Lettings Particulars: Your property will benefit from accurate well presented lettings particulars all of which will have colour photographs. Details of your home will always be approved by you.
Mailings & Telesales: When instructed to market a new property we will always attempt to contact our potential tenants (priority given to those who can proceed soonest) by telephone, if unsuccessful we will immediately send approved particulars which will again be followed up by telephone.
Advertising: We use newspaper publications to advertise your property always at their best and in colour, such as in the Surrey Herald and Informer.
Internet: Your property will be advertised on Internet sites to ensure that potential tenants further afield and indeed abroad are aware of its availability.
Viewings: All viewings can be accompanied either in your (or your tenants) presence or absence by a qualified member of staff.
Mortgage advice: Premier Lettings have teamed up with Libra Financial Planning who are situated in our Addlestone office. They provide unbiased independent mortgage advice from all UK lenders giving you access to products which may not be available through many High Street lenders, including “portfolio” mortgage products for landlords with multiple properties. They have a team of people whose aim it is to provide a smooth and professional service at all times.
Referencing: Premier Lettings use an independent referencing agency to undertake credit checks and obtain references on prospective tenants.
Tenancy Agreements: Assured Shorthold Tenancy Agreements (AST) are sourced from The Association of Residential Lettings Agents (ARLA). Company Let Agreements are sourced from the National Association of Estate Agents (NAEA) Solicitors. Landlord specific clauses can be added and amendments made where required.
Lettings and the Law: We subscribe to a Legal Help Service provided by an industry recognised firm of Solicitors that specialise in Landlord and Tenant Law as recommended by ARLA and the NAEA.
Inventory: Inventories and Schedules of Condition are prepared. These will include details of the property condition, evidence of existing wear and tear and include photographic records. These are important documents under the new deposit legislation.
Deposit Handling: As current legislation dictates, deposits must be protected in one of the three Government approved schemes. This can be arranged on your behalf.
Managed Service: A comprehensive management service is available. A package can be tailored to your requirements. Services that can be provided (either directly or through business partners) include: Landlords Gas Safety Certificates, Electrical Safety Reports, PAT testing, Landlord Rent Guarantee & Legal Costs Insurance, Tenant Check In and Out, Regular Property Inspections, Property and Appliance Maintenance and Repairs, etc…
EPC: Current legislation dictates that residential lettings properties are required to have an EPC (Energy Performance Certificate). An EPC can be provided.
Rental Payments: We monitor our bank account on a daily basis and forward rent due as soon as it is received. Any rent not received by the due date is chased straight away. We regard prompt rent payments as a key differentiator between our service and the service offered by other agents.
Periodic Inspections: We conduct periodic inspections to check that your tenants are adhering to the terms of the tenancy and are looking after your property. In addition to the inspection report we are able to email you photographs taken during the inspection.
Overseas Landlords: We have a relatively large number of overseas landlords and are experienced at providing the service they expect, including reporting to the Inland Revenue Centre for Non Residents as appropriate.
Void Periods: We always attempt to minimise the time between tenancies and always attempt to move in new tenants the following day (or a few days) after existing tenants have vacated. We will always contact you to advise if pricing action should be considered.
Tenancy Extensions: Where we are providing a rent collection or managed service we will contact both yourselves and your tenants approximately 2-3 months before the end of the “Fixed Term” of the tenancy to discuss Tenancy Extensions and Renewals. With your agreement we will extend or renew the tenancy for a new minimum “Fixed Term”.
