    Lettings has become such an important sector that we have considerably expanded our Lettings Department into a state-of the art and totally dedicated department.  
     
    Eighteen highly trained staff are available to advise landlords and tenants, supported by six viewings representatives together with EPC Surveyors and Inventory Clerk as well three members of staff in Accounts. The Company is a member of the Royal Institution of Chartered Surveyors (RICS) and the Association of Residential Lettings Agents (ARLA), which provides a framework of ethical and professional standards much higher than law demands.  
     
    Rental payments are received directly from the tenants' bank account are paid into those of the landlords'. Funds are cleared on the day of receipt and the landlord gets his money with minimum delay. We also have credit/debit card facilities on the premises so making it easy for tenants to pay the substantial initial payments.  
     
    There is a range of management facilities available which can be tailored to suit your needs. 
    • Our Gold Service offers a comprehensive property management service. We let the property and ensure the smooth running of all the day to day business without you having to become involved with the tenant.  
    • Our Silver service offers a similar service to Gold except that that the landlord elects to deal with all the maintenance issues themselves.  
    • Our Bronze or let only service is set at a very competitive rate. We find the tenant and set up the tenancy but the landlord collects the rent and deals with all maintenance and other issues. It is not as comprehensive as the Gold and Silver service.  
    In addition a landlord may add our very special "Plus Service" to each of these three.

    Plus Services
    The Plus Service includes Rent & Legal Insurance and is designed to safeguard your rental income against all manner of unexpected expenses and legal costs at a very reasonable price.

    A tenant may default on their rental payments for a number of reasons e.g. Unemployment, relationship breakdown or even illness. This insurance cover is designed to minimise the effect on your rental income should the unexpected happen. Benefits include:-

    • Cover is per property NOT per tenant for a 12 month period
    • Indemnity for rent owned by the tenant up to 11 monthly payments or vacant possession, whichever occurs first.
    • Covers rent up to £2,500 per calendar month to a maximum of £10,000 per claim.
    • Legal Expenses cover is provided through our providers own team of lawyers.
    • Legal Expenses for eviction after the expiry of an Assured Shorthold Tenancy.
    • Legal expenses for disputes with contractors instructed by you to repair or maintain the property.
    • Cover to represent you in any enquires made by the Inland Revenue.
    • Cover to represent you in any enquiries made by Customs & Excise regarding VAT.
    • Expenses and Loss of Earnings for court appearances regarding possessions order.

    If you are interested in any of the properties we have for rent then please contact us and arrange to view them.

    Found a Property You Wish to Rent...
    • Once you have seen a property that you would like and want to rent, you will need to complete an application form and pay a non-refundable administration fee of £175 inclusive of VAT. In addition you will need to provide identity documents including a driving licence or passport together with a utility bill or mobile phone bill with your current address on.
    • If the tenancy is to be amongst sharers, each subsequent applicant over the age of 18 will need to complete an application form and pay a non-refundable application fee of £45.00 inc VAT for each form processed. 
    •  If a guarantor is required they will need to complete a Guarantors Application Form and pay a non-refundable application fee of £45.00 inc VAT.

    All our properties are taken as seen; therefore any application will only be accepted from a prospective tenant who has viewed the property. All properties are available for a minimum of six months subject to suitable references. 
     Should any application be rejected for any reason before the credit check is carried out the 'application fee', will be refunded minus any administration costs incurred.

    Ready to Move In..
    Once your application is accepted a date will be agreed for you to move in to your chosen property. You will be asked to sign a Tenancy Agreement, pay the first month's rent and pay a deposit which is equal to one and half months' rent. Payment may be by Bankers Draft, Building Society cheque, Debit Card or Credit Card. (A charge of 3% is made for payment with credit cards). Cheques will not be accepted.

    Criteria for Credit Referencing
    Do you fit the criteria to pass the credit referencing? 
    •  Are you able to supply 3 years address history in the UK? 
    • Do you have any adverse credit history? (E.G. - CCJ;s - must be less than £300 and be disclosed). 
    • Have you been employed for the last 12 months? If you have had a break of more than 2 weeks between jobs you will need a guarantor. 
    • Are you Self Employed? If you are you will need to have been self-employed for the last 3 years and either have an Accountant who can verify your income or have 3 years self-assessment forms. 
    • A guarantor will need to fit the above criteria as well. 
    We will carry out Landlords references (if applicable) and employment references to verify your income stated on the application form.

    Kerry joined Robert Oulsnam and Company in 2002 and has successfully run the lettings department for over 10 years. Previously Kerry worked as a mortgage underwriting manager for 15 years, is CeMAP qualified and gained her gold institute of customer care award.

    Darren Barber MARLA - Lettings Assistant Manager
    Darren joined Robert Oulsnam and Company in 2005 as the lettings valuer. He previously worked in the motor industry as a sales manager for 12 years but decided to have a career change and has been successful in the growth of the lettings department.

    Laura Fiddes-Baron MARLA- New Business Manager
    Laura joined the company in 2015 as the Lettings New Business Manager and is responsible helping grow the business by working closely with investors and landlords and promoting Oulsnam to potential new markets. She has recently moved back to the area from Oxfordshire where she had been working for a specialist letting agent for many years. She is ARLA qualified and is a self confessed geek always keen to keep up to date with new legislation.

    David Ashdown MARLA- Valuer/ Tenant Coordinator 
    David joined the company in February 2014 as Letting Valuer and Tenant Coordinator, covering north Worcestershire and the Rubery/ Rednal and Northfield area of Birmingham. David is enjoying his work with us and has recently completed his NFOPP qualification and is now a member of A.R.L.A. He is now studying for a BSc (Hons) in Real Estate Management at the College of Estate Management.

    Samantha joined the company in 2012 as a Property Manager for our lettings department. Samantha has gained many years' experience working in lettings and is working towards her ARLA qualifications.In her spare time she enjoys travelling, reading and looking after her three pedigree cats.

    Jackie Barrow- Property Manager
    Jackie rejoined us in 2003 and is our Property Manager at Barnt Green. Her hectic family live (five children, two dogs and a cat to name but a few!!) ensures she is constantly on the go but does find time to go horse riding and walking. From January 2009, Jackie moved to the Lettings Department based at Barnt Green and deals with all aspects of property management.

    Caroline Allen- Property Manager
    Caroline joined the company in 2015 and has 20 years customer service experience and is very customer service focused! She Loves Greek Island hopping holidays and travelling around the Aegean on Blue Star Ferries. In her spare time she likes to bake and her speciality is 'lemon drizzle'. She also enjoys spending time with family and friends.

    Sarah joined Robert Oulsnam and Company in 2014 after spending 3 years working within the recruitment industry, she wanted a career change where excellent service is at the centre.With a BA in Music, Sarah in her spare time thoroughly enjoys listening and playing music; as well as watching films, playing sports and spending time with family and friends.

After deciding on a career change with customer service still being a key focus, working in our lettings department offered the perfect opportunity.
