    5. ViewingsWith your property now being marketed, requests for viewings should start to roll in. Prospective tenants will always want to look around your property at least once. Your Letting Agent will arrange times for viewings that are suitable for all parties involved. Most agents will hold a key to your property in order to carry out viewings in your absence.With Quealy & Co a member of our team will always accompany prospective tenants around your property.
    6. Selecting the Right TenantProperty viewings will start to generate interest and offers will be made from prospective tenants looking to rent your property. There is always an element of risk with letting a property, but an experienced agent will know when not to proceed with an application. The most appropriate type of tenant can also depend on the type of property and your own specific circumstances. Quealy & Co carry out strict referencing procedures using a specialist independent referencing company who demand the highest standards in the industry. This essential and detailed process gives us an understanding of tenants' personal and financial circumstances in addition to previous agent/landlord/accountant references. Typically, we will negotiate any special conditions that are required and ensure that those conditions are properly inserted into a tenancy agreement.
    7. Setting Up the TenancyWhen the right tenant has been found, there is some paperwork that needs to be completed before the tenancy can begin. Normally, the tenants must complete a credit check, tenancy agreements need to be drawn up and an inventory recording the contents and condition of your property arranged. You will also be required to supply an Energy Performance Certificate (EPC) to the tenant if this is the first time you have let or re-let your property since 1st October 2008. Once you have an EPC it is valid for 10 years but will have to be supplied to all new tenants.Regardless of the Service Level you chose, Quealy & Co will take care of the paper work for you. We ensure all tenants pass their credit check, draft an approved Tenancy Agreement and arrange an independent inventory/schedule of condition. We can also organise an EPC for you.
    8. The Final StagesWhen all the necessary paperwork is completed, it is time for the Tenancy Agreement to be signed, a deposit and first month's rent to be paid, and for the tenant to take residence in your property.Acting as your agent, Quealy & Co will sign the tenancy agreement on your behalf and collect all monies due before releasing the keys for your new tenant to move in! We will also process a standing order in respect of future rental payments.Please note: As part of the Housing Act 2004 the Government has introduced tenancy deposit protection for all Assured Shorthold Tenancies in England and Wales. Any deposit paid must be registered with a government approved scheme within 14 days of receipt. You will also need to consider the amount required for a deposit (usually equivalent to 1.3 months rent) and any arrangement fees that have to be paid prior to the commencement of your tenancy. Remember, you will be responsible for all utility bills and Council Tax so you should factor these into your calculations too.
    2. Find the Right PropertyAs soon as you have your criteria in place and know what price range to look in, one of the first steps to finding your dream home is to register your details with us either by calling on 01795 429836, dropping into our office on the corner of Park Road and West Street in Sittingbourne. You should bear in mind that most landlords are looking for tenants to move in 2-4 weeks time.Once we have a clear understanding of your requirements you will receive a selection of properties that match your criteria. We can also keep you constantly up-to-date via email.Once you have shortlisted your favourite properties, contact us to arrange viewings at a time suitable to both parties. Our offices are open from Monday to Friday 8.30am to 6.00pm and Saturday 9.00am to 5.00pm.We can arrange to meet you at the office or at a particular property, but will ensure that you are accompanied on all viewings and that we are on hand to answer any questions.
    3. Agree to RentAs soon as you have found the ideal property, let us know that you would like to go ahead and we will contact the landlord for you.At this stage, we will require you to complete reference forms and provide the application fee. A reference check is carried out for all tenancies and will check credit scores, employment and with past landlords if applicable.
    4. Sign the Tenancy AgreementAssuming there are no problems with your references, we will be able to continue with the lettings process. We will handle all paper work for you and ensure that your deposit is properly protected.An Assured Shorthold Tenancy Agreement will be provided, making note of any special conditions that you and your landlord have agreed. Amongst other things, the Tenancy Agreement will detail:
    • The duration of the Teancy
    • The Tenancy start date
    • How much rent to you will have to pay and how often
    • Your rights as a tenant
    • Your landlord's responsibilities
    We are more than happy to answer any questions you may have.Once you have carefully read and signed the Agreement, return it to us with the deposit and first month's rent in advance so that the landlord (or Quealy & Co acting on behalf of the landlord) can also sign where required.
    5. Move InWhen all the paper work is done and the deposit and first month's rent are paid, you are free to move in. We will arrange for you to collect the keys from our office, along with the independent inventory report on the date stated in your tenancy agreement.The inventory report lists every item in each room of the property along with a statement of its condition. This document is used at the end of your tenancy to assess any damages that may have occurred. You have the right to check the inventory and comment on any discrepancies you notice before returning it to us.

An opportunity came to us in 2005 and Dee set up Quealy & Co Residential Lettings Ltd with long standing friend Stuart Reynolds.     I had a very enjoyable 28 years working for the HSBC Group in London and overseas, from the time I left Borden Grammar School until I left them in 2003. I held various positions within the operational and Head Office Finance functions of the Group. I did some further work for HSBC and also some property development before joining Dee Quealy to set up Quealy and Co Residential Lettings in 2005 as a separate entity to the Sales and Financial Services businesses. Whilst separate, there is very close cooperation between us. I believe that my accounting background fits well with the sales and marketing skills of the rest of our team. We pride ourselves on our membership of ARLA, NAEA and The Property Ombudsman Service. We are committed to investment in our staff and allocate a significant annual budget to the training opportunities available to us from industry specialists. Apart from my time abroad with HSBC, I have lived in the Sittingbourne area all my life, which I feel gives me a great foundation for my current role.

    My background stems from working in both a sales and marketing environment to which I also hold a BA Hons in International Business Management. I joined Quealy & Co in 2015 as a Lettings Negotiator and following much training and development I have now progressed to Lettings Valuer. My day-to-day role involves new business generation, keeping landlords up to date with changes in legislation, providing accurate rental valuations, developing marketing strategies and facilitating a let through to move in. The forever evolving property industry has always intrigued me and it is something I have a real passion for. I have been fortunate with the level of continual training and expertise provided since joining Quealy & Co. This has enabled me to achieved my Level 3 Technical Award in Residential Lettings and Property Management with NFOPP's allowing me to become an accredited member of the lettings association. It's an absolute pleasure working for a company that invests so much into their staff and takes such pride in the level of service they offer their clientele. In my spare time I enjoy socialising with friends and family, I am passionate about keeping fit and healthy and attend numerous fitness classes, I also love to run and I'm proud to say that I am a London Marathon finisher.

I grew up in Sittingbourne and have always lived in the area with my wife and children. I had several years' experience in estate agency before starting out and now I have a real grasp of the local market.       I've been in the industry for 10 years and I still enjoy every day and the challenges they bring. I joined Quealy & Co this year, so I've been on the frontline of all the changes we've made in response to the Covid-19 crisis. It's my job to help the team find solutions and react spontaneously, as well as support everyone in the company.  It's exciting to be part of the management team and work closely with Dee, as I get to help grow and shape the business. I find seeing ideas come to fruition incredibly satisfying. I also really enjoy the work environment: we're a friendly bunch, focused on teamwork and genuinely helping people .I've seen how companies thrive on repeat business and referrals. So I strongly believe in the Quealy & Co ethos "look after our customers today so they will come back and see us tomorrow".  In my personal space, I maintain a balanced lifestyle by spending quality time with family and friends. I unwind by doing yoga and going for long country walks (ask me if you want some of my favourite routes!).

      I have always had an interest in property through the family businesses and when Dee and I had a conversation 10 years ago it seemed like the natural path for me to take. 10 years on I am now a Property Marketing Director advising clients in all aspects of marketing on a daily basis.  I grew up in the area and love working in a region I know so well and with people that I have known for many years. I still live locally and this allows me to keep abreast with what's happening in the area.  I am struggling to maintain my handicap of 3 at Belmont Golf Club where I have been a member since the age of 10. This has been made all the more challenging due to a new addition, Sid the Border Terrier.

      I grew up with Dad's business and the property industry being discussed around the dinner table. I did an internship with a London estate agent one summer when I was at school, and I was convinced that estate agency would be my career. I went back to work for that agent in London and then gained further experience with an agent in Canterbury. Having got a year of travelling out of my system, I joined the family business and absolutely love what I do. During my spare time I manage to play a bit of golf, some squash when restrictions permit and socialising with a wide group of friends.

      I have lived and worked in Kent for much of my life. I come from a sales background and I've got a passion for properties, having developed and refurbished a number of my own. So, I felt it would be a good idea to combine the two, which led me into Estate Agency and the last ten years with Quealy & Co.  It has to be said, I like to win!!! (for my clients). But I try to do so with calmness and a smile. Service, of course, is very important to both buyers and sellers. It's how we earn their trust, referrals and repeat business. I hope my clients feel I offer them this, through my determination and commitment. I strive to provide a high quality, personalised service to each and every person I work with.  In my spare time I enjoy cooking, red wine, a good book, art, sunshine, holidays and you might find me at the occasional boot fair. However, I am still waiting to find my bounty!!!

      I learnt about Quealy & Co through Rob Tucker, who I've known for what feels like forever! I've always been interested in houses and in meeting new people - so Estate Agency is perfect for me! I did work at a corporate agency but decided to make the move to Quealy & Co six years ago. There's something about working for a local, family company that feels just more warm and "human".  I know how important it is to get customer service right. I strive to provide openness, honesty, good communication and care to all my clients throughout the home moving experience. This isn't just me - it's part of Quealy & Co's culture.  When I'm not at work I like to spend as much time outdoors! You will find me rolling around the park at fitness bootcamps, running and gardening. I am also heavily invested in many charities and head up the fundraisers here at Quealy & Co.

      I can't believe how much has happened to me in the few years, since qualifying as a teacher at Christ Church University in Canterbury.  I started a career in teaching which lasted 5 years and then a good friend of mine presented an opportunity in 2017 to work in the property industry at Quealy & Co. What a change but in so many ways similar.  I found that selling properties required people skills, patience, the ability to listen, to help and to enable people to achieve something. And then so much has happened in 2020, the Coronavirus came along and changed everything but so did my first child. I can't wait to get back into the throes of buying and selling in 2021 after my maternity leave.

      I grew up in Sittingbourne and knew Dee from school. It was a chance conversation with his wife on a school run with our children many years later that she mentioned he was looking for a part-time Sales Negotiator and suggested I apply. I joined Quealy & Co a few months later and am proud to say, nearly 20 years later, that I am now the longest serving member of staff! I enjoyed the challenges of negotiating for several years before swapping roles in 2008 and becoming sales administrator which is more in line with my original secretarial training.  I really enjoy being part of such a close team who work well together and support each other through the day to day ups and downs. We have forged good relationships with many clients over the years: a lot of them come back to us and recommend our services on a regular basis. I've seen so much change in the industry over the last 20 years, I am excited to see what the next 20 years have to bring!

      My dad worked for Dee over 20 years ago as a manager, so it just seems as though I was destined to work at Quealy & Co! But it's more than that: my dad enjoyed working here for the same reasons I do: it's a great place. This is what it means when we say this is a family business. Sales have always been a part of my family life whilst growing up. I worked part time in an estate agency whilst at school and went straight into the industry when I left school. I love what I do and dealing with people, helping them along their property journey. I know the area really well as I grew up locally. I live on the outskirts of town, so in my spare time, I love going for long country walks with my dogs and if I have the energy after work you will find me at the gym.

      Prior to setting up Quealy & Co Residential Lettings I had a very enjoyable 28 years working for the HSBC Group in London and overseas. I left my position of Financial Controller in 2002 and finally cut my working ties with HSBC in late 2004. In the meantime, I had started working in the property industry, and when Dee Quealy approached me in 2005 to jointly set up the Lettings business, it was an opportunity not to be missed. The industry has come a long way since my time at HSBC, with far more regulation and accountability. I saw some of the excesses of the corporate world, so I welcome these changes with open arms. We have a well-qualified and extremely experienced team. We are as flexible as we can be to meet the demands of our landlord and tenant clients, but we stay fully focused on the regulations that we must adhere to. Trust me: it's sometimes tedious - but very necessary! As a local boy, currently living about 300 yards from the house I was born in, I hope my local knowledge has proved an asset to our clients over the years.

      I joined Quealy & Co in 2015 as a Lettings Negotiator. I had a Business degree, but Quealy & Co also trained me on the job. Today, I'm Property Marketing Director, keeping landlords up to date with latest Covid developments, providing rental valuations and developing marketing strategies. I look after every stage of a let, from first enquiry to handing over the keys to a new tenant. The property industry is always evolving - just look at how video tours have become normal since Covid. It's a fascinating industry to work in and an absolute pleasure being with a company that invests so much in their staff and takes such pride in the service they offer their customers. In my spare time I love to eat & drink out, socialising with friends and family. When I'm not doing that I'm working out to burn off all the extra calories. I love to be outdoors, keep active and travel abroad. One of my greatest achievements was completing the London Marathon.

      I met Dee as a teenager, while working in a local shop in 2019. Dee was marketing my parents property at the time. I must have impressed Dee so much with my customer service skills that he offered me a job, which I delightfully accepted and I haven't looked back!  I love finding someone their new home. It's so rewarding, going from the first initial conversation, finding out someone's needs and wants to a few weeks later handing over the keys to their new home. It truly is a great feeling!  I have been encouraged to study the Level 2 and Level 3 Technical Award in Residential Lettings and Property Management and Dee has provided all the tools for this to happen. I am very excited for the future of my career in the Lettings industry.  Outside of work I am looking to start my own journey on the property ladder. This means rigorous saving and cutting down on flamboyant shopping trips, but I am positive it will be worth it. I am looking forward to getting back to normality after Covid and being able to carry on playing football with my friends and going to the cinema.

      I joined Quealy & Co in 2006, initially as their Sales Progressor and then, in 2008, I joined the Lettings Team. I have been closely involved in the significant growth of the portfolio in the last decade or so. I love this job because we have such a mix of clients, properties and incoming queries - which means that no one day is the same. I like the varied aspects of the role from routine repairs through to project management and especially the accounts. Outside of work, I've enjoyed watching rugby for some years but have recently added football to this and have become a keen Liverpool fan. I also like cooking, walking, reading and knitting in my spare time.

      I've been in the industry for 8 years. I started working for a small local agent which was then bought out by a larger corporate company. Having experienced both small independent and large corporate, I joined Quealy & Co in 2017 where I really feel that I have found my niche. Quealy & Co provide the thoroughness of a corporate combined with the more personal touch that only a local agent can offer. Quealy & Co also value their staff. With lots of support, I've gained Level 3 Awards in Property Management and Lettings as well as Residential Tenancy Deposit Protection and Management. I am now working hard on my Level 4 qualifications. If I'm not studying, I like to keep active with rock climbing and astronomy or relaxing with a good book and my cat.

      I joined my brother Dee in 2002 as a sales negotiator. I'd already worked in the property sector in Kensington and Chelsea, but Dee needed help in the business and I thought it was a good time to come home.  Since I joined Dee, my role has developed to provide individual client marketing strategies to assist with the sale of their property. In 2007 I became self-employed, qualified as a Domestic Energy Assessor which enabled me to provide Energy Performance Certificates. I also carry out routine visits and inspections to the managed property portfolio of Quealy & Co Lettings department.  It has been a pleasure to work closely with a family business whose aim is to do the best for their clients.  I enjoy a game of squash and golf at the weekends and taking my puppy for long country walks.

      I came to Quealy & Co as a customer, six years ago. Andy Myers-Rodwell sorted my mortgage with a real focus on what was right for my personal circumstances. I was so impressed that I decided this was the job for me. I had been in Financial advice for over 10 years, so it was an easy step to make.  I qualified as a regulated mortgage adviser in 2017, and I've been helping Quealy & Co customers ever since. I have come to realise that no two customers are alike. You need to understand where they want to go in life, what makes them tick and what makes them anxious. Only then can you start looking for the right financial package.  I still work with Andy, and I'm thrilled to be a part of the remarkable team here. I'm raising a family in Sittingbourne, so you can ask me all about playgroups (I have 2 little girls, Abigail and Emma), the local football scene and nice places to go at the weekend.

      I happened to be working with Quealy & Co on a house move in 2006, when I asked them who provided financial compliance services for their company. I'd recently taken voluntary redundancy, and I knew this was something I could help Quealy & Co with. 14 years later I am now providing compliance and accounting services across the different companies in the Quealy & Co group.  Quealy & Co deals with so many different clients, that my skill set has really expanded in the last 14 years. I was qualified in Financial Planning, but now I've also gained membership of the Institute of Chartered Bookkeepers.  I feel very at home with the ethos of the business; each of the companies genuinely puts customer satisfaction at the forefront of what they do.  The flexibility of my role enables me to balance work, the demands of raising 2 active teenage boys, whilst at the same time managing to squeeze in the odd run here and there, with cake as my reward!
