Sometimes this can prove to be costly and for the comparative price of having your car serviced, a valuation/survey can give you piece of mind on an asset/home which is likely to be the biggest spend you will ever make.

    The best way to reach an informed decision on such an important purchase as a home is to have a professional survey and valuation of the property.

    We have a proven track record for undertaking valuation and survey work for many private individuals, major banks, building societies and lending institutions during the past 30 years in the Lincolnshire and South Yorkshire area.

    Standard Report & Valuation

    This is the simplest and basic form of Valuation. It is not a survey but is similar to a mortgage valuation. The surveyor will inspect the property both inside and outside and will give an opinion of the property's current market value based on its general condition, age type, location and market conditions. The report will contain a summary of the property's general condition and alert you to any major defects and whether any further specialists report (e.g. damp and timber) are recommended. You will also be advised what figure you should insure the property for.

    RICS Homebuyer Survey

    This is becoming the most popular type of Report which buyers choose since its in much more detail than the Standard Report and Valuation. It provides you with all the basic information you need on condition and value before you commit to purchase. The report is designed for most modern and Victorian properties and includes comment on all visible sections of the property. It gives a simple traffic light condition for elements of the property so you know whether there any defects and problems which are urgent or significant. It is prepared on an easy to understand format and you also get a market valuation that indicates whether the property you are buying is good value for money plus a re-instatement cost figure for insurance purposes.

    Building Survey

    This is the most detailed type of report available and is sometimes referred to as a Structural Survey. It is particularly suitable for individual properties including large, extended or old buildings. The report will include full details of all visible elements of the building and items of disrepair and defect. It will also include information relating to the method of construction, condition of the structure and likely future repairs.     What are Energy Performance Certificates ...

    EPC's Contain

    Energy Performance Certificates contain information on your home's energy use and carbon dioxide emissions with a recommendation report with suggestions to reduce energy use and carbon dioxide emissions. Detailed estimates of potential energy use, carbon dioxide emissions and fuel costs. Details of the person who carried out the Energy Performance Certificate.

    Energy use and carbon dioxide emissions

    EPC's carry ratings that compare the current energy efficiency and carbon dioxide emissions with potential figures that your home could achieve. Potential figures are calculated by estimating what energy efficiency and carbon dioxide emissions would be if energy saving measures were put in place.

    The ratings measure the energy and carbon emission efficiency of your home using a grade from 'A' to 'G'. An 'A' rating is the most efficient, while 'G' is the least efficient. The average efficiency grade to date is 'D'. All homes are measured using the same calculations, so you can compare the energy efficiency of different properties.

    Around 27% of the UK's carbon dioxide emissions come from domestic homes. Carbon dioxide contributes to climate change.
