    Shouler & Son prides itself in offering a friendly & professional lettings service to tenants from start to finish - from the first steps of a property search to returning the deposit at the end of the tenancy and at all points in between.

    Our dedicated lettings team is happy to advise & guide prospective tenants through each stage and it remains at the service of tenants in all our managed properties.

    Tenant Fees

    There are no upfront Applicant and Referencing Fees, but prospective tenants may be asked to pay a holding deposit equivalent to one week's rent (12/52nds of the proposed monthly rent) which will be held, returned or forfeited in accordance with Schedule 2 of the Tenant Fees Act 2019. During the tenancy the tenant(s) are responsible for the rent, all utilities, telephone and internet connections and their relevant subscriptions, television licence and Council Tax.

    Under the new legislation, permitted payments will also include, but are not limited to, damage as outlined in the Tenancy Agreement, reasonable costs incurred due to loss of keys and security devices, reasonable costs incurred by breach of tenancy by the tenant(s), reasonable costs incurred by the landlord due to early termination of the tenancy as determined by the Tenant Fees Act 2019.

    Our lettings team will advise tenants what is required to perform statutory financial & residency status checks as part of the required documentation for renting a property.

      Danny Barradale - Professional Associate
      Danny has lived in Melton all of his life attending school at King Edward VII. Since 2011 he has worked in Estate Agency within Melton Mowbray with experience in both residential lettings and sales having previously worked in the independent and corporate sectors gaining extensive knowledge of the local property markets.

      Richard joined Shoulers in early 2022, with 25 years' experience in estate agency across the East and West Midlands and the London home counties, Richard also undertakes responsibility as Shouler & Son's appointed anti-money laundering reporting officer across the firm. Richard is also a qualified and accredited domestic energy assessor for residential sales and lettings property categories. He lives locally in Barrow upon Soar, Leicestershire, is a keen speedway fan and began to learn to play golf during 2020's lockdown.

      Ben Shouler - Partner

      Ben has been part of the family business since school holidays allowed him to earn a shilling helping out in the auction room from the age of 14. Having obtained a Btec National Diploma in Business & Finance from Brooksby College as well as an Honours Degree in Rural Estate Management from Seale Hayne Agricultural College he joined the company in 2000 and rose to a full partner in 2009.

      He is a keen sportsman regularly turning out for Melton Rugby Club, playing weekly indoor football and tries to get one or two games of golf in each year. He also has a passion for old and vintage cars and is a member of several sports car clubs. He really would like to find an old vintage car in a farmers barn so if you have one then call him!

      Ben has also been an auctioneer at Melton Mowbray Market for over 16 years and now heads the stores and reared cattle sections.

      Harry Baines - Partner & Head of Commercial

      When I'm not at work I'm a farmer, butcher, hedgelayer and petrolhead. Along with 7 others I hold the record team score for the schools national target rifle competition held annually at Bisley.

      Henry the Patterdale cross Jack Russell terrier heads up the livestock section at home which also includes sheep, hens, cattle and pigs. The current Mrs Baines is yet to allow ferrets back on to the team despite our 7 year old daughter, Ellie's efforts to persuade her!
