    Our dedicated property managers will carry out a thorough inspection, every 6 months, the first initial inspection being 3 months, with recommendation and detail of any improvements should they be required, giving reassurance that your property remains in good order.

Guide for Prospective Tenants

    Complete our Pre-tenancy Application Form to register for viewings, kept on our database for two months.

    If interested in a property, a one to one meeting will be made with one of our dedicated property managers to discuss all questions which you might have and take you through our step by step procedures.

    Property offered subject to satisfactory references, however this does not in any way form a contract or any obligation upon ourselves or landlord. References to be carried out by our independent referencing company. We will advise other applicants that the property is under offer. A Right to Rent check will also be carried out.

    A pre-arranged handover appointment at our office is required for collection of keys, signing of tenancy agreements. You will be provided with copies of Inventory & Schedule of Condition, legal documentation and utility information.

    You are responsible for your own contents insurance.

    You are responsible for arranging / notifying all the relevant utility companies, gas, electricity, water, telephone, council tax upon commencement of your tenancy.

    Gemma Ruffinato - Senior Lettings Manager
    Gemma joined our team in June 2004 with over 16 years' experience. Gemma has moved through the ranks from a Receptionist, Assistant Lettings Manager, Lettings Manager and now becoming Senior Lettings Manager. Gemma has grown with the company. Gemma enjoys overseeing the department and working with an outstanding team. Gemma enjoys her day to day involvement with her clients. Gemma is married, with two children and enjoys spending time with her family and socialising with friends.

    Tom Bishop - Lettings Manager
    Tom joined our team in 2012 as an Inventory Clerk. He progressed his career and became a MARLA Lettings Manager in March 2019. Tom is responsible for managing his own portfolio of clients, carrying out property inspections, inventories, final check-outs and rental valuations. Most importantly providing his clients with the highest levels of service. Tom in his spare time enjoys running, paddle boarding and hiking.

    Carmela Borrello - Receptionist/Administrator
    Cam joined our team in October 2021 as a Receptionist/Administrator/Negotiator. Cam is responsible for welcoming visitors and answering calls. Cam assists the Lettings Managers with Repairs, arranging appointments/viewings, Reference checks and general day-to-day administrative duties. Cam enjoys spending quality time with her partner/family and socialising with friends.
