    Obtaining Mortgage Advice ...

    Before you start to look for a property you should really see a 'whole of market' mortgage advisor who will tell you the amount you can borrow and the most suitable mortgage product available to you - fixed, tracker, discount or standard variable rate mortgage, the choice of which would depend on your circumstances. 

    Robert Ellis has its own mortgage broking arm - The Mortgage Company - who will spend valuable time advising you of the most suitable mortgage option for you. The Mortgage Company will provide you with mortgages from the 'whole of the market' and in additional offers a wide 'range of insurers' from a selected panel of providers to meet all your insurance needs for your purchaser. 

    Many mortgage brokers currently offer mortgage products from a limited number of lenders and only offer one insurance provider. 

    We can assure you that we will obtain a fuller picture of what mortgage will best suit you through The Mortgage Company than you will be able to obtain from another local Estate Agent. Your home may be repossessed if you do not keep up repayments on your mortgageThere is no charge for an initial consultation, however, for mortgage advice we can be paid a fee, usually £350.00

    Confirm Your interest and Make an Offer ...

    Knowing how much you can borrow will enable you to start searching for that dream home which may be your first property, a larger property to suit a growing family or a smaller home if you are downsizing.

    If you come into any of the Robert Ellis branches we will sit down with you and show you properties available which suit your criteria. You can also find properties by looking at our own web site - robertellis.co.uk where full details with photographs and floor plans are displayed. 

    When you have viewed the property that fits your criteria let us know and you can make an offer as close to the asking price as suits your feeling about the property. We will submit all offers to our vendors and in 8 out of 10 cases we will agree a sale offer an offer has been made. 

    When we have agreed a sale we will write to both parties and their appointed solicitors and then work to an exchange of contracts and legal completion.

    Choosing a Solicitor ...

    Robert Ellis have excellent working relationships with the solicitors based in Long Eaton, Beeston and Stapleford. All these solicitors work off a similar fee scale and we would be only too pleased to introduce you to a solicitor who will confirm in writing their charges and other costs that are involved when you buy or sell a home.

    Be careful of agents who refer you to out of town conveyancing organisations and check and compare the costs they give you to those of local solicitors. These agents are often receiving a referral fee for passing you through to one of their solicitors which often means you will pay more for using their services. You will also not be able to pop in and talk through any issues that might arise.

    Do You Need a Survey ...

    If you are buying a newer property the chances are there will not be any issues with defects that are more common with an older property. The valuation, which will be arranged through your Building Society or Bank, will therefore most likely be sufficient but if you do need a more in depth report you will require either a 'RICS Home Buyers Report' or if there are more concerns about the property a 'Building Survey'. 

    If you are buying a property from Robert Ellis we can put you in touch with reputable local surveyors who will know the area well and provide you with a 'Home Buyers Report' or 'Building Survey' - costs for these report start at around £300 for a Home Buyers Report and £600 for a full Building Survey.

    If you are purchasing a property from another Estate Agent, Robert Ellis would be only too pleased to provide you with an independent 'RICS Home Buyers Report' or 'Building Survey'. Any of our branch staff are able to put you in touch with our surveying department who can give you a fixed quote for carryout out either a Home Buyers Report or Building Survey.

    How Long Will It Take ...

    The average time tends to be between 6 and 10 weeks but a transaction can take place more quickly if it is straightforward and no chain is involved. 

    When your lender has received their valuation report they will make you a mortgage offer and when your solicitor has received all the searches and answers to their enquiries they will be in a position to exchange contracts on your behalf which is the point you are legally committed to buying the property. There are usually a few days or weeks before completion takes place which is when all the money is transferred to the sellers solicitor and you will be given the keys for your new home and all the effort will have been worthwhile for you to start to enjoy this new phase of your life! 

    Note - when you do exchange contracts make sure you have your building insurance in place as you will now be responsible for the property. The Mortgage Company can make sure this happens if you have organised your mortgage and/or insurances through them.

    We have three property management and lettings teams that are located in Stapleford, Long Eaton and Beeston. The property management and lettings team is headed by Wendy West at the Stapleford office, Tim Davis at the Long Eaton branch and Matt Drakeley at the Beeston branch which is overseen by Guy Hall who is an owner and Director of Robert Ellis. 

    Our lettings team provide a very personalised service to all the landlords and tenants they deal with and now manage over 1200 properties. With many people now deciding to rent a property rather than purchase we have found this area of our business grow significantly over recent years and we are now currently letting 2 properties each working day and handle in the region of £8m per annum of rent and fees on behalf of our landlords we act on behalf of. 

    If you are considering renting a property we would be pleased to meet you and let you know more about our property management and letting service, which includes a full-managed service or finding you a suitable tenant for you to manage the property yourself.     Paul Sweeney - Director
    Paul was brought up in the West Nottingham area having gone to school at Bramcote Hills and then went to University at Staffordshire to study Valuation Surveying. Paul has worked at Robert Ellis for 17 years and became a Partner in the business in 2002. On a day to day basis Paul is responsible for the performance of the business in Stapleford which is a branch of the company that is going from strength to strength. Paul is also involved with the running of the Beeston branch and has vast experience of valuing properties in the West Nottingham area. Paul is married and has two boys who keep him busy when he is not involved with the business.

    Nathan Henshaw - Senior Valuer
    Nathan and his family have lived in Stapleford all their lives and he went to St Johns C of E and Bramcote Park School. After a term at Beeston College he went to gain work experience with a corporate Estate Agency in Wollaton during the summer holidays and was asked to stay on and complete an NVQ in business studies and has not looked back since. Nathan then joined Robert Ellis in 2016 as a valuer and now brings with him over 15 years Estate Agency experience starting as a junior sales negotiator to now being a vastly experienced valuer. He is delighted to work in the area he has grown up in and knows like the back of his hand. Nathan is married with three children (boy and two girls) and two very enthusiastic dogs to keep him busy in his spare time.

    Claire Greensmith - Branch Manager
    Having lived in the local area all her life, Claire began her career in the Long Eaton office of Robert Ellis in 1993 and over the last 17 years she has worked in all three sales offices, through this time Claire has gained a wealth of knowledge and experience working her way up from a junior sales negotiator role to her position now as the Stapleford Office Manager. In 2003 Claire moved to the Stapleford Office and has seen the office go from strength to strength due to the hard work, enthusiasm and commitment of all the Stapleford team. Claire's spare time is spent running around after her husband and two children!

    Debbie Marlow - Senior Sales Negotiator
    Debbie joined Robert Ellis at the Stapleford office in September 2011. Debbie has worked as a sales negotiator for over 16 years throughout the Nottingham area and brings with her a great deal of knowledge and experience. She lives in Long Eaton and knows the local area well. Debbie has two grown up children who have now left home and enjoys visiting them and especially spending time with her granddaughter and two grandsons! Debbie also enjoys walking in Derbyshire and the Lake District and recently completed the heights of Helvellyn.

    Lorraine has worked within the residential sales and lettings industry for over 16 years. Over this time, she has gained an extensive knowledge of the housing market and the surrounding areas.     Beth McGill - Sales Negotiator
    Beth joined the Stapleford Office in October 2014 as a full time Administrator, and has now joined the sales team as a negotiator. Beth has an important and varied role within the branch along with helping vendors move home, discussing offers and dealing with solicitors and surveyors. Beth lives in Beeston and attended Chilwell Comprehensive School, after leaving school she spent 2 years at Castle College in Beeston and Stapleford. She then began her career as a Play Worker at Round Hill School in Beeston where she remained for 6 years during her time there she was given the opportunity of working in the school office as an Administrator and in her spare time she gained Level 2 in Business Administration. Beth has a passion for cars and enjoys modifying her own car and taking it along to car shows. She is a special Aunty to her 11 year old nephew

    Natalie has lived in Toton and surrounding area's all her life and she went to George Spencer School. She started her Estate Agents life as a negotiator at a corporate agent in Long Eaton before moving to another local company. Natalie left her role to have her first child and having had a seven year career change and having a second child, she missed everything about working in an Estate Agent.     Holly began working at the Stapleford office in July 2018, shortly after graduating from the University of Central Lancashire. Initially joining the team for a temporary job, Holly discovered that she enjoyed working in the estate agency world and has never looked back! Apart from her short stint in Preston, Holly has lived in the local area all her life, so she knows the area well.     Tom Appleyard - Mortgage Advisor
    Tom joined the mortgage company in 2017. After studying Pharmaceutical Sciences at university and then venturing into the financial world, firstly in stocks and currency trading he then moved into the property sector working as a sales negotiator within a large corporate estate agency whilst becoming a fully CeMAP qualified adviser and not looking back ever since, going the extra mile for his customers and never giving up on getting them into their dream homes. 

    Tom has always lived locally and is a huge sports fan be it football, cricket, tennis or anything else he can get stuck in to. In his spare time you'll always find him with an instrument by his side after teaching himself the guitar, piano and anything else he can get his hands on.

    Guy oversees the lettings and management departments at the Beeson office and the Long Eaton and Stapleford branches. He has over 25 years estate agency experience in the west Nottingham area.     Prior to joining the Robert Ellis team Wendy worked for a regional Estate Agency business and has over the years gained extensive experience in dealing with people who are involved with buying, selling as well as letting property. Building relationships with landlords, tenants and contractors, Wendy continues to build the rental branch in Stapleford. She grew up and went to school in Sandiacre, now lives locally and is married with two grown up children. Wendy enjoys spending time with her family and walking her chocolate Labrador.
