    Preparing your home for viewings is vital..

    Clean & Tidy

    First impressions are everything so keep everything neat and tidy, this includes the garden, cleaning windows inside and out and getting carpets professionally cleaned (especially if you have pets). Even the front door may need freshening up as this is the first thing that will catch the eye of the viewer.

    De-clutter and de-personalise

    Store, throw or give away anything that isn't needed or doesn't belong, to really open up the space as potential buyers need to imagine themselves living in your house. If possible do however leave some personality as it may give unimaginative buyers suggestions as to what they might do with the property.

    Freshen up

    Give the walls a fresh lick of paint making rooms seem bigger and brighter. Keep it neutral so viewers can easily imagine how they can adapt the rooms to their needs. If the decoration is neutral it will also appeal to those who want to move in and live in the space straight away.

    Fix it

    Make any necessary minor repairs - leaking taps, cracks and holes in walls, broken cupboards and door handles, cracked tiles, torn or stained carpets. These are things that can stand out like a sore thumb and put buyers off without seeing the full potential in a property.

    Buyers are always looking for light and airy homes so ensure you do everything possible to create this impression. Replace light bulbs if not working and add soft lighting to those dark rooms or corners. Consider putting mirrors up to create the illusion of a light and airy home. Open up blinds and curtains when viewings are taking place. Open windows to let fresh air in and keep the home well ventilated, particularly bedrooms.

    Once you have found a buyer what happens next?

    Find out if the agent has a dedicated Move Manager to efficiently progress the sale through to a smooth completion. Move Managers are an extremely valuable resource. Solely located in branch, they are always available to offer guidance and help throughout the entire process.

    Check the agent has the facility to vet the financial position of potential buyers. This can ensure those viewing your property are in a position to proceed with an offer.

    Can the agent help you find a home locally or out of the area? With houses few and far between in the current market, having an agent which is linked to a UK network could help you in your search for that 'dream home'.

    Paul Bampton - Managing Director

    Paul joined the company in 1997, having worked for Richard George (co-founder) for 8 years, he purchased the business in 2005 obtaining the Oxford and Knowsley Road offices. Over recent years Paul has expanded the business by acquiring Neville Turner estate agents based in Pangbourne and has opened a new contemporary office in Tilehurst village. Paul is very proud to have grown the business along with putting together a fantastic team including an extensive lettings and management department.Paul part-owns an established Reading based removal firm - Ferriday and Alder and is delighted to be able to offer this additional service to all past and present clients, which include, local/long distance moving, storage and even worldwide shipping. Having lived in Tilehurst and Purley all of his life, Paul has a vast amount of local knowledge and expertise in the local property market having been involved in thousands of successful property transactions within the company and is very hands on with the day to day running of the business.Paul attended St Catherine's, Springfield and Little Heath Schools and was involved with many local clubs, mainly playing football for his school, Barton Rovers and Manor Colts. Paul has two boys - James and George. Paul enjoys spending time with his family when he can get away from the office! Paul has also been a lifelong Reading FC supporter having travelled to many stadiums across the country. Apart from property and his boys, Paul is passionate about long distance running and swimming having completed several marathons and open water swims. Paul has also enjoyed raising money for well known charities and will soon be attempting to swim a two way channel swim relay.

    Patrick Dyer - Manager

    Patrick has 10 years' experience within the industry and has worked in the Knowsley Road branch for the past 5 years. Not only does Patrick have in depth local knowledge of the Tilehurst and Purley areas, he lives on the local development with his wife Andrea and baby daughter Jessica who was born very recently! Patrick grew up in Goring on Thames and attended both Goring C of E Primary and Langtree Secondary School. Patrick prides himself on offering the very best customer service and approaches all of our clients with sincere care and attention. Due to this combined with his experience and excellent feedback from clients, Patrick has been promoted to branch manager. Out of office, Patrick loves to keep fit by visiting the gym, plays football for Goring and is a keen supporter of Tottenham Hotspur as well as enjoying family life.

    Jane Webb - Senior Sales Negotiator

    Having lived in Reading all her life, Jane has in-depth local knowledge of the Tilehurst and Calcot areas along with surrounding villages. Jane has been involved in the industry since the late 90's after selling a pub in south Oxfordshire and has a good deal of experience. Jane is a well-liked and much admired member of staff and is very consistent with her work, as well as being very versatile fulfilling different roles within our offices. Jane lives locally with her partner Les and her son Alex who is soon to be taking up a career in engineering. Outside of the office Jane takes a keen interest in property renovation, family history and has run a cat and small animal care business in the Reading area.

    Helyn joined the company 4 years ago having previously worked for a Caversham based independent estate agency for 10 years. Helyn is a valuable asset to our company as she is specifically dedicated to progress a sale once a purchaser has been found. Based in our West Tilehurst and Purley office, Helyn is always willing to help and advise all of our clients to guide them through the buying and selling process.Helyn manages the sales progression for all Sansome & George cases and is very hands on once a sale has been agreed through to completion. Helyn has three children, Kaitlin, Alex and Jack and has lived in the Reading area all of her life. She enjoys eating out, attending music venues and socialising with friends.

    Towards the end of last year I decided to leave my property in Reading as was moving in with my new partner in a completely different county and she did not want to relocate due to career I needed to consider whether to sell or let and had no idea what to do or whom to use I looked up the Tilehurst Directory and was impressed with an advert from Hasting with an inclusive fixed rate management deal for rental management which looked just what I needed To balance I thought I will get a quote from S&G who also were featured in said magazine The guy from Hastings was very professional, extremely helpful and gave me all the options and answered all my questions S&G did exactly the same but Paul's sales pitch and promise of value added benefits swung the deal even though they were slightly more expensive than Hastings I decided to go the landlord route and sit on my capital till the market improved, using S&G to manage the rental and then sell when the market was more profitable I have now been using S&G for some time and am sure I made the correct decision - there have been various value added areas that probably Hastings would not have helped with quite the same Mark the letting manager is a first class contact always ready to roll up his sleeves to assist, always ready with professional advice and ready to play devil's advocate on issues arising Any changes? - well none in the service& management but would love to pay less ( wouldn't we all ) but that being said I believe I get value for money at the present and if they do not make a profit they will not be around in the future to carry on with the high level of service so there is always the catch 22 on where to pitch the costs Wholehearted recommendation Duncan West

    Prior to choosing Sansome and George to sell out family home I turned to social media to get views on the best Estate Agents in the Tilehurst area. I received a resounding response with almost everyone recommending Sansome and George, and in particular mentioning Charlie. As such, I swiftly invited Charlie to value the property.     I have used Sansome & George twice in the last 18 months both in the original purchase of my property and then the sale. The service I have received from both Paul and Patrick has been second to none. At no stage did I feel under pressure to use them as a selling agent, Paul went through the benefits with using Sansome & George and then just left it with me to make my own decision, whereas other agents who I enquired with did tend to constantly phone me for my decision.
