    Formed in 2000 Ross Nicholas and Company is a wholly owned private practice, owned by Ross Nicholas Wilkins who is based at our successful New Milton Office catering for all aspects in estate agency. The office has gone from strength to strength and has recently moved to a superior position which has required an expansion with a further two members of staff.


    In 2006 Ross Nicholas and Company acquired Murray and Morris which had an established central trading position in the village of Highcliffe for over 35 years which was refurbished and rebranded and computer linked to our New Milton Office. The office is now run by George Gosling who has extensive experience and local knowledge backed by an excellent team of four.

    LETTING PROCESS FOR LANDLORDS

    Valuation

    We will happily have an initial chat on the phone to discuss the current rental market and what rent we think your property will fetch. Then we will arrange an inspection to give you an accurate rental price and once we've agreed the rental with you we will commence marketing.

    Marketing

    We arrange for our photographer to take photos and produce a floorplan. If there is not already an EPC we will arrange one for free as this is a legal requirement before you can show a property to a Tenant.

    Viewings

    Applicants contact us to arrange viewings - we always pre-qualify applicants to ensure they can firstly afford the rent, secondly when their move in date is likely to be and finally that they really want the location. We do this to avoid unnecessary viewings.

    Updates/Feedback

    Once marketing has commenced we provide regular feedback on viewings.

    Safety Regulations

    Landlords are responsible for the safety of the Tenant, so a Gas Safety Certificate is required. We can assist with arranging this for you

    Offers

    When an offer is made, our expert negotiators work very hard to ensure we get the best deal for you.

    The Right Tenant

    Our checking process is very comprehensive. It is worth it for you as we don't want to rent to a Tenant who will cause issues in the long term. We fully reference and check applicants, including a credit check, income and employment verification, previous address and landlord searches and checking bank statements.

    Tenancy Agreement

    Our Tenancy Agreement is regularly reviewed by lawyers to ensure it is compliant with all current legislations and is there to fully protect you.

    Cleaning

    The property must be clean before the Tenant moves in and as such we recommend getting it professionally cleaned which we can arrange for you. The Cooker, Carpets and windows will need to be cleaned by a professional. It is then down to the vacating Tenant to do the same. This ensures that the property is kept to a high standard.

    Inventory

    Before a tenancy begins an Inventory is required to check the condition of the property - this protects you when the Tenant comes to leave at the end as it will highlight any damage. We can arrange this for you.

    Deposit and Rent Collection

    We always collect one month's rent plus £150.00 and the initial rent is paid in advance. After the tenant moves in we will register the deposit with the Deposit Protection service and release the rent to you. Rent is then collected by us throughout the Tenancy and remitted to your account.

    Completion

    Once the references are approved by you, the Tenancy Agreement signed by both parties, all the monies received and the Inventory has been completed we will hand the keys over to the Tenant.

    Renting Process for Tenants

    Making your search as painless as possible and your move as smooth as possible...

    Property Details

    All our properties are listed on the main property websites including Rightmove and Zoopla. We provide Floorplans and numerous photos to help finding the right home for you.

    Arrange a Viewing

    When you find a property which you like, contact us and we will take some basic details to ensure it is the best property for you and in case there are any others you can view. We are open 8.30am - 6.30pm Monday - Friday and 8.30am - 5.00pm on Saturday.

    Making an Offer

    When making an offer, the Landlord will need as much information as possible to make a decision, so we always ask for the following:

    Rent - how much you are happy to pay per calender month.

    Start - when you want to move in.

    Length - how long you want to rent for - usually terms are 6 months but we can offer longer term Tenancies after the initial 6 month period.

    How you will pay - monthly or in advance.

    Who will be the Tenant - ie who is going to live in the property.

    What your employment status is - where you work and your salary.

    Holding Deposit

    Once accepted we require a holding deposit of £200.00 plus VAT which will secure the property and is subject to your reference check, to make the process as easy as possible. If the landlord withdraws from the Tenancy Agreement process you will be refunded. If you withdraw from the Tenancy the deposit will be retained by us.

    References

    We fully reference Tenants and after paying the holding deposit we will send you a link for you to complete your details for referencing to start.

    Tenancy Agreement

    Once the terms are agreed we will draft a Tenancy Agreement and send it to you for signing. Our Tenancy Agreement is regularly reviewed by lawyers to ensure it is compliant with all current legislations and is there to fully protect you.

    Rental and Deposit

    Prior to your move in date we will require a deposit of one month's rent plus £150.00 and the initial rent - this needs to be cleared into our bank account - we do accept cash but you can pay by transfer.

    Right to Rent Check / Personal ID:

    You will need to bring in the original copy of your passport and visa if required. Keys will only be released once we have physically seen the originals

    Check in and receiving keys:

    Once the paperwork is in place, your initial monies have cleared and all your obligations have been met, we arrange an Inventory check to confirm the condition of the property. Once this is completed, you'll be given the keys so you can move into your new home. You will need to sign the Inventory and have 7 days to make any amendments.

    Cleaning
