    Established in 1997 by Richard Saunders, the company quickly gained a reputation for its leading-edge marketing and better service to clients.  We were one of the first locally to advertise our clients homes on the internet, and continue to seek new and innovative ways in which to attract interest in the properties we feature.

    Richard Saunders has been in Estate Agency all of his career life, some 39 years and he is joined by a remarkably experienced team;  Andrew Bates with some 35 years of local experience and Andy Garrett who has over 10 years locally.  Lindsay Weyman and Hazel Saunders have also seen many years in the property business, and new members Nicholas Goldsmith and Edward Saunders bring experience from other dynamic service industries.

    Our aim continues to provide the most effective and professional service to our sales and lettings clients, both old and new.

    Residential Property Lettings....with a difference

    We provide a friendly and efficient lettings service based on our core values of marketing excellence and professional and practical advice to our clients. There are three levels of service available:

    Option 1  LET ONLY:  We secure a tenant for your property, carry out referencing and put an Assured Shorthold Tenancy agreement in place.  Our fees are paid at the start of the tenancy.

    Option 2  LET AND COLLECT:  In addition to Option 1, we issue rent demands, receive incoming rent and submit monthly statements to the landlord.  Our fees are deducted are deducted as a percentage each month.

    Option 3  FULL MANAGEMENT:  In addition to Option 2, we take care of all ongoing repairs and maintenance, by agreement with you, handle regulatory compliance and deal with the accounting.

    Whether you choose Let only, Let and Rent Collect, or Full Management, we will aim to find a fully-referenced tenant and the best return on your investment as quickly as possible.

    Embracing the full potential of the Internet, we can market our clients' properties to the world within just a few hours. This includes the Web's leading property portals; Rightmove, Primelocation and Zoopla as well as our own market-leading website.

    We include the services of Ash Residential Property Management (ARPM), a specialist property management company.
    • Saunders Lettings provides clients with marketing and rental value advice, extensive marketing, viewings and negotiation of the rental agreement with the tenant.
    • Once a tenant has been found, ARPM provide specialist referencing, administration and management, if applicable.
    • Saunders Lettings remain as the Client's primary contact, there to sort out a problem swiftly and effectively should one arise.
    Why ARPM? Managing residential property is a specialist job. Separate clients' accounts are required, the expertise to handle maintenance and repairs and the ability to deal effectively with rent collection and arrears. To ensure that our clients continue to get our utmost attention, we have outsourced the vital and often time-consuming administration to ARPM. ARPM's property managers and senior staff are ARLA qualified. Training is continuous to ensure that they - and their clients - meet the latest legislative requirements. ARPM are members of all principal professional bodies and approved tenancy deposit schemes.

    Fair fees to tenants, made clear from the start...

    Our landlords pay us to let their property, so we keep our tenant fees to the minimum.  We charge just £95 plus VAT per tenant for referencing, and that's it.  Should additional references be needed, i.e. for a guarantor, we will agree the charges with you in advance.  On some occasions, we ask for a holding deposit of £250 to secure the property whilst references are taken, and this deposit will form part of the tenancy deposit, or will be returned if the tenancy does not proceed.

Who is Saunders Lettings?

    Saunders Lettings is wholly owned by Richard Saunders, and has been formed specifically to forge a new and dynamic identity for the residential lettings part of Richard Saunders and Company.

    We have been providing clients with a professional lettings service for some years now, initially just for existing sales clients but as our portfolio grew it became clear that there was a real demand for a lettings agent in this area that can offer the same high level of marketing expertise and personal service as we offer our sales clients.  The number of our lettings clients is growing.

    Nicholas Goldsmith joined us early in 2013 as Residential Lettings Consultant.  Nicholas brings valuable expertise from the property information sector, as well as being experienced in residential lettings.  He is also a qualified Energy Assessor, giving us the ability to provide a fast and trustworthy Energy Performance Certificate (EPC).  Nicholas works closely with our established sales team, with leadership from Richard Saunders.
