LANDLORD SERVICES
Depending on the level of involvement that you want to have, landlords can opt for either our Tenant-Find Only or Fully Managed service. A straightforward pricing policy ensures that there are no hidden fees so you know exactly what you are paying for. Many of the extras which other agents charge for are included FREE OF CHARGE in our Fully Managed service.
Both services allow landlords to benefit from our pre-rental advice and assessment of their property to ensure that it has maximum tenant appeal, as well as our innovative and proven marketing strategies to generate interest. Our in-house referencing process ensures that all potential tenants are thoroughly vetted through a credit check, written references and the provision of bank statements, pay slips etc. to demonstrate affordability. Finally, a legally binding Assured Shorthold Tenancy (AST) agreement is drawn up and the tenant is moved in.
Our Fully Managed service offers landlords the peace of mind that their property is being continually monitored and that their best interests are being safeguarded at all times. A video inventory will be carried out prior to tenants moving in and we will inform the relevant Council and utility suppliers of the move-in. Property inspections will be carried out every three months; you will receive a written report and we will address any maintenance issues which arise. All tenants will have access to a 24 hour emergency number and tenancy renewals will be arranged if the tenants wish to stay in the property. All rents are collected promptly and the money is transferred to your account; South & Co do not tolerate late payment or rent and as a result our arrears list is minimal.

As the lettings market remains competitive and the quality of accommodation on offer to tenants continues to increase, South & Co are adept at giving your property the edge in the local market and making it stand out from the crowd. We advertise extensively on the internet and have a strong presence on Rightmove and other property portals, as well as our own popular website. South & Co have a full page colour advert each week in the Crewe Chronicle and we feature all properties prominently in our office. Our eye-catching designs, detailed description and quality photographs ensure that we consistently have the highest Rightmove click-through rate for properties of all agents in the local area.
FINDING THE RIGHT TENANT
South & Co understand how crucial it is to find the right tenant and we believe that our rigorous in-house referencing cannot be bettered. All potential tenants undergo a credit check through an external agency and provide copies of photographic ID, proof of address, and three month's bank statements and pay slips. We also obtain two written references (usually from the employer and previous landlord) and we will ask for a guarantor if necessary. This detailed information allows us to make an accurate assessment of affordability and it minimises the chance of problems during the tenancy. South & Co understand the consequences of selecting the wrong tenant and the effort that we put in to the initial referencing process minimises the chances of future problems.
