    Real Move's  FIXED FEE  Estate Agency Payment Options

    Real Move has various Fixed Fee payment options ranging from No Payment Upfront to Full Payment Upfront.

    Please contact us for a Fee Quote tailored to your specific circumstances.  

    As the Home Report is an integral part of marketing your property we normally factor in its cost, if you have a valid Home Report our Fee will be reduced accordingly.

    Real Move  DO NOT CHARGE  supplemental Estate Agency fees

    If you are considering instructing other Estate Agents to market your property we would strongly advise you to carefully check what fees you will be charged and when they will be applied. Before you make a decision on who you instruct request a Fee Quote In Writing detailing all

    BEFORE YOU START LOOKING FOR YOUR NEW HOME

    Mortgage Facilities

    Speak to an Independent Mortgage Adviser to source a potential mortgage so you know the price range of the property you can afford.  Obtain a Mortgage Decision in Principle from the proposed  Lender so you have mortgage facilities in place. 

    Conveyancing  

    Register with a Conveyancer so you are in a position to make an Offer to Purchase when you find a suitable property.

    FINDING YOUR NEW HOME

    Search for suitable properties  

    Register to receive property alerts on Property Advertising Portals such as Rightmove.co.uk.  Register on Estate Agents mailing lists such as Real-Move.co.uk to receive mail matches of new properties coming on to the market.  

    Arrange Viewings & Shortlist Potential Properties

    Contact the various Selling Agents to arrange viewings and compile a property shortlist.  

    Negotiate Your Purchase

    Once you have found your ideal home you will need to negotiate with the Selling Agent all aspects of the potential purchase i.e. Purchase Price, Extras Included and proposed Entry Date.

    PURCHASING YOUR NEW HOME

    Submit Offer to Purchase 

    Contact your appointed Conveyancer to instruct an Offer to Purchase to be submitted to the Selling Agent of the property.  

    Complete Mortgage Application

    Contact your Independent Mortgage Adviser to arrange to have your full Mortgage Application submitted to your chosen Lender and to progress your application until the lender produces your Offer of Loan.   

    Finalising The Purchase

    The legal process of purchasing your new Home will proceed to the point when Missives are Concluded finalising the purchase, this will not take place until your Offer of Loan has been received.    

    Entry Date 

    Collect the keys for your new home from the Selling Agent or your Conveyancer once you have been informed by your Conveyancer that the purchase funds have been received by the Seller's Conveyancer.

    ASSISTANCE WITH YOUR PURCHASE

    Independent Mortgage Advice

    Paul Lewis of Sovereign Financial Services will provide you with Independent Mortgage & Insurance Advice.  Paul can apply for a Mortgage Decision in Principle on your behalf so that you are in a position to move a potential purchase forward.

    Conveyancing 

    Real Move will register you with a Conveyancer who has agreed to the Preferential Conveyancing Fee we require for all clients we refer to them.

    Home Reports

    Home Reports are normally part of our Estate Agency Packages we only instruct Chartered Surveyors who provide a Mortgage Valuation Report with the Home Report.  They must also be on the panels of all Mortgage Lenders.  We have negotiated highly competitive Preferential Fees with these Chartered Surveyors from which our Sellers benefit.

    Conveyancing

    Conveyancing can be arranged for both Selling and Buying transactions at the highly competitive Preferential Fees we have negotiated with a number of Conveyancers.  A Conveyancing Fee of £395 + VAT + Outlays for both Selling and Buying transactions is availablepayable when the transactions complete.  We will provide you with a no obligation Fee Estimate if requested.
