    Our fees reflect the first class service that we offer. 

    We provide a letting and management service for which we will:

    Provide a rental valuation

    Offer practical advice on optimizing your return

    Guide you through the legal requirements

    Prepare an inventory and statement of condition

    Advertise the property through various media

    Accompany applicants on viewings 

    Find a suitable tenant 

    Take up references and a credit check 

    Seek a guarantor where necessary

    Offer guidance and arrange if requested a rental guarantee and legal protection insurance service 

    Draw up an appropriate tenancy agreement Transfer gas electric water and council tax into the tenant's name

    Collect and transfer the deposit to the Deposit Protection Service in accordance with the Tenancy Deposit Scheme Rules on behalf of the Landlord

    Oversee the arrival of the tenant to property

    Collect the rent and account to you monthly

    Inspect the property periodically and prepare a report for you

    Advise on and arrange any repairs that are necessary Renew the tenancy agreement if requested

    Oversee the departure of the tenant from property

    Inspect the property and cost any damage attributed to the tenant

    Refund the balance of the deposit to the tenant

    Provide information and help on insurance and tax matters.

    Our representatives are trained and equipped to assist tenants find properties to rent that will meet their needs.

    Having identified a prospective property, we will arrange a viewing at a time to suit you including evenings and weekends.

    Viewing a property

    Viewing will be accompanied by one of our representatives, who will be able to provide advice and answer any questions you may have.Having selected a property, you will need to complete an application form

    On application, a "reservation payment" will be required of half of the first months rent.

    Fees Assuming the rental proceeds, this will be deducted from the fees due before occupation which are as follows

    £250 per property for administration

    £75 per tenant for referencing

    These fees are net of VAT and the reservation payment will be refunded if the landlord declines the tenancy.

    We will seek references and a credit check on behalf of the landlord, rents are normally quoted on a calendar month basis and in addition, the tenant is normally responsible for council tax, gas, electricity, water, and telephone costs

    Deposit

    A deposit equal to 6 week's rent is required prior to occupation to cover any loss or damage to the property other than fair ware and tear.

    We comply with the Tenancy Deposit Scheme transferring deposits to Deposit Protection Service or to the Landlord to do the same.
