    Let Only Service:

    • Advising as to the likely rental income, landlords' legal obligations and property preparation

    • Advertising and marketing the property, accompanied viewings and key holding

    • Screening prospective tenants and commencing references as appropriate

    • Negotiating terms of the tenancy and drafting the appropriate tenancy agreement between the tenant and landlord

    Let Only and Rent Collection Service:

    • In addition to the let only service, collecting rent which is then paid over to the landlord

    • Payments will be made by BACS followed by a detailed rent statement, forwarded to the landlord by email or post if requested

    • Contacting the tenants if rent is due and has not been received

    Full Management Service:

    • Providing a tailor-made package for your prospective tenancy

    • A dedicated property management team on hand to manage problems that may arise within the property

    • Access to a team of checked and verified local contractors

    • Liaising with utility companies at the beginning and end of each tenancy

    • Arranging and adhering to legal safety checks including Gas Safety Certificates, boiler services, electrical reports etc

RENTING A PROPERTY

    Penny & Sinclair, Independent Property Agents, are one of the market leaders in Oxfordshire having acquired an enviable portfolio of properties, and we are renowned for letting some of the finest in Oxfordshire.

    Our key focus at all times is that of providing an exemplary level of customer service. We value our relationship with both landlord and tenant which is testament to our repeat business year on year.

    A GUIDE TO OUR FEES

    Before you move in:

    Application and set-up fees:

    • £250.00 for a single applicant, couple or two sharers for rents up to £1999pcm

    • £400.00 for a single applicant, couple or two sharers for rents up to £2000pcm

    • £100.00 per person for three or more sharers

    • £40.00 per guarantor, (if applicable)

    The above charges cover referencing for applicable number of tenants, contract negotiation and the arranging of the tenancy agreement.

    Minimum of one months' rent is due in advance with the deposit that is equal to 1.5 months' rent.

    Deposits are protected by a Government authorised scheme. Further information available on request.

    Please note that the deposit rises to the equivalent of two months' rent when letting a property with pets.

    During your tenancy:

    • Tenancy renewal fee £125.00

    • Early termination fee £350.00 (subject to landlords' agreement)

    Unpaid rent/returned payments - interest is payable from the date on which the Rent was due until the date on which the Rent is actually paid. The interest rate will be 3% above the Bank of England Base Rate.

    At the end of your tenancy:

    A Check Out Fee will be chargeable at the end of your tenancy and the costing will be deducted from deposit upon confirmation. The fee for the Check Out report is dependent on the size/type of the property. This is conducted by a Third Party Independent clerk. This report is compared to the Inventory which is prepared prior to the tenancy commencing where the landlord covers this cost.

I ran the Lettings Department at Jacksons Residential from 2009 onwards and moved with the agency when it joined the Romans Group in 2014, sharing my expertise with my team and ensuring a top-class service is always provided to every customer.
