you, as a tenant, and this means that we work quickly to solve any problems once you have moved into your new home. We have a team of professional and reliable contractors to carry out any maintenance. It's the little things which make a difference and we aim to provide a reliable and friendly service.
