    SDL Auctions Bigwood is the West Midlands' most successful auction networks*. Our recent results certainly demonstrate we deliver on our objectives with the combined SDL Auctions network selling over 1,300 lots and raising more than £150m in sales for our vendors across the country in 2016, including over £76m in the West Midlands.

    SDL Auctions Bigwood holds six major auctions throughout the year, each comprising in the region of 120-150 property and land opportunities, at Villa Park Stadium - home of Aston Villa Football Club.

    For buyers, we sell a wide spread of residential and commercial properties, as well as land and building plots, so whatever you're looking to purchase, we are confident we can help you find what you're looking for, and for the best possible price.

    Our auctions are extremely well publicised in order to achieve the best price for every property and our results often outperform the private treaty market, making selling by auction increasingly popular.

    What's involved as a vendor?

    The first part of the auction process is all about us giving you our professional advice on what we think we can achieve for you at auction. At this appointment we will let you know what we think the marketing price should be and talk to you about our fee structure. There is no charge for this and one of our experienced team of valuers will meet you at your property and answer any questions you have.

    You decide to instruct us, and we do the work for you!

    Once you've decided you'd like to auction your property, simply instruct us to proceed and then you can leave everything to us. We will market your property, conduct viewings, speak to your solicitor, provide you with feedback and talk to you about any pre-auction offers. Just before auction day we will set the reserve price with you and then your property is ready to go.

    Your property sells!

    We will take your buyers deposit on auction day and exchange contracts. Then 28 days later your solicitor will complete the purchase, arrange the key release, cancel any service supplies / insurance etc, request the full funds from your buyer and transfer to you.

    Thanks to TV programmes like Homes under the Hammer, the auction room has become an increasingly popular place for selling property over recent years; a place where you get the best price as well as a secure and quick sale. But it's still a method of sale that many vendors don't consider when selling a property, assuming it's a place reserved only for property professionals.

    Here's our selling top ten tips to auction success...


    1. Seeking advice

    It all starts with an email enquiry or a phone call to SDL Auctions Bigwood. We will ask you about your property, your situation and your requirements. One of our valuers will then visit and inspect your property.

    In your appointment, our valuer will give guide price recommendations, talk you through the process and help you decide on the appropriate way forward.

    2. Instruction to sell

    Once you've instructed us to go ahead, we will confirm our terms of appointment, contact your solicitor, gather the necessary paperwork, liaise with others to get searches, planning permissions, specialist reports, an Energy Performance Certificate (EPC), tenancy agreements and architectural plans, and get special conditions of sale prepared for your property.

    We will work with you and your solicitor to help get a legal pack prepared as quickly as possible and then make it available online to all interested parties. We'll also hold an 'office copy' for buyers to inspect.

    3. Property details approved

    We will submit the property details and marketing material we have prepared for your property for you to approve before this is published. Once agreed, we will convert them into a format suitable for viewing on our website, create press advertising and your catalogue entry.

    Amendments will be discussed as necessary, and late revisions notified via an addendum prior to the auction.

    4. Effective marketing campaign

    We will advertise your property through multiple channels leading up to the auction day, including:

    Advertisements in local newspapers.
    Listing on Rightmove.
    Emailers to our extensive mailing list of 40,000+ potential buyers.

    In addition to this you'll benefit from multi-office marketing through our branches and when appropriate, our joint agents.

    5. Viewings and open days

    We organise viewings at all properties that require access, and have an experienced, well briefed member of the team present to provide guidance and ascertain interest from the many viewers.

    Viewings are well advertised, highly effective and highly valued by prospective auction buyers.

    6. Catalogue distributed

    Your property will be allocated a lot number and, after approval, will be added to our auction catalogue. The catalogue will be sent to our national mailing list of buyers, as well as those who have made specific enquiries for the current auction.

    The catalogue is also uploaded to the website as a sliding pages document.

    7. Reserves set

    We gauge interest and likely bid levels at the open days, and by discussion with prospective buyers. Pre-auction offers may also be received which are taken into account.

    After this we agree a reserve price approximately 48 hours prior to the auction and this remains confidential between you and the auctioneer.

    Occasionally a pre-auction offer may be so attractive and unlikely to be beat in the auction room that we recommend its acceptance, conditional upon exchange, at least five days prior to auction day.

    8. Auction day

    If there are any final amendments to the catalogue, these are given out to those attending the auction on the day.

    Each lot is described prior to being offered, and, hopefully after competitive bidding, sold on the fall of the hammer, with contracts being effectively exchanged at that point. Sale documentation is signed in the room and a 10% deposit paid.

    9. Completion

    Your solicitors will handle the process after the auction. We will supply them with a memorandum of sale and hand over deposit monies after deducting sale costs. You will need to:

    Provide vacant possession on completion, unless the property has been sold tenanted
    Make arrangements for key release
    Cancel your service supplies, insurance etc.

What can a buyer expect on the day?

    There are many ways in which you can bid at one of our auctions; in person, over the phone, by proxy or online. All methods require you to fill out a bidding form and provide 2 forms of ID - one with a photograph and one with proof of your address on.

    If you are the highest bidder when the hammer falls, the property is yours! You'll need pay your deposit and contracts are exchanged!

    Ways in which to bid

    In person

    As a potential buyer you attend the auction and bid for the property yourself on the day.

    On arrival at the auction venue you'll need to complete a registration form, or bring along your pre-filled out one, and show two forms of ID - proof of address and proof of identity. You will then be given a bidding paddle to raise it if you want to bid, a copy of the auction catalogue and our addendum sheet for news of any last minute sales, withdrawals or material alterations (if applicable).

    By telephone

    A telephone bidding service is also available to those unable to attend.

    You'll bid on the property during the auction whilst on the telephone to a member of the SDL Auctions Bigwood team. We will call you a few minutes prior to your chosen property being offered for sale, repeat the auctioneers words to you and if you want to place a bid, instruct the team member on the phone when and how much you wish to bid, and they will do this on your behalf.

    Proxy bidding is used when you cannot attend the auction.

    You'll need to submit a bid in writing using a proxy bidding form and authorise SDL Auctions Bigwood to act on your behalf. This means you'll authorise them to bid in the auction room for you up to your maximum on the day.

    The bidding is made in increments as the auction progresses. They do not automatically offer your maximum amount and will try and buy the property for you at the lowest amount possible based on the other bids in the room. For example, if you authorise a maximum bid of £95,000, yet in the auction room you have the final bid at £90,000 and this has exceeded the reserve price, you will be successful in buying the property for £90,000.

    You can arrange to make internet bids during the auction remotely from your computer.

    As with all other bidding methods, you'll need to complete a registration form and provide 2 forms of ID, however if you are bidding online, you need to provide this around a week prior to the auction date.

    You'll need to let the SDL Auctions Bigwood team know if you are bidding online and they will make the necessary arrangements in advance of the auction and will advise you further on the process.
