    Our North Swindon Office is our central lettings hub and deals with all aspects of your rental property, whether you are a tenant or a landlord. A representative from the lettings team is also based in each of the network offices with the team in North Swindon offering full management of your property and manned by a large team of experienced lettings staff we offer the best support to all tenants and landlords letting you relax throughout the process.

    Our Service Levels

    FINDING A TENANT 

    This is an entry level service for Landlords wishing to undertake full day-to-day administration and management of the tenancy process, and who need us to find just the right kind of tenant for their property.

    FULL MANAGEMENT 

    Our comprehensive management service is specifically geared to Landlords who need worry-free letting of their property and who are happy for us to provide a qualified property management specialist to oversee every aspect of each tenancy.

Tenants Fees Explained

    Below is a brief breakdown of our standard tenant fees and also a note on some which may apply depending on the circumstances. For more information about these fees please contact our Lettings Department direct on 01793 431725 or by email at enquiries@richardjames.info

    Initial administration fee

    What is covered?

    • Referencing (which is likely to include a credit check, employer check (or accountants report of provision of SA302 Self Assessment form if self employed), current or previous landlord check, and any other information that may help assess the affordability of the tenant.
    • Drawing up the Tenancy Agreement.
    • Drawing up the Inventory & Schedule of Condition.
    • Move out inspection at the end of the Tenancy.

    £300 (including VAT) for the first tenant
    £50.00 (including VAT) for each additional tenant

    Other fees which may apply

    Guarantor - Depending upon your individual circumstances and the recommendations of our referencing agency you may be required to provide a Guarantor. Your Guarantor would be referenced to ensure that they have sufficient financial standing s to cover the overall rental commitment in the event that you, as the tenant, are unable to pay your rent. The fee is payable in respect of each Guarantor

    £50.00 (including VAT) for each Guarantor

    Tenancy Renewal/Extension

    £90.00 (including VAT)

    Addendum to Tenancy Agreement

    £60.00 (including VAT)

    Change of Sharer

    £150.00 (including VAT)

    Sue Gidney - Managing Director
    I have been at the helm of Richard James' lettings division since Richard James Estate Agents and Swindon Home Finders (which I started as a specialist Lettings Agency in 1997) merged in 2011. We have grown our network of offices since that time to 8 High Street offices and opened a centralised Head Office in early 2016. I am very proud of our team of professional, career letting agents who have been integral to our growth, which now includes a portfolio in excess of 1000 managed properties. As long standing members of ARLA we are committed to ensuring high standards in our industry, and the best possible service to our clients.

    Amanda Sweeney - Administration Manager
    I joined the company as a Lettings Negotiator nearly eight years ago. My previous background was in administration, and I took on the role of Administration Manager 2 years ago. Now based at our Head Office in Groundwell I manage the Admin and Maintenance teams responsible for our ever growing portfolio of managed properties.     I'm a Gloucester girl who moved to Swindon more than 20 years ago, and I've since enjoyed a lifetime at Richard James! I joined when the company first opened in a very small office in Wroughton in 1992, back in the good old days before computer systems, mobile phones and social media. I've held various roles in both sales and lettings since then, in three different offices and now at our new Headquarters in North Swindon. It's been great to see the company come so far.
