    Local Expects
We have been selling and letting property for 15 years and have a combined experience in excess of 200 years. We have become renowned as the local experts and the independent agent of choice through results and recommendation.
  • paragraph

    Instructing an agent
Do not necessarily choose the agent with the highest valuation, make sure they back up their valuation with evidence. Select someone you can relate to personally; someone who is very active in your local market; and more importantly, someone who is keen to sell your property.
  • paragraph

    Costs
With estate agent's fees, it's cheaper to sell sole agency rather than multi agency and ensure you have the final agreed fee in writing. Ask your solicitor to fully explain all costs associated with selling. Finally, find out from your mortgage lender whether you will be hit with any redemption penalties. Then you know what price you can afford to sell your property for.
  • paragraph

    Target Market
First consider who might buy your property. Then, present your home in order to appeal to this audience without alienating others. So, if a professional couple might be interested, then turn the 2nd bed/office into a bedroom and make space for a workstation elsewhere in the house. This will ensure that the house would still appeal to a young couple with a child.
  • paragraph

    Floorplan
Searching for a home can be a daunting task. Adding a detailed floorplan of the property for sale allows prospective buyers to be given a clear indication of the layout of the property. Floor plans give perspective to the house, show the layout of the rooms and how well the home flows. A floor plan can make all the difference between selling and not selling.
  • paragraph

    Brochure
Despite the boom in social media and property websites, traditional marketing techniques still return good results and should not be ignored as part of your marketing strategy. A printed sales brochure is a tangible piece of marketing that works effectively to convey and promote your property. An attractive yet informative brochure will underpin the marketing campaign, sell the unique benefits of the property and capture the imagination of potential buyers.
  • paragraph

    Showing a property
You may agree with your estate agent to conduct viewings in your absence, however if you show the property yourself, then decide beforehand which order you will show the rooms and guide viewers around the property once, showing the best rooms first or last. Highlight the positive points like a south-facing garden or convenient parking. Invite the viewers to take another tour round the property on their own, but be nearby to answer any questions they may have.
  • paragraph

    Preparing for viewings
Everyone knows that first impressions count. It is important that the house appeals to as many people as possible; the more people that like the property, the higher the selling price is likely to be. So sweep up, and make sure the front garden and hall to your house are tidy and inviting. Leave the pets with a neighbour. Air out the house, turn the lights and heating on. If you have parking, leave the space free for the prospective buyer.
  • paragraph

    Spring Clean
If you would rather not redecorate, it is essential that the house is spotless. Getting industrial cleaners in to really make the place sparkle will be money well-spent and get the carpets, sofa covers, oven and windows cleaned while you're at it. Pay special attention to the kitchen and bathrooms which must be inviting and hygienic. Finally, the garden is now seen as an additional room, so be sure to make your garden feel like a great space for entertaining and relaxing.
  • paragraph

    Freshen Up
A fresh coat of neutral paint, new tiling or lino, and a couple of new kitchen doors can do wonders to smarten up a tired looking property. If you cannot stretch to re-tiling the bathroom, re-grouting could bring it up to looking like new.

Meet the Directors celebrating their 15th Year
  • Introduction

    Mark Pullinger - Founding Partner
    image cannot be displayed

"At the very beginning no one was sure how quickly Regal Estates would become established. We knew what we wanted to do and knew exactly how we wanted to do it, but it's fair to say that we were filled with a mixture of excitement, hope and some apprehension as we embarked upon our brave endeavour. It was the year of the Millennium and the property market was buoyant. We had the experience and the tools - all we needed were the properties to sell and let. By the end of our first year we had become one of the fastest growing and successful Independent Estate Agents in Kent. Our reputation had spread across the City of Canterbury and we had far exceeded our first year's expectations. Our aim was to offer the highest level of personalised service in order to gain repeat business and bolster our reputation further. We set ourselves ambitious targets and by the middle of 2001 we were well on our way to reaching our end of year target. It wasn't easy and a combination of early starts and late finishes saw us pretty exhausted for the first two years, but like now, we worked hard to go the extra mile for our clients."

  • Introduction

    Phillip Goddard - Founding Partner

"Our ethos and in fact our Company slogan is  "WE WORK HARDER" and we still operate today  with this approach in all aspects of our business.  It's fair to say that we all share a great pride in  what we do, from the newest members of the  team to the very people who instigated the  operation fifteen years ago. T here are many estate agents now in Canterbury,  in fact far more than there were in 2000, and so  we have not only had to adapt to changing and  sometimes challenging marketing conditions, but
also continuously strive to maintain the best level  of service and compete by offering a competitive  and comprehensive package with no compromise  in service. "

"OUR BIGGEST ASSET IS OUR TEAM OF EXPERIENCED AND PROFESSIONAL STAFF who are responsible for our ongoing success. When I'm asked 'why would we choose Regal Estates to sell our home?'it's an easy answer, and I always respond passionately 'it's our people that really make the difference.'Like most estate agents we produce high quality property brochures and utilise the most modern technology including digital production, the powerful property websites including Zoopla, Rightmove and Prime Location. However, THERE ARE NO SUBSTITUTE  FOR FIRST  CLASS SALES PEOPLE and this is still the key factor in our success, providing us with the ability to sell and let the volumes of properties that we do year on year.

Kevin Finn - Property Marketing Director
A key member of the Regal team is Kevin Finnwho is responsible for carrying out the majority ofthe valuations in and around Canterbury. Withover 27 years industry experience in Kent, including Whitstable and thanet, and with the last8 years based in Canterbury, Kevin estimates thathe has probably valued in excess of 15,000properties!!"I enjoy the variety of properties that that we areinvited to value and it is great to meet so manydifferent people in my job. When I go out to value a home I will have already spent a considerable amount of time looking through our archives, along with researching the most recent sales in the area to provide as much comparable information as I possibly can. I will also look at the condition, aspect, size of the plot, garden and rooms, the type of market that each property will fit into and of course assess the current market conditions.Once I am confident that I have all the information. I need, I will present my recommendations on price, along with explaining the moving/selling process so that our clients are completely aware of everything. I never baffle people with terminology or pressure anyone to sign anything -I'd much rather clients took the time to decide whether Regal are the right company to market their property and to be sure they have considered all the possible selling options available to them.Regal understand that each customer's needs aredifferent, and I will only recommend what I believeto be the best option based on my understandingof that need. Our comprehensive marketing packages are tailored to suit the individual requirements, and our ongoing two way dialogue ensures we can continue to fine tune our service to our clients throughout the sales process. It's great being part of such a customer focused business, and I look forward to valuing another 15,000 homes over the coming years.

    Robert Brady - Sales Director
"Whilst there have been peaks and troughs in the market since we opened our doors in 2000,house prices have shown steady growth with an uplift of approximately one hundred and fifty percent. Our business has responded to this and we have been rewarded with increasing turnovers year on year. Other agents have come and gone during this time, but we have worked hard to ride out the hard times, and are committed to continuing to grow from strength to strength. "
