    Parsons Son & Basley was established in 1825 and is one of the oldest independent firms of Chartered Surveyors, Valuers, Auctioneers and Estate Agents in Sussex.

    Our Bognor Regis office was established in 2004 and Head Office is located in the city centre of Brighton along the South Coast. We also have offices in Chichester and Hastings, covering the whole of East and West Sussex and surrounding counties, from Bournemouth in the West to Worthing in the East.

    Our Bognor Regis office is conveniently situated close to the very heart of the town in Lennox Street and offers a wide range of services under one roof enabling us to provide an efficient and streamlined service to our Landlords and Tenants.  Parsons Son & Basley has grown from strength to strength since opening in Bognor Regis in May 2004.  In November 2004 we re-located to a larger office and have since twice expanded further into adjoining office space to enable us to accommodate additional staff to ensure that our high level of customer care is maintained.

    Our dedicated lettings team has approximately 72 years lettings experience between them at all levels and they are prepared to invest both the time and effort in order to provide the best possible personal service to both Landlords and Tenants.

    The lettings team is supported by an in house Property Management department which is responsible for looking after the properties on which we have been instructed to act in a Full Management capacity and which is committed to ensuring the smooth management of tenancies.  We also have an in house client account department to ensure a smooth and efficient service with regard to receiving and processing payments.  Having all of these services under one roof means that all departments can work closely alongside each other to provide the most efficient and trouble free service possible.

    We are proud to be members of the Association of Residential Letting Agents, the Royal Institution of Chartered Surveyors and The Property Ombudsman Scheme (Lettings) and we take our membership very seriously. This ensures that our clients receive a competent and consistent level of service which is answerable to standard guidelines and a complaints procedure.  Client Money Protection, which protects Landlord and Tenant funds against misappropriation is a further significant benefit.

    As a landlord you enjoy the same level of legal protection whether your property is let furnished or unfurnished and the rental levels are very similar although unfurnished accommodation is by far the most popular. We have a dedicated Property Management department which is responsible for looking after the properties on which we have been instructed to act in a Full Management capacity and which is committed to ensuring the smooth management of your property. The department has a list of approved and insured tradesmen to deal with every eventuality and we will carry out inspections of the property at regular intervals to ensure that it is being maintained in a responsible manner. Property Management would also be happy to organise and oversee any long term programme of upgrading, redecoration and repairs that you may require in your property. Should you be interested in this then please contact us and we will be happy to discuss your particular requirements and the terms for arranging such projects.  All tenants are required to pay their monthly rental by standing order and these funds are passed to you immediately less agreed deductions.  Should there be any late rental payments from tenants then you will be advised as soon as possible.  In our experience it is unusual not to be able to resolve an issue with a tenant by regular communication with them and you will be kept advised of progress all the while.  In the event that further action is required then we are able to advise you on the best course of action to recover the property and any outstanding debt.

ARLA is the only professional body that is solely concerned with the self regulation of letting agents and actively promotes the highest standards across every aspect of residential lettings and management in the private rented sector. ARLA members are required to work within a robust Code of Practice and there are comprehensive membership Byelaws to be adhered to. It is also vital for Landlords and Tenants to know that their money is safe. As ARLA members we are required to hold client money in a specially designated bank account, such bank accounts are reconciled and audited on a regular basis. The ARLA Client Money Protection Bonding Scheme automatically covers relevant money held in the client accounts of member firms against misappropriation by that firm.

    Please find below some useful information to assist you when considering renting through Parsons Son and Basley.

    Each property has a level of service 'Introduction Only' and 'Full Management'. INTRODUCTION ONLY - Parsons Son & Basley will carry out the usual reference enquiries, collect the initial monies from the tenants, carry out the inventory and arrange the signing of the Tenancy Agreement. Once these have been completed then the landlord will manage the tenancy and the tenant will liaise on all matters concerning the tenancy directly with the landlord. FULL MANAGEMENT - Parsons Son & Basley will carry out all of the above and in addition will manage the tenancy throughout with the tenant reporting to Parsons Son & Basley on all matters concerning the tenancy.

    A brief summary of Terms and Conditions for Letting through Parsons Son and Basley.  For full Terms and Conditions please request further information.

    HOLDING FEE. If you wish to reserve a property a small holding fee is required. This is subject to contract and references. Should you fail to take up the tenancy or fail the referencing, the fee is non-refundable.

    APPLICATION FORMS. These must be completed in full on line or in paper format and returned to Parsons Son and Basley within 48 hours of placing your holding fee. Please provide along with your completed application:

    • proof of ID (passport or photo driving license)
    • proof of current residence (recent utility bill or bank statement or council tax statement or a letter from your doctor or dentist).

    Failure to return these documents within the specified time will result in a failed application and the loss of your holding fee.

    GUARANTORS.  Under some circumstances a guarantor will be required (for example if you are in receipt of housing benefit).  Please request further details. If a guarantor is requested, they must be UK based and show that they can support their own outgoings as well as the rent (this is usually 2.5 times the annual rental of property in question). An application form will also need to be completed and signed by them. A legal guarantee agreement will also require signature.

    MONIES REQUIRED ON OR BEFORE THE DAY OF CHECK-IN:

    1. Tenant Administration Fee

    2. Tenant Guarantor Administration Fee (if required)

    3.  Agreement Fee

     3. First month's rent - One calendar months rent

    4. Security deposity - One and a half month's rent less   your holding fee (initially paid).

    SUBJECT TO CONTRACT: Acceptance of application forms does not grant the tenancy, as all lets are Subject to Contract until the Tenancy Agreement is signed.

    ENERGY PERFORMANCE CERTIFICATE: Please feel free to ask to see a copy of the Energy Performance Certificate for any of the properties that are offered for rental.

    HOW MUCH RENT CAN YOU AFFORD: There are certain financial requirements in order to pass referencing. Take the monthly rent you are aiming for and multiply by twelve months to get the annual rent. Multiply the annual rent by 2.5 (you need to be able to buy food and clothes etc), the final figure is the total salary required for the given rent. If there is more than one Tenant then the final figure is divisible by the number of Tenants, one can earn more than another so long as the final figure is met or surpassed.

    Tenants in receipt of housing benefit will be required to pay for Rental Warranty.  Please request further information.

    There are check out fees and renewal fees associated with this tenancy.  Please request further information.

    It will be a condition of a tenancy that tenants must arrange adequate contents insurance for the duration of the tenancy.  Please request further information.

    Karen Baker - FARLA -  Managing Director

    As well as being Managing Director I am the Residential Lettings Manager and Fellow of the Association of Residential Letting Agents.  Almost straight from leaving school my first role in lettings was at a firm of estate agents in East Wittering where I joined as the secretrary and then progressed to managing the expanding holiday letting and assured shorthold tenancy portfolios.  I joined Parsons Son & Basley in 2004 to open a new residential lettings office in Bognor Regis to add to our existing offices in Brighton and Hastings.  I am very pleased to say that our Bognor Regis office has been a great success and we opened a West Sussex Auction office in Chichester in 2012.

    I am genuinely concerned with providing the best possible service to both Landlords and Tenants. I believe that unfortunately it is now very unusual to receive a personal service in so many walks of life and it is important to me that our Landlords and Tenants can always speak to myself or one of my team who will personally deal with the query. All lettings staff attend regular legal training courses to ensure compliance with the latest legislation.

    Helen Roberts - MARLA - Negotiator/Inventory Clerk
    Helen was also previously employed in a holiday lettings/assured shorthold tenancy role and joined Parsons Son & Basley in 2005.  Helen is our negotiator and also deals with viewings,  inventories, check outs and deposit returns and has a high success rate for amicably agreeing the distribution of deposits between Landlords and Tenants. Helen thoroughly enjoys her varied and interesting role.

    Julie Padley - Residential Lettings Administrator
    Julie started her working life as a junior in Stevens Estate Agents in The Arcade in Bognor Regis and was soon promoted to negotiator.  When Stevens closed Julie went to work for many years as a mortgage advisor and then a number of part time property related roles and running her own property management company whilst raising a family. Julie joined Parsons Son & Basley in 2008 in our accounts department and, realising that she missed dealing directly with people, transferred to residential lettings in 2011. Julie is office based completing all of our lettings administration and thoroughly enjoys the challenge of the role and meeting so many different people.

    Aushra Berg - Residential Lettings Assistant
    Aushra is originally from Lithuania and, having lived and worked in England for 15 years, joined us in March 2013. Having previously been a teacher and now bringing two years experience in residential lettings with local companies to our team Aushra has the added benefit of speaking Russian, Lithuanian and Polish and is very much involved in the local community.  Aushra is responsible for dealing with our tenancy renewals, monitoring rental arrears and carrying out viewings and is thoroughly enjoying the demands of her new position with us.
