    Shared ownership is another way to buy your own home. You buy a percentage, and pay rent on the rest. We own part of it - but you're living there, you decorate it, and you decide when to sell.

    Nottingham Community Housing Association (NCHA); one of the largest locally-based housing groups in the East Midlands. We manage over 10,000 homes across the East Midlands in Nottinghamshire, Derbyshire, Lincolnshire, Leicestershire, Northamptonshire and Rutland.

    We've been developing new homes since 1973, and are working in partnership with 19 local authorities to build new affordable homes that meet local needs. This includes homes for sale, rent (at affordable rents, as well as market rents), shared ownership, and 'try before you buy' schemes.

What is shared ownership?

    Who qualifies?

    Anyone who does not currently own or part own a property and has a household income of less than £80,000 per year can apply.

    The properties are sold on a 990 year shared ownership lease. In addition to the rent a monthly estate service charge is payable.

    How to apply

    All of our active shared ownership properties are advertised on our website along with any up and coming developments. If you are interested in one of our shared ownership properties, you can apply by completing our online application form. 

    Please note that we cannot accept applications without a specific address or development name, as we are unable to hold applications on file due to GDPR.

    Your affordability will be assessed based on the information you provide on the application form. NCHA will make an offer based on the amount you can afford, between 25 - 75%. If your application is successful a non-refundable reservation fee of £350 is required to reserve your new home, this amount goes towards your deposit on completion.

      "We had been renting but desperate to become homeowners. It took us two years of house hunting as we struggled to find something within our affordability in the area.We had done a lot of research into the government schemes as we needed help to get us onto the property ladder. So when we came across this house on Rightmove which was available to buy with the help of shared ownership we felt that we were in a position to move fast.We instantly fell in love. We knew it was the house for us. 

      We called the NCHA Sales office on a Thursday to find out what we needed to do. They guided us through the process and over the weekend we had a mortgage offer approved. By the following Thursday we had signed and sealed the deal for this house. It was unbelievably quick but it felt so right. The house was still being built so we had signed off-plan. We used to drive past every day on the way to school hoping the builders would hurry up! 

      On completion, we collected the keys and then organised for the flooring to be fitted before we moved the family in. Everyone on the new development has moved in now and the neighbours are lovely. The children next door go to the same school, so we are already making friends. Our dream was also to own a dog and a cat, which we were not permitted to do in our rented house. Lisa our French bulldog joined our family in the first month of being in the house and we are so happy.

      The whole experience has been so easy for us and we would recommend shared ownership to others. We have a brand new house in the location we want to live, and a place to call home."

      "We were really keen to buy. We wanted to buy a really nice house in a great area, but our finances didn't quite stretch to that. I didn't know anything about shared ownership, so I did a quick Google search and read lots of positive reviews from others who had brought houses that way. 

      The sale went through whilst we were in Cyprus. We brought off plan and didn't even see the house until we got the keys! Luckily we loved it! With all our communications with NCHA going through email, it was pretty easy really.

      "I sold my family home and moved to Brailsford a few years ago to take up a work opportunity in Derby.  I'd rented here for a few years and love it, but when my landlord decided to sell the house I was living in, I was stuck. I'd looked at the new houses being built in the village, but the prices are so expensive. I had money from my house sale but it was not enough to buy a property here and I didn't want to be taking on a mortgage so close to retirement. 

      I'd never heard of shared ownership before a colleague mentioned it. They don't realise that you get the option to buy more as you can afford it. If someone is considering shared ownership, my advice is to just go for it!"
