    For tenancies extending or renewing beyond the original term, including periodic tenancies, Proffitt & Holt's commission fees will be charged at the above rates.

    Tenancy agreement - no charge

    Registration and lodgement of the tenants security deposit - £84.00 (including VAT at 20%)

    Additional services (if required)

    Energy Performance Certificate with a floor plan - £99.00 (including VAT at 20%)

    References

    References are taken up on all prospective tenants using an approved referencing company, in order to satisfy landlords that their property is likely to be well looked after and that the rent will be paid on time. Each prospective applicant is liable to pay an administration charge of £150 (includes VAT at 20%). The administration charge is non-refundable in the event that references prove unsatisfactory or the tenant withdraws the application before completion. If inconclusive information has been obtained on the prospective tenant it will be necessary to provide a guarantor to act as security for the term of the tenancy. Additional references for the guarantor will be charged at the same rate. The guarantor will need to be a UK resident and will have to provide similar references to those required for the proposed tenant. The references will be forwarded to our client (the landlord) for their approval. If the references are acceptable we will draw up the tenancy agreement. In other cases it may be appropriate to ask that all the rent is paid upfront in advance at the start of the tenancy.

    Deposit

    A deposit equivalent to one months rent plus £200, (the additional £200 is non refundable in the event of the tenant pulling out of the deal and is to be paid as a reservation fee at the time the reference payment is made) the deposit will be held in a client account with our management department as part of the tenancy deposit scheme, for the duration of the tenancy to offset any costs to remedy any breach of the tenancy agreement. The deposit can not be used as the last months rental payment.

    Tenancy agreements

    We have different forms of tenancy agreement, which specifically cater for both the landlord and tenants needs. It is important that you read your tenancy agreement carefully and make sure you understand all the clauses in it. Anything you do not understand can be explained by our Lettings Manager. Please note that unlike many of our competitors, we do not charge either tenant or landlord for tenancy agreements.

    Share of tenancy renewal

    A fee of £90 (includes VAT at 20%) is payable. We will discuss the length of the new term, draw up a new contract and ask you and the landlord to sign.

    Initial month's payment

    The first rental instalment, plus deposit, must be received in cleared funds before the date the tenancy commences.

    Inventory and check-out fees

    Before the tenancy commences an Inventory clerk will draw up an Inventory to provide a detailed schedule of condition of the property together with its contents. The Inventory is a form of protection against disagreements at the end of the tenancy. Preparation of the Inventory is charged to the landlord. There may be a check out fee payable by you depending on what arrangements the landlord makes.

    To make things clearer for you, please find below a schedule outlining the costs involved:

    Pre-tenancy

    Non-refundable holding deposit*: £200 per property

    Administration/referencing fee: £150 per applicant (includes VAT at £20%)

    Guarantor referencing (if required): £150 per guarantor (includes VAT at 20%)

    Tenancy agreement and administration: No charge

    Security deposit*: Equal to one month's rent, plus £200. For example, if the monthly rent is £1,000 pcm, the security deposit will be £1,200. The non-refundable holding deposit paid initially will form part of the security deposit.

    First month's rent: payable in advance of the tenancy start date.

    During your tenancy

    Share of tenancy renewal: £90 per tenancy (includes VAT at 20%)

    End of tenancy

    Check-out fee: £96 to £114 per tenancy (includes VAT at 20%). Inventory prices are based on the number of bedrooms in a property and the furnished or unfurnished status. Please ask for exact prices for a particular property.

    *The above listed figures are our standard fee and deposit amounts. On some properties our landlords may ask for a larger security deposit and/or for us to collect a larger holding deposit. If there is a specific property you are interested in, please ask us to confirm the figures for you.

    Paul Sackett, Director
    Paul first cut his teeth in agency back in 1993 with London firm Donaldsons (now part of DTZ), before further spells in the capital with prominent firms KFH and Chard. "Competing on a daily basis against some of the hardest, sharpest and, dare I say in some respects, least ethical agents in the country certainly teaches you a thing or three about agency!" After 13 years, Paul decided to swap London life for the countryside, and joined Proffitt & Holt as the sales manager for Kings Langley in September 2006. A promotion to Senior Manager followed in April 2008 and in March 2011 Paul was appointed Director of Sales, a role he cherishes. "I'm very lucky really! I love this firm and everything we stand for. I'm surrounded by some of the most talented managers, negotiators and support staff in the business, some really quite outstanding individuals - they give everything!"

    Jackie Goss, Assistant Manager
    Jackie joined Proffitt & Holt in February 2016 as Assistant Sales Manager for Kings Langley. Prior to this, Jackie worked for Savills for 15 years, joining as a Sales Negotiator in 2001 and then promoted to Associate in 2007. From 2008, she worked for just over four years on New Homes, successfully launching many new developments during this time. In 2011, Jackie returned to residential sales where she found properties for many happy buyers. Working on market appraisals has given Jackie the opportunity to understand the clients' motives for selling.

    Russell joined Proffitt & Holt in 2008 and has over 20 years of experience in the lettings industry having worked for a number of prominent independent agents in the area.     Pat Hogan
    Mortgage Advice Bureau at Proffitt & Holt - Pat joined Proffitt & Holt in 2002 after 17 years in Financial Services working with FTSE 100 Banks and Life Insurance Companies. He has over £100,000,000 of lending under his belt and is Cemap qualified with experience in all sectors of financial planning, although he now specialises in the mortgage and protection market. Pat firmly believes in providing excellent customer service and considers the relationship with his clients to be the key to success with many clients coming back to see him for advice when they are looking to move home. He is independent with access to the whole of market, and as part of the Mortgage Advice Bureau Network which provides even greater backup and access to many specialist lending providers, allows him to provide a 'one stop shop' service.

    Harry Prynn, Senior Negotiator
    Harry began his career in estate agency in 2011 working in the competitive market of Hemel Hempstead, his skills were naturally suited to the job and he soon became their top sales negotiator. Leaving to join Proffitt and Holt at their Kings Langley office in 2013, he is now excelling in the villages and the community that he knows so well. Harry was born in Chipperfield and has lived in the area all his life until his recent move to Berkhamsted. When talking to Harry his love for the area is evident as he has a genuine and profound interest as well as an extensive knowledge of the local property market. He first realised his interest for property while growing up when his Dad was working on turning run down properties into family homes. As one of our youngest members of staff, Harry is keen to prove himself and goes above and beyond, to obtain great results and maintain good relationships with all his clients. He has great communication skills and an easy going nature. He is also qualified as a member of the National Association of Estate Agency in 2012, having studied for and taken a range of testing exams relating to the residential property market. If Harry is not out with friends or walking the dogs, he will spend his time indulged in his hobby as a car enthusiast.

    Nia Wilson, Negotiator
    Nia joined Proffitt & Holt in 2013 after completing the residential sales training programme with Estate Agency All Stars. Whilst at University in Southampton, she developed an interest in the property industry after moving three times during her time there! Enjoying new challenges, she applied and attended the training programme run by the well-known estate agency trainer, Julian O'Dell. She achieved 100% in her final exam and was welcomed to the Proffitt & Holt team soon after. Nia has lived in Croxley Green since she was seven years old and has a great local knowledge of the area, as well as a personable and friendly nature. Always willing to help, Nia is throwing herself into her new career and is ready for the challenges ahead.

    Shirley joined Proffitt & Holt in 2014, having worked for 19 years for a small company of Chartered Surveyors.     Nicola joined Proffitt & Holt in January 2016 as a Viewing Assistant for Kings Langley. She graduated in 2012 from the UK Centre of Excellence of Event Management with first class hons and worked in marketing for around three years for the automotive industry. Prior to that, Nicola worked for an event company where she ran the BAFTA Awards for two consecutive years, as well as two of the Harry Potter world Premiers. Nicola moved to Kings Langley in 2014 when she purchased her first property with her fiancé.

      At Proffitt & Holt, we totally understand how stressful buying a new property can be. We also recognise that it is probably the most important and expensive transaction you're ever likely to undergo.

      We're here to help you every step of the way, making sure your journey to buying your property is as stress-free as possible. So, to enable you to unravel the complexities of this process, we've set out below a brief overview of the various procedures involved.

      Registration: The first requirement is for you to register your details and property specifications at our Kings Langley branch. Our database features hundreds of properties and we're sure that with our local knowledge and expertise, we'll be able to find you a property to suit your needs, be it a straightforward move or a 'Buy to Let' investment.

      Viewing: Our offices are open Monday - Friday 9am until 5.30pm and on Saturday from 9am until 5pm to arrange those all-important viewings of your selected properties.

      Mortgage: Through our partnership with the Mortgage Advice Bureau (MAB), we can provide you with a premier mortgage service where our expert advisers can offer you a range of exclusive deals you won't find anywhere else on the high street.

      Making your offer: Once you have located your ideal property, your offer will be submitted by us to the vendor for their consideration.

      Accepted offer/instructing solicitors: Through our award-winning conveyancing partner, Premier Property Lawyers, we can make sure that all of the legalities of your property transaction are covered, helping your sale move forward as efficiently and stress-free as possible.

      Survey: The next step is to obtain the mortgage valuation, as required by law. This will be conducted by a Chartered Surveyor acting for your lender. The report is to provide a valuation to determine whether the amount to be loaned is secure and also deals with the basic condition of the property.

      Searches: These are conducted by the buyer's solicitor who submits a local authority search to the local borough council. Its purpose is to ascertain if there is any planning consent previously granted on the property or if there are any other local issues which may have an impact on the purchase.

      Draft contracts: The draft contract is drawn up by the seller's solicitor and is forwarded to the buyer's solicitor for consideration.

      Mortgage offer: The lender is now in possession of the mortgage valuation survey and, subject to the findings of this report, receipt/approval of the mortgage application and provided all references and checks have been conducted satisfactorily, the lender will send a formal mortgage offer to the buyer and their solicitor. The document is then signed and returned and funds requested by the buyer's solicitor.

      Exchange of contracts: Once the contract has been signed by both parties, a deposit (normally a small percentage of the purchase price) is paid by either bank transfer or banker's draft. At this stage, the parties agree on a date for completion.

      Completion: Completion usually follows a few days or weeks after exchange of contracts. The balance of the purchase price is transferred by the buyer's solicitor to the seller's solicitor and the keys released.

      Congratulations, you are now the owner of your new property!

      Paul Sackett - Director of Sales
      Paul first cut his teeth in agency back in 1993 with London firm Donaldsons (now part of DTZ), before further spells in the capital with prominent firms KFH and Chard. "Competing on a daily basis against some of the hardest, sharpest and, dare I say in some respects, least ethical agents in the country certainly teaches you a thing or three about agency!" After 13 years, Paul decided to swap London life for the countryside, and joined Proffitt & Holt as the sales manager for Kings Langley in September 2006. A promotion to Senior Manager followed in April 2008 and in March 2011 Paul was appointed Director of Sales, a role he cherishes. "I'm very lucky really! I love this firm and everything we stand for. I'm surrounded by some of the most talented managers, negotiators and support staff in the business, some really quite outstanding individuals - they give everything!"

      Jackie Goss, Assistant Manager
      Jackie joined Proffitt & Holt in February 2016 as Assistant Sales Manager for Kings Langley. Prior to this, Jackie worked for Savills for 15 years, joining as a Sales Negotiator in 2001 and then promoted to Associate in 2007. From 2008, she worked for just over four years on New Homes, successfully launching many new developments during this time. In 2011, Jackie returned to residential sales where she found properties for many happy buyers. Working on market appraisals has given Jackie the opportunity to understand the clients' motives for selling.

      Harry Prynn - Senior Negotiator
      Harry began his career in estate agency in 2011 working in the competitive market of Hemel Hempstead, his skills were naturally suited to the job and he soon became their top sales negotiator. Leaving to join Proffitt and Holt at their Kings Langley office in 2013, he is now excelling in the villages and the community that he knows so well. Harry was born in Chipperfield and has lived in the area all his life until his recent move to Berkhamsted. When talking to Harry his love for the area is evident as he has a genuine and profound interest as well as an extensive knowledge of the local property market. He first realised his interest for property while growing up when his Dad was working on turning run down properties into family homes. As one of our youngest members of staff, Harry is keen to prove himself and goes above and beyond, to obtain great results and maintain good relationships with all his clients. He has great communication skills and an easy going nature. He is also qualified as a member of the National Association of Estate Agency in 2012, having studied for and taken a range of testing exams relating to the residential property market. If Harry is not out with friends or walking the dogs, he will spend his time indulged in his hobby as a car enthusiast.

      Nia Wilson - Negotiator
      Nia joined Proffitt & Holt in 2013 after completing the residential sales training programme with Estate Agency All Stars. Whilst at University in Southampton, she developed an interest in the property industry after moving three times during her time there! Enjoying new challenges, she applied and attended the training programme run by the well-known estate agency trainer, Julian O'Dell. She achieved 100% in her final exam and was welcomed to the Proffitt & Holt team soon after. Nia has lived in Croxley Green since she was seven years old and has a great local knowledge of the area, as well as a personable and friendly nature. Always willing to help, Nia is throwing herself into her new career and is ready for the challenges ahead.

      Amanda Osborne - Sales Progressor
      Amanda joined P&H in 2014 and we are delighted to have her as part of our team as she brings with her a wealth of experience in the property industry having worked as a solicitor specialising in property law, initially in the commercial field and more recently residential property. She has a 2/1 honours degree in Law from Nottingham University and worked for a large commercial solicitors practice in Leeds prior to working in Watford. Amanda lives locally in Bovingdon and works as a Sales Progressor for all three offices where she helps to ease the progress of the sales, from offer to completion. She is married with a daughter and enjoys skiing, gardening and walking and is currently trying to improve her French!

      Clare lives locally in Chipperfield with her family and joined Proffitt & Holt 2014 as a viewing assistant. Her role has now changed into a Sales Progressor for all three offices where she helps to ease the progress of the sales, from offer to completion.

      Pat Hogan, Mortgage advisor
      Pat joined P&H in 2002 after 17 years in Financial Services working with FTSE 100 Banks and Life Insurance Companies. He has over £100,000,000 of lending under his belt and is Cemap qualified with experience in all sectors of financial planning although he now specialises in the mortgage and protection market Pat firmly believes in providing excellent customer service and considers the relationship with his clients to be the key to success, many clients coming back to see him for advice when they are looking to move home. He is Independent with access to the whole of market and as part of the Mortgage Advice Bureau Network which provides even greater back up and access to many specialist lending providers allowing him to provide a 'one stop shop' service. His claim to fame is that Sir Steve Redgrave was one of his clients. Pat has lived in Abbots Langley for over 20 years, is married with three children and enjoys spending time with his family, as well as playing squash and some running, having successfully, albeit slowly, completed two London Marathons and nine Great North runs.

      Shirley Ball, Administrator
      Shirley joined Proffitt & Holt in 2014, having worked for 19 years for a small company of Chartered Surveyors. She was born and bred in Watford and moved to Kings Langley in 1996 when her children were 3 and 6. In her spare time, Shirley enjoys Salsa dancing, walking, shopping and eating out, and in the summer months a lot of her time is spent gardening.
