    Robert Ellis & Co Ltd are the largest Independent Letting Agent specialising in the area to the South West of Nottingham.

    With three main letting branches occupying prominent High Street positions in Beeston, Long Eaton and Stapleford, these complement our existing nearby sales offices within the towns. As a firm of Chartered Surveyors, we have provided a professional lettings service to clients for more than 30 years on both a residential and commercial basis. The branches now manage over 1500 properties in the West Nottingham area for both individual private Landlords and larger portfolio clients.

    With many people now choosing to rent a property rather than purchase, this area of our business has grown dramatically over recent years and we are now letting on average at least two properties per working day with our portfolio of both available and managed properties continuing to expand.

    The idea of receiving a healthy regular return on your investment is tempting, particularly for those planning financial security for the future. Our knowledge of the local rental market coupled with a tailored approach to marketing will help you to set an achievable rent and find the right tenant.

    Property Appraisal and Valuation ...

    We offer an independent assessment of your property by one our trained and experienced valuers. This is free of charge and with no obligation.

    We'll visit the property and advise you of any work needed to meet regulatory requirements.

    We will also offer advice on any other actions you need to take before you let the property including necessary repairs or refurbishments.

    It is important to set a rent that is competitively priced, fair and achievable. Using our extensive knowledge of the local rental market, we will assess how much your property will fetch in the current climate.

    Our rental valuation will take into consideration the location, size, standard and condition of the property and whether it is to be let furnished, part furnished or unfurnished. During the assessment we will be happy to discuss the lettings process with you and answer any questions. Our own web site www.robertellis.co.uk is responsive and automatically optimises the display to look good on smart phones and tablets as well as traditional desktops. This gives your property the highest possible on- line exposure, whichever device your potential tenant uses.

    Our online marketing activity includes social media exposure through our Facebook page and Twitter account and we supplement this with email marketing campaigns and our distinctive 'to let' boards. High quality photography, video and floor plans are fundamental to presenting your property in the best possible way, we take time to capture the images that show off its greatest features.

    We are happy to carry out accompanied viewings of all the properties we are renting, there is no extra charge for this service and we can meet people, by appointment, 6 days a week ... you've probably seen our liveried smart cars driving around the area!

    Location is a primary factor for tenants when choosing somewhere to rent and our online Town Guides include information on transport links, schools, shopping, leisure facilities and amenities with useful maps of our trading area to enable viewers to make an informed choice.

    Robert Ellis offer landlords a choice of two different levels of service. The option you choose will depend on how 'hands on' you want to be, the level of risk you are prepared to accept and the time and energy you have available to manage your property investment and tenancy.

    1. Fully Managed Letting Service

    Perfect for landlords who have limited time or are travelling/living overseas and want to outsource the entire day to day tenancy management and upkeep of their property investment to a professional property management agent.

    2. Tenant Find Only Service

    Perfect for landlords who want to manage the tenancy themselves but want to ensure all the paperwork (tenancy agreement, inventory and statement of condition etc) is completed professionally.

    Tenant Fees

    NEW ASSURED SHORTHOLD TENANCIES (ASTs) SIGNED ON OR AFTER 1 JUNE 2019

    Holding Deposit (per tenancy):

    One week's rent: This is to reserve a property. Please note: This will be withheld if any relevant person (including
    any Guarantor(s) withdraw from the tenancy, fail a right to rent check, provide materially significant false or
    misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantor) within 15 calendar days
    (or other Deadline for Agreement as mutually agreed in writing).

    Security Deposit (per tenancy. Rent under £50,000 per year):

    Five weeks' rent: This covers damages or defaults on the part of the tenant during the tenancy.

    Unpaid Rent:

    Interest at 3% above the Bank of England Base Rate from the Rent Due Date until paid, in order to pursue non-
    payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

    Lost Key(s) or Other Security Device(s) :

    Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks
    needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, Landlord or
    any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of
    £15 per hour (inc VAT) for the time taken replacing lost key(s) or other security device(s).

    Variation of Contract (Tenant's Request):

    £50 (inc VAT) per agreed variation: To cover the costs associated with taking Landlord's instructions as well as the
    preparation and execution of new legal documents.

    Change of Sharer (Tenant's request):

    £50 (inc VAT) per replacement Tenant or any reasonable costs incurred if higher: To cover the costs associated
    with taking Landlord's instructions, new tenant referencing and "Right to Rent" checks, deposit registration as well
    as the preparation and execution of new legal documents.

    Early Termination (Tenant's Request):

    Should the tenant wish to leave their contract early, they shall be liable to the Landlord's costs in re-letting the
    property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will
    be no more than the maximum amount of rent outstanding on the tenancy.

    Guy Hall, Director of Lettings & Management
    Guy oversees the lettings and management departments at the Beeson office and the Long Eaton and Stapleford branches. He has over 30 years estate agency experience in the west Nottingham area. He joined Robert Ellis in 1993 and has specialised in residential lettings for the past 25 years. Guy is responsible for the continued expansion of the lettings division within Robert Ellis and has overseen considerable growth year on year. A family man, Guy lives locally and is married with 3 children.

    Clair Jones, Branch Manager
    Clair brings many years of experience to her role as Branch Manager and is responsible for carrying out valuations, regular routine inspections of the properties currently under tenancy along with all aspects of the day to day running of our Long Eaton branch. She provides advice and guidance to both tenants and landlords and works closely with the Repairs and Maintenance team to ensure any issues are dealt with quickly and efficiently. Clair joined Robert Ellis from an established City Centre Letting Agency.She is married with 2 children.

    Leah Woolley, Lettings Negotiator
    After completing her A levels at Bilborough college, Leah joined Long Eaton lettings in 2020 as a full time negotiator, following a part time position at the Beeston Lettings office. She quickly became an integral part of the team negotiating with Landlords and Tenants and carrying out all aspects of property management. Leah lives locally in Bramcote with her family.
