    Set your Criteria

    Be clear about the kind of property you're looking for, where you want to live, what amenities you need to be close to and the budget you have available. Spend some time setting out criteria for your search, consider:

    • How many bedrooms, bathrooms, reception rooms you need
    • Do you need a house or a flat/apartment - can you consider a studio flat?
    • What location would you prefer? How far around this location could you consider?
    • Do you want/need a garden? Or off-street parking?
    • What length of tenancy period do you require? Are you looking for a long term let or just short term?

    Set your Budget

    Set yourself a manageable budget and stick to it. Don't be tempted to look at properties beyond what you can comfortably afford. In addition to your rental costs, you'll also need to budget for other related expenses. These might include:

    • Council tax - this is the tenant's responsibility
    • Utility bills - you will be expected to take on most of these bills (sometimes water bills are paid by the landlord) from the day you move in
    • Service charges - if the property is in a block of flats, there may be a service charge to pay, so clarify with your agent or landlord whether it's included in the rent or an additional charge
    • Deposit - typically the value of a month to six weeks' rent
    • Your own house contents insurance - you will need to arrange this yourself for all your personal belongings inside the property

    Find your New Home

    Once you have your criteria and budget in mind call one of our offices to register - we will then do the searching for you and contact you whenever a new property that matches what you want comes to the market - you won't have to wait long, the lettings market moves fast so don't delay!

    References

    Good news - you've found the home of your dreams. You will now be asked to complete a referencing form and pay an application fee* (see current fees below). The references comprise a previous landlord's reference, an employer's reference and credit score. In some cases we may also ask for a guarantor. Don't despair, we understand that not every tenant can provide every one of these references - if you contact our lettings team we will discuss the process with you.

    The Deposit

    The final event in your securing the property is the deposit. Most landlords ask for the equivalent of one month to six weeks rent in advance as a security deposit. The deposit is a safety net for the landlord to guard against the cost of replacing or repairing property damaged by the tenant.

    All tenants deposits must, by law, be secured within a registered government scheme and at Parkland Estates we are members of the Mydeposits scheme (www.mydeposits.co.uk). Once you are ready to move in we will explain how the deposit is held and you will be given a copy of the deposit protection form plus printed guidance about the MyDeposit scheme.

    Paying the Rent

    Rents are normally payable calendar monthly, in advance. You will therefore need to pay your first month's rent when you sign your Tenancy Agreement, together with your deposit (Please note, if you have a guarantor for your tenancy, they will also need to attend to sign the Tenancy Agreement). We can change the rent due date if necessary - contact our lettings team to discuss this further.

    Our lettings team will provide you with explanatory documents for all of processes involved in securing your tenancy, your obligations as a tenant and the moving out process.

    ADMINISTRATION FEES
    Our usual administration fee for tenants is £150 for the first person and then £110 for each additional person. Our fees cover referencing, check in, move out, etc; there are no other hidden charges. If a guarantor is required a £110 fee applies for their application.

    In general, all properties require the monthly rent and deposit paid in advance, however some landlord arrangements could differ. All of these figures are agreed before the administration fee is taken. Please note administration fees are non-refundable.

    In my spare time I love to travel and have been fortunate enough to visit a large number of countries.
