    Letting a property is a huge gamble and when you consider how risky this industry can be, it is surprising that no set standards of compliance must be met, while accreditation qualifications also seem to be optional. How can you ever trust anyone?

    All too often an eager tenant snaps up the first bargain they find without checking how reputable the agent or landlord is, only for it all to go awry later on. The same can happen to a landlord when they quickly bundle the first available tenant they find into an inconveniently vacant property.

    Both tenants and landlords put a lot of trust into their agents without knowing for sure whether this is a wise decision or not and too many people have suffered when it turns out the agent in question lacks experience or, more importantly, morality.

    But your situation is not hopeless because trust happens to be something we take very seriously at RedDoor Homes. We know what landlords want and our team of trained professionals are determined to give you and your property the exact service you need.

    Since tenants and landlords rarely meet in person it all comes down to an agent to bridge that gap, so we need to make sure they are fit to occupy that position. Fortunately, the following simple checks will confirm just how trustworthy they are;

    · Is the agent part of a leading recognised, national network, such as ARLA, NAEA, the Safe Agent or The Guild of Professional Estate Agents?

    · Are the staff in the agency regularly updated on legal changes and adequately trained?

    · Does the agent ask for suitable references?

    · Is every last bit of paperwork, such as contracts, inventories and receipts, clear and accurate?

    · Does the agent regularly inspect the properties in its rental portfolio are all in order?

    · Are the appropriate checks, such as gas safety and electrical testing undertaken at all the lettings properties?

    · Are you clearly informed of your obligations and any other processes and options available in the event of a problem?

    · Is the agent a member of a recognised tenancy deposit scheme?

    · Does the agent check that the landlords have a suitable mortgage in place e.g. 'buy to let'?

    The bottom line is, if you can trust an agent with your property then neither the landlord nor the tenant should lose any sleep. Why can you trust us? Simple:

    RedDoor Homes are licensed members of ARLA and we religiously follow the strict code of The Property Ombudsman for Lettings. Membership is not just handed out and it takes rigorous training to bring our staff up to a high enough standard to pass the National Federation of Property Professionals exams. Failure is not an option with us.

    We know different landlords have their own expectations and we work together with all our clients to make sure business is conducted exactly the way they want it, whether they need someone to manage the let completely or simply help find them a decent tenant.

     

    Obtaining a Tenant

    Our tenant vetting process is airtight and the only way through it is with a full credit reference, employer's reference, and if applicable, past landlord's reference. Failing a credit check, we will make sure the tenant has a reliable guarantor. In short, you will know exactly who you are dealing with and we will even send you a copy of the references for your own perusal before anything is signed, if requested.

    The Tenancy

    Our tenancy makes all the demands abundantly clear to tenants to make sure they take care of your property. This is also available for your perusal, upon request.

    The Inventory

    A full inventory is completed before the tenants move in and, reasonable wear and tear aside, this is the condition in which the property must be returned to you at the end of the tenancy.

    Landlord Accounts

    Rent is transferred to your account via the BACS system every month without fail and will be in your account within two working days of our receipt of the rent from the tenant. Exceptions are weekends and public holidays.

    Property Visits

    When managing your property we like to keep an eye on its wellbeing and so we conduct regular visits to make sure the tenant is treating it well. Anything we have to report will be shared with you, while any necessary repairs or maintenance will also be discussed so we can provide an appropriate estimate.

    Statutory Regulations

    Before we even consider going near a property, it needs to comply with all health and safety regulations, as detailed in our brochure. Soft furnishings must comply with fire regulations, electrical appliances must be safe and any gas appliances must have an up-to-date Landlord's Gas Safety Certificate. In addition to safety, it has been a legal requirement since 2008 for all landlords to have an Energy Performance Certificate. Our contractors can check anything else you are unsure about.

    Insurance

    Even an unfurnished property should be insured for everything it has, including carpets and curtains, while buildings insurance is also required. If you are not covered we do have our own great policies to offer as well.

    Letting is what we do and we do it right, our ultimate aim being to create a strong working relationship between all parties involved and generating maximum revenue from your investment.

    What makes us the most professional letting agent in your area? The answer is a dynamic letting process powered by a combination of dedicated, trained professionals and the latest technology, all housed in a smart office that is always open to our clients. When we are put into action we begin with a visit to the property so that we can take photographs and create a detailed floor plan to present on our website, along with other details about the property.

    We also have all-knowing senior members of staff you can consult for advice and wisdom. If you are purchasing a property to rent out, they will discuss all the important aspects with you, such as quality of the property and rental income, as well as point you towards mortgage specialists if you require further financial advice. Already own a property? They can check out the property and advise you on improvements and rent expectations. Whatever you need to know, we have the answers.

    Furnished or unfurnished, there are minimal requirements for a decent property and we will advise you on each individual case. We will also make sure you are up to speed with such legal matters as The Gas Safety Check, Electrical Checks, Furniture Fire Regulations and Energy Performance Certificate.

    Landlords may have responsibilities to keep on top of but the tenants have just as many obligations, as detailed in a specimen tenancy agreement available on request. We enforce this to make sure your tenants treat the property with respect and leave it in good condition for you. Our contract guarantees you a high-quality service that you entitled to no matter which one you choose so you can rest easy, safe in the knowledge that your property is in good hands.

    However, before we do business you need to make sure your property is suitable for letting. Some mortgages are not a buy to let and if this applies to you, you need to advise your mortgage company and all insurers. However all is not lost if they are unable to insure you for this venture; we have our own landlord policies to keep you covered.

    Why are RedDoor Homes Different from other Agents?

    No Deposit Required.

    Moving house is expensive and the last thing you need is an extra six weeks' deposit on top of the rent. Fortunately that is not the issue here as we offer a Deposit Replacement Warranty instead that keeps both tenants and landlords happy. You can move into your new home at a more affordable price and the landlord is covered for any property damage if necessary.

    Benefits

    Rather than having a huge deposit drain your account, all you need to pay is a £250 fee to cover the warranty.

    This makes moving quicker and easier for tenants as the time they would normally spend scraping pennies together and waiting for old deposits to be released can be used to move straight on in.

    Landlords are always looking for tenants who can move in quicker so everybody wins!

    Tenants can move out without all the anxiety that comes with wondering if they'll ever see their deposit again. We all know that pain.

    The Deposit Replacement Warranty may sound too good to be true but it really is that simple. The fee covers 12 months and will need to be renewed for an additional £50 per annum. If any claims are made it will be up to the tenant or guarantor to repay the provider directly.

    • We Accept Housing Benefit.

    Have you ever been denied a tenancy because you were unemployed or receiving incapacity benefits? We believe that such discrimination is unfair, which is why our doors are open to everyone. You deserve a home and as long as you have a guarantor who can meet our referencing criteria, we will make sure you get that home. Why should you be blamed if you are unable to work?

    • A Credit Check Fail Does Not Mean It Is All Over.

    Of course, a good credit history is preferable but all is not lost if you happen to fail our check. There are ways around it, such as guarantors or rental payments in advance and we are always happy to discuss the matter with you and figure out a solution.

    • Make Us An Offer On Our Rental Price.

    We can flexible about our rental prices so if the place you have your eye on is a little out of your price range, why not make us an offer that suits your budget? We might just say no but there is always the chance that, if you ask at the right time and we happen to be in a good mood, you could well end up saving hundreds of pounds in rent a year! You need only ask.

    • Holding Fee

    You will need to pay a non-refundable holding fee for up to two tenants, although there is an additional charge for three or more tenants. This secures the property for you for 7 days. Once referencing is complete a check-in appointment will be made for you, where you will pay the first month's rent, as well as the deposit or, if you prefer, warranty fee.

    • On Commencement of Tenancy

    The first month's rent is paid along with the deposit, if you chose this option, on the first day of the tenancy. The deposit amounts to 6 weeks of rent and will be returned to you after vacating the property, provided you leave it in a satisfactory condition. If you opted for the Deposit Replacement Warranty then you will pay the product purchasing fee. With that out of the way, you are free to enjoy your new home!
