Prescott Hall Tenants Terms & Conditions

    Once the terms of the tenancy have been agreed, all applicants over 18 will be asked to complete an application form unless they are to be Permitted Occupants. We will take up references on behalf of our client, namely, employer, bank, character, and previous Landlord references. Full credit checks are made on every applicant. The referencing fee is payable prior to any application being processed and will hold the property for you whilst the reference checks are carried out. The fee is £120 inc vat per applicant and £300 inc vat for a company application. The Guarantor fee, if required, is £60 inc vat. (However, it it may not be apparent until your referencing is completed that you require a Guarantor) . Please note that referencing fees are non-refundable unless the Landlord withdraws the property from the market . There is a charge of £40 for each permitted occupan t. Personal cheques are acceptable along with cash, bankers draft or building society cheque. All cheques should be made payable to Prescott Hall Lettings Ltd. If you require any amendments to the tenancy agreement at any point after your application has been submitted to the referencing agency or during the term of your tenancy, there will be a charge of £60 inc vat per amendment payable in advance .

    Each tenant, permitted occupant and, where applicable, guarantor will have to provide proof of residency (ie driving licence, utility bill, etc) and proof of ID (ie driving licence or passport) before any reference checks are carried out. Please note a driving licence can be used for proof of residency or proof of ID but not for both. Additionally, in order to comply with the Immigration Act 2014 any applicant who is not a citizen of Britain, EEA or Switzerland will be required to produce a copy of a current passport and visa entitling them to reside in Great Britain.

    If the Landlord allows you to have a pet in the property there is a £35 inc vat charge if agreed before the tenancy agreements are signed or £60 inc vat thereafter.

    On signing the Tenancy Agreement there will be an administration fee of £150 inc vat per property, plus one and a half month's rent as a security deposit, together with the first months' rent which is payable in advance by the Tenant(s), bankers draft or building society cheque is acceptable along with debit and credit cards (subject to a fee of 0.50p for debit cards and 2% for credit cards) NO CASH WILL BE ACCEPTED. At the conclusion of the Tenancy should everything be satisfactory the deposit will be refunded in full.

    Unless otherwise stated, all properties will be let under an Assured Shorthold Tenancy Agreement as defined by the Housing Act 1988 (amended by the 1996 Act). Should you wish to extend your Tenancy at the end of the term, provided the property is available for a further period, a charge of £50.00 inc vat will be payable at this time.

    If a reference for another agent/mortgage is required then a charge of £35 inc vat is payable in advance.

    RICHARD PRESCOTT (Director)
    Richard has a vast knowledge of the local property market, with more than 20 years experience of letting properties in Chester and the surrounding areas. He founded Prescott Hall in 2008 with his wife Carole, when he bought the lettings department he developed from another local agent. He has a hands on role in the business and is delighted to share his knowledge and give his advice to both new and experienced landlords. Richard's next challenge is to grow Prescott Hall market share in the sales sector.

    Jane is our office based lettings negotiator. She has worked in lettings for 15 years, covering a wide number of areas between the Wirral and Cheshire and has now worked for Prescott Hall for 5 years. She has an in depth knowledge of current legislation relating to all aspects of letting properties.

    CAROLE PRESCOTT (Property Maintenance Coordinator)
    Carole has been involved with Prescott Hall since its inception in 2008. She is the wife and business partner of Richard, and provides support to tenants and landlords whenever an issue with the upkeep of a property arises. Carole has a excellent working relationship with our many contractors and aims to resolve any issues in the shortest time scale possible from the instance it is first reported.

    Thuin has 15 years experience of lettings gained through working for several agents in Chester, both independent and corporate. Thuin supports both sales and lettings departments, and will accompany viewings, carry out property inspections, and can provide advice to landlords on rental valuations and how best to market your property. He has an impressive knowledge of both the local property and business markets.

    KIRSTY DIGGORY (Administrator)
    Kirsty is the youngest member of our team. She joined Prescott Hall in March 2015 and is responsible for supporting landlords and tenants by taking care of their monthly statements, deposits and tenancy agreement renewals to mention just a few. Since undertaking work experience at several other agents while studying for a Business Administration I.C.T. Level 3 qualification, Kirsty decided to focus her career on the property industry.

      When Probate is required to an estate, the property involved requires a special level of care. The process may be complex and can come at a time of emotional strain for the family and Executors involved. Prescott Hall offer a comprehensive service, tailored to your family needs that is designed to take away the worry of dealing with the property and attend to any issues that arise. We will provide the professional and responsive approach you will be able to rely on.

      Single Point of Contact

      As 'Agent for the Executors' we will act as the primary contact for all matters relating to the probate property. As Prescott Hall does not utilize automated phone systems, you will benefit from a member of our team being just a phone call or email away.

      Advice

      We will provide you with much more than a standard market appraisal for probate purposes. Alongside this we will include advice on the best method of sale, on what might need to be done to the property to prepare it for sale, and on any clearance, tidying or improvements that would be beneficial. Our report will be thorough and will include all of the property information required for the executors to consider when making estate planning decisions.

      Prescott Hall can also provide you with a rental market appraisal in its current condition and once any suggested works have taken place. This will help the executors to decide on the best course of action to either keep and rent or sell the property.

      Prescott Hall can also provide additional services as part of your probate package. These optional extras are designed to provide piece of mind that your property is secure and not susceptible to cosmetic decline while it is unoccupied.

      · Disposal of Unwanted Furniture - often properties that are subject to probate contain the possessions of the previous owner that may require clearance. Prescott Hall can provide a trusted contractor that can undertake this task - prior estimates will be supplied and a full and complete clearance carried out.

      · Winter Drain-down - during winter months, if a property is empty and the heating is unused, cold spells can freeze water within heating systems, and can sometimes cause damage to pipes, leading to potentially damaging leaks. We can provide a reputable Gas Engineer to drain down the system to avoid this particular hazard.

      · Security Visits for Insurance Purposes - We will agree a programme of regular drive-by inspections and security visits and checks of the property necessary to comply with insurers' requirements.

      · Preparation for marketing - Empty properties may need to be prepared for sale or letting purposes. Our property management service can arrange clean-up work, deal with security improvements and maintain gardens while the property is vacant.

      Due to our extensive portfolio of properties that we manage for our landlords, we have built a strong database of contractors that can provide support seven days a week. All our contractors have the required level of skills, experience and are covered by public liability insurance, so you can be rest assured your property is in safe hands.

You may then instruct Prescott Hall to carry out a probate market appraisal and supply a detailed report with recommendations. This is charged at a basic rate of £120 (inclusive of VAT) which is deducted from your final invoice should we go on to market the property for sale, find a buyer and contracts are exchanged.
