    We are so confident that we will find a suitable tenant who makes a formal rental application within 28days of accepting your instruction to let, that we will waive our Standard Lettings Fee, if we take longer.
    On condition, that the house is in a complete ready to go condition, all maintenance work has been completed, as advised by ourselves and we have free access to the property. 
    This offer is for our Fully Managed Service which incurrs a monthly management fee. However if you only require a Tenant Find Service, we will also reduce our fee by the equivalent amount. 
    We act as Sole Letting Agent for a period of 8 wks, from instruction.

We don't manage houses in a poor condition or from Landlords who won' allow repairs. Therefore you can be confident renting a house from us, that it will be looked after and repairs attended to promptly.
    Most houses are less than 10 years old. If older they have usually undergone refurbishment before letting.

    Most of our landlords need to be certain of rental income and  don't allow occupation by housing benefit claimants. Therefore we can only accept applications from full time employed tenants.

    If the house is empty and ready to go we can fastrack applications within three days, if all the paperwork is received from you quickly.
