    As residential Chartered Surveyors we have a dedicated Survey & Valuation department, covering most of the North East. We can provide valuation reports required for a variety of reasons - for security and lending, capital gains tax purposes, matrimonial disputes or probate.

    When buying a new home you take an enormous risk when deciding to proceed without a formal survey of some kind. For your peace of mind we can offer several survey options from RICS Surveys;-

    RICS CONDITION REPORT, a basic form of survey which involves an inspection of the elements of a property. Clients receive a concise and objective assessment with a condition rating (1-best; 3-worst) on each element. This service is valuable for buyers who are uncomfortable with relying on the valuation report provided by their mortgage lender (which is not a survey or based on a detailed inspection) and who would prefer the peace of mind of an actual survey.

    RICS HOMEBUYER SURVEY, a popular form of 'economy' service, updated by the RICS most recently in 2009. Following a more detailed inspection, the surveyor gives each element of the property a condition rating and also provides useful advice and recommendations regarding any works necessary. Unlike the Condition Report, the HomeBuyer Service offers a market valuation and a cost of reinstating the property for insurance purposes.

    It is a legal requirement to have an Energy Performance Certificate when selling or renting your property. The assessment provides you with a report measuring the impact on the environment and overall efficiency of your property together with a list of recommended energy saving improvements for the building.
