      It is crucial to see a mortgage adviser first, this will ensure you are viewing properties within your price range and being in receipt of an AIP (Agreement in Principle) will put you in a stronger position when you make the decision to offer. We can offer independent financial advice with one of our experienced and highly qualified advisers which will help you on your first step to becoming a home owner.

      Typically you will need to pay for the following:

      Survey fee (this will be payable to your mortgage provider), search fees (payable to your conveyance to start local search fees), stamp duty if applicable dependant on purchase price (payable to your conveyancer prior to completion) and of course your deposit (again payable to your conveyancer prior to completion).

      If you're buying a home that costs over £125,000, you'll have to pay Stamp Duty Land Tax on your purchase.

      Find out the rates, how to pay it and when it's not payable by visiting Gov.uk (https://www.gov.uk/stamp-duty-land-tax/residential-property-rates).

      For example, if your new home costs £175,000 you'll pay £1,000 (2% of the property value that falls within the relevant band).

      Finding the time to search all the Agents and sites can be a challenge.       Act quickly.... You should by now have your AIP in place. Decide what you would be willing to pay for the property and put your offer forward to Peapod. We will then negotiate with the vendor on your behalf to reach the agreed price. Once a price has been agreed you will need to speak to your mortgage adviser who will take you through the next steps.

      This is the most exciting part, when it all comes together. The keys for your new property will be held at our office, we will be informed by the conveyancer when the property has completed. We will then contact you to come to collect you keys. Don't forget to take your meter readings, in all the excitement there is still the formality of informing your utilities, once you have moved in sit back and enjoy...

      Yes. We can book you an appointment with an independent mortgage advisor who will provide you with initial advice for free. If you decide to proceed with a full mortgage application only then would there be a fee.

      We can provide you with details of local solicitors. We would advise you to compare prices as they can differ.

      This means that the owners of the property are willing to move out of the property and not enter in to a purchase that would be dependent on the sale. Sometimes, the house may be vacant already and the owner isn't purchasing another property so there will be No Chain.

      Under normal circumstances, once an offer has been accepted and you have been qualified as being able to afford the property (providing an agreement/decision in principle or bank statement) and proven your identity and address (providing a passport/driving licence and utility bill) then we mark the property under offer and would stop viewings and only note any interested parties. Once a valuation survey has been done we also put a sold slip on the for sale board.

      Since Peapod began we've never stopped listening, understanding and caring for our customers. We know that selling and moving home is one of life's biggest decisions, and most stressful experiences.

      I launched Peapod in May 2007 and have enjoyed building and making Peapod in to one of the leading estate and letting agents in Oldham. It has been Immensely hard work during some tough times but it has always been thoroughly rewarding. I am very proud of what we have achieved so far and I am looking forward to the next chapter and expanding Peapod.

      Before Peapod, I successfully ran my own mortgage advice business. This is something I am still involved in today and can provide fully independent advice on mortgages, life cover and general insurance.

      I am passionate about the property market and delivering a service we can all be proud of.
