    Tenants Fees

    Tenant fees are very competitive, for initial twelve month let each admin fee can be seen on the summary paragraph details of the individual property advert.

    Pay a fee of £60.00 +VAT per tenant for 6 month renewal or £108 (plus VAT if applicable) per tenant for a 12 month renewal in relation to the preparation of any addition on to the original lease.

    Pay a fee of £30 +VAT being the reasonable costs of the Landlord's Agent for each letter the Landlord's Agent, acting reasonably, has to send to the Tenant concerning breaches of the tenancy agreement.

    Pay a charge of £30 +VAT to the Landlord's Agent for any payment presented to the Landlord's Agent's bank but returned, refused or re-presented by the bank for any reason. This fee will be payable for each presentation which fails.

    Any late payments, received after the date of the rent being due, will incur a charge of £30 +VAT

      Tips for selling
      • Choose a good reputable local estate agent. This will provide you, the seller, with a ready-made database of registered buyers from an agent who markets your property 24/7.
      • De-clutter all rooms throughout the property.
      • If you have gardens, ensure that they are well tended, clear of rubbish, weeds and discarded objects.
      • Where possible allow your agent to display a prominent 'For Sale' board. This will further enhance your likelihood to find a buyer.
      • If you have large pets, where possible de-odorise all rooms prior to viewing and maybe take it for a walk whilst the viewing takes place.
      • Open windows, in particular, the kitchen and bathroom (and any bedrooms that may have a 'sweaty sock smell'!).
      • Ensure that you have not cooked a meal just prior to viewings although the smell of coffee/cakes baking is acceptable.
      • If you have a garage, at least leave enough room to enable a potential buyer to assess the size. They may need it for an office, playroom, hobbies, pets and believe it or not, maybe a car!
      • Repair and paint/treat all boundary walls or fencing.
      • Ask your neighbours if you can help tidy their garden on driveway, if they are in such a condition that may detract from your own property.
      • Give the property a good clean and strategically but discretely place air fresheners throughout (vanilla being a good choice!).
      • Make sure curtains and blinds are open so would be buyers can see the double glazing and views. It will also let maximum light into every room which will make it appear bigger and brighter.
      • Put all the lights on throughout the house even during the day (unless it is a very sunny day of course) to allow the would-be buyer to see the fixtures working and to add further light to each of the rooms.
      • If your agent has a day off and you personally conduct the viewing, tell viewers about the house and local area e.g. when the fitted kitchen was put in, if the neighbours are nice, where the local schools, parks, railway stations, pubs are!
      • Don't have the television or stereo playing music in the background - it's hard enough to take everything in on the first viewing without being distracted by unnecessary noise.
      • Let the agent do what they are best at after all it is what you are paying them for! In most cases buyers don't really want the seller to sell their own home or put them under any kind of emotional pressure whether intentional or not.
      • Finally, if you are still unsure, speak to a member of our staff or attend a discovery day.

      • Do you need to sell your property first. If so, why not ask Space 4 Living to provide a 'free' market, no obligation, appraisal. 
      • How much do you owe on your current mortgage? Have you taken Independent Financial advice to clarify your position and obtained a certificate from a mortgage advisor to prove you are in a position to buy immediately?
      • Have your appointed a solicitor/conveyance to conduct all legal paperwork on your behalf?
      • Why not visit your local estate agents to gauge the market for supply and the current local prices or alternatively use our search facility to find the latest properties available from Space 4 Living.
      • Once you have clarified your financial position and status, decide how much you can afford to buy at (your mortgage advisor should help you with this and provide you with a certificate for use in proving to vendors that you are a strong buyer), what style of property you require (terrace, semi-detached, flat etc) and how many bedrooms you need.
      • It is also a good idea to put together a 'wish list' of features? Such as would you like a garage, off road parking, or is the size of the garden important? Do you require modernised or a property that requires updating? How important is double glazing, gas central heating (G.C.H.), fitted kitchen, quality of flooring etc. Is there room for an extension in the future, if extra room is required? Does the property need to be near local schools, transport links or your place of work. All these factors should be considered as you may not be able to find a property with everything on your 'wish 'list' and therefore you will have to decide which features are of most importance to you.
      • Have you arranged for a survey or structural report on any intended purchase? Most lenders will insist on you using their surveyor! Before agreeing any purchase, be totally satisfied with the condition of the property, and if there are works/improvements noted on the survey, that you are in a position to get these done i.e. have the funds to get in a contractor or you know of friends/relatives who are able to carry out the work for you.
      • Can you actually afford to buy? Have you considered renting first in your chosen area? This will enable you to thoroughly research an area first before buying. 
      • Buying a property is one of the most stressful yet exciting decisions you will make in your life. By using a professional and knowledgeable agent, like Space 4 Living, you will be in a more informed position and will therefore have the confidence to make the right decision.       Step 1 - Are you in a position to move?

      Step 2 - Do you have a deposit of between 15% - 25%?

      Step 3 - If you are in a rented property , you will need to give notice to your land lord, once you are ready to move (normally one months notice)

      Step 4 - Have you a mortgage in principle or are you buying with cleared funds?

      Step 5 - If you are currently a home owner, have you had your house valued and is it on the market? [Free Appraisal]

      Step 6 - Contact your local estate agents or visit Rightmove.co.uk to consider the current housing stock for sale;

      Step 7 - If you have to sell your house in order to allow you to buy, have you prepared your property fully, checked that the agent is doing everything possible and have you appointed a solicitor?

      Step 8 - When you find the ideal home, make sure you have a survey or structural report undertaken;

      Step 9 - All parties, seller, buyer, solicitors and lenders ('The Chain') agree an exchange date;

      Step 10 - Once exchange takes place, contact all utility companies and organise final bills (council tax, water, etc.);

      Step 11 - Contact your insurance company to cover the new property for all risks from the exchange date;

      Step 12 - Confirm all details with your removal company;

      Step 13 - Let your neighbours know that you are moving;

      Step 14 - Agree a completion date (normally 28 days after exchange);

      Step 15 - Ensure your solicitor has got the fixtures and fittings list and report on title for your intended purchase;

      Step 16 - Check that your solicitor has requested funds from your mortgage lender at least 7 days prior to the completion date;

      Step 17 - After exchange arrange with the seller to come round to introduce yourself formally, and to allow you the opportunity to measure up for curtains, blinds, flooring etc. prior to moving in.

      Step 18 - Meet your solicitor to sign all paperwork including the Transfer 1 and to check for no last minute hitches! [Conveyancing]

      Step 19 - Upon completion (whereby the estate agents receive confirmation from the vendor's solicitor that all the monies have been transferred and received) you can collect the keys from the estate agent.       Step 20 - Visit your new property and make sure that what you thought you were buying is what you received. This especially relates to fixtures and fittings that were agreed as part of the sale. (If you are married it is customary to carry the lady over the threshold!)

      Step 21 - Register with all utility providers that you are the new owner and the date from which you are paying the bills.

      Step 22 - Create your dream home!
